I can answer give cost of construction (Carcass only which is 19.5m), I don't usually give cost of finishing because it depends on client taste and choice of materials to be used.

Again, location has a major role to play in giving cost to prospective clients making enquires online. If you wanna do the same structure in island Lagos, it would definitely cost more because of the foundation design and construction requirements

For the Carcass as you see it is about 1.2m with carpenters fee and logistics to the site from the wood market...

Estimated cost for the roofing sheet is shout 2.25m
Milano Black Roofing sheet...

We are preparing for sheet covering and Installation.

We are considering Gerrard roofing (Milano Black)

Also note - The finishing cost totally depends on client choices based on his or her budget because there are varieties of things to buy during finishing stages in the market. So it's totally up to the client to pick between these categories and that's what form the finishing cost. I categorized the materials into 4... Namely, low, medium or average, high and lastly premium quality materials and finishes.

Exactly.
Finishing is usually equal to the cost of construction and more. That has been my philosophy from day 1 and if you enter it, you will see it that way in practice

Answer...
The project as it is costs 69m so far and mind you, we are not done like 100% because we haven't added TV shelves, wardrobes and completed the kitchen shelf to 100% yet. However, this is the expended amount so far up to date.

Caveat
- "This Project is peculiar to this site and can't be used as equal to even same design in another location because of some factors like foundation type and height, site location".
