ABOUT THE AREA : With due Respect ,You Really make me Laugh ,When you mention 200k,Very very Funny Indeed .Secondly it is very Clear that you do not know Anything about this Area at all for saying it will take up to 20 to 25 Years to Develop. it is Like you saying Agbara would take another 25 Years to Develop . This place is not Forest oooo .It is Good Idea you could have at least ask People that lives or stay or know about the Area .
