In time like this, construction cost efficiency is key. I don’t ever advice any client to look for ways to cut down on material costs but to find a way to work with the contractor on how to save cost and time wherever possible.

With the rising cost of building materials, all projects must vigorously pursue an efficient utilization of labor, material and equipment.

What does this mean? Achieving more with less without compromise.

For instance, I was able to erect, install formwork and pour 120 columns in 1 week using just 5 people cutting off the need for:

1. Exorbitant labour cost
2. Woods & Planks (my client didn’t buy a single plank)
3. Nails
4. Reducing Construction Time
5. Minimizing Wastages (planks etc)

I would have spent thrice the amount to achieve the same result in 2 weeks or more.

Today, the cost of building materials is K (constant) and it’s quite unfortunate we can’t do anything about it but we can lower our final cost through innovation.

The earlier the OP can get out of the ground the better. This means working with the builder (like we did back in time grin) to come up with ideas to get the job done faster, cheaper and without compromise. At a cost though!

It’s tough but it’s not impossible.

I trust the builder will deliver a good job.

>> Focus on getting to the roof level within the next 60 days.

>> Do Structural Frame. (discuss with builder). There are ways to achieve this without wasting resource.

>> Get all the Materials needed up to first floor slab sorted. Reinforcement, cement, boards for slabwork (outright purchase if possible)

>> Discuss with truck owners to hire their truck for 1 week or more and do all your deliveries within that period. We were only able to achieve all we did on Desmond flats because we had NextHome Dump Truck. I was saving almost 50% on all sand deliveries.
I know there are trucking companies that do this.

>> Explore the option of hiring wherever possible. Be a bargain hunter.
For instance, I’m currently dangling 250k on raft panel hire for a project. It saves me cost and headache of buying woods, paying carpenters and spending unnecessary time. The company takes care of the worries while I focus on other things.

Lastly, kindly work with the builder to come up with ideas to make this a reality without breaking bank.

A painter got me some colours on my chateau project. When I got there, I didn’t like the colour and I told him. The guy got weak and I asked him “Why are you downtrodden? You bought the paint, I’m the one who do not like it. How’s that your problem?”

When my welder said I should make provision for over 20 bags of cement to install my gate. I shiver but I didn’t call him a thief. We ended up using 26 bags for the installation shocked

A good gate is as good as the quality of its installation. I’m not surprised I do not have any repairs to do on the gate.

I could have tagged my Nnamdi a cheat, fraudster and different names when he proposed that low gauge roofing for my project. I trusted his decision completely.
Its more than decade already, we’ve not had any issue with the roof and Nnamdi is still doing all my projects.

I went to Swiss Trade for some doors and the one I found suitable for my kitchen as at that time was N2,000,000. I didn’t run back here to call them rip off.
I went to Ijebu Ode to find my level and get it sorted out in a DIY project. I wasn’t out there to drag any door maker. I have a family to take care or not the world to impress.

I knew I have a great taste on la casera budget. I didn’t make life hard for the people who worked on my project. I do my stuffs when I have muster enough fund to do things to my taste. I don’t pay for China while expecting Spanish finish.
My gate lights cost over $250 as at the time but as bargain hunter I got it at fraction the cost. I know how many bullshit that’s sold today I could buy with that amount.
My accent wall tiles weren’t the jankara tiles that flock the market today. You’d always see the difference between knock-off and the real thing. I wait till I can afford it and buy what I want. I don’t turn myself into nuisance when I do my sturvs because my mental health mean a lot to me.

This is how I deal. It’s a house and I’m not in competition. I see all the experiences (good or bad) as fun.

The owner is here. I did a labour only contract. I kept all my part of the bargain but when people get good, they start looking for something better than good at the detriment of something more important.

Order is vital than speed in any project. Because a contractor is extremely fast at execution doesn’t mean there are no rules to be respected. Neither does it mean people should be treated anyhow.

If someone felt he can threaten me with a cheap nairaland blackmail, I’ll walk away without looking back and damning the consequences. For me, respect is earned and not bought.

When you know your value, nothing threatens your existence.

If he can get a better replacement for me, I wish him good luck! I mean a contractor who won’t charge a penny for preliminary of a multi-million naira project and yet still deliver so much in a space of 1 month.

Brabus this just confirmed that the Nonuplets project had a k - leg as your builds always do and I am sure you were booted off probably the client did not want his personal business to be dragged online with you as he would have personally witnessed that once it comes online you suddenly transform from a building contractor to a Lawyer/Senior Advocate of Nigeria (SAN) and the contract,private chats, off the record agreement, phone calls etc all become issues for dispute and back and forth. grin.

Can anyone point me to a broker that they have successfully used to purchase stock on NASD since I can’t open an account as an individual.

The 3 brokers I use are on the NASD site listed as registered brokers but none of them has been able to execute 1 trade for me yet for no tangible reason. So preference is for a recommendation that has recently worked out.

You can use lightgauge steel to build the fake wall and clad the wall with other materials. I intend using fibre cement boards for mine.

However, for those wondering why the company didn't pay more, pls hear this;

In finance terms, there is something called PVGO (present value of growth opportunities)
...a Valuation technique that seeks to investigate whether the RoR (rate of return) a company can generate from an investment opportunity will exceed it's RRoR (required rate of return)
In retrospect, there are profitable project that the coy can invest in to maximize earnings and grow overall value.

A well managed coy is expected to be conservative with it's dividend/cash distribution if and when this plays out. (PVGO in view)
But you would want to see that management is not been wasteful with the cash/asset at it's disposal.
WAPCO fits the bill... (compare the coys CBR, ROIC and CCC in the last 2 yrs)
The coy has been utilizing it's cash base to support ongoing expansion including but not limited to the power plant project at it's subunit ASHAKA cement.

There are quite a lot of positive, but let me stop at this for now.
WAPCO remains my standout pick in the cement sector.
There's a reason the coys OCF/EBIT has consistently printed near 2x since 2018.
...grossly underpriced!

As scary as it looks, large TVs can be installed safely on stud walls. All that’s needed is to install a piece of plywood (2 x 4s) behind the plasterboard to screw the TV mount directly into.

The problem with these arguments is when folks start to add salt and pepper and fail to compare apples to apples. It’s okay to have a bias, heck, we all do for whatever reason but let’s remain factual in these conversations. As adults, these displays of opinions should be wrapped with facts, it’s juvenile to misrepresent.

This front door pic is from 2014 not 2021. Maybe the door still looks like this, maybe not since there are no time stamps on photos but we can all agree that frame on the floor has not stood there for the last 7 years and that plant by the fence has not looked exactly the same for the last 7 years. Facts matter! As do fair arguments.

Moving onto my own bias with this imported vs local topic:

Nigeria’s manufacturing industries, for the most part, with very few exceptions, are not where they ought to be. They have simply not made the progress they should have made when you consider when they started. This is not restricted to building construction alone, it encompasses every facet, even common biscuits, detergent, dish washing soap, bathing soap, etc. While quality standards continue to improve abroad, ours have not made progress or they have lost what progress they made in the past. Whose fault is that? Topic for another day.

Of course, importation is one thing, installation is another. For a lot of people who buy from abroad, the tears come if they can’t get a professional that will provide seamless, clean, finishing so that the material actually does looks like it should. That risk is enough to convince most people to not bother with importing, even when they can afford to.

A lot of the top interior decorators in the country import finishings. As the naira has continued to decline and importation has led to higher costs for the customers, some have started to explore locally produced goods for certain (not all ) finishing materials but with their own stringent quality control processes so that the local manufacturers don’t spoil their reputation. Those top designers also buy imported doors from Naija based suppliers. If you can get something at an affordable price from abroad, go for it but make sure you have the right professionals to install it.

With regards to the RR windshield, there’s no way the £1200 one is the mate of the #25k one. For £1200, I assume that is not an after market part i.e. it’s a part made specifically for that model VIN by the vehicle manufacturer. I assume UK would be similar to the US where for a part like that, the part is sourced based on the VIN and would have all functionalities of a windshield made for that specific VIN. Functionalities could include rain sensor to activate the wiper automatically once it starts to drizzle, visuals on the windshield from the dashboard, etc. Yes, £1200 is a lot and it’s okay to go for a cheaper option but we can’t pretend we are getting the exact same thing. £1200 to #25k is not comparing apples to apples. I am sure the UK also has after market windshields that would be a lot cheaper than £1200.

What do all these people have in common? The above are the known ones who have overcome their embarrassment at being duped and have taken the bold step to come out despite being ridiculed by others. I am certain there are a lot more on and off Nland. The ones up there are the tales we have heard, clients of n3xt / brabus.

It is easy to say "let's move on" afterall you and I have not lost money to him. Let's move on but leave him to post here so that we can benefit from his internet searches and photos from other Builders' sites. For those in the diaspora who may not know, getting photos from a site in Naija is really as simple as walking on there to take photos with or without greasing palms. As long as the real builder is not on Nland to raise dust, the audience still believes they are looking at photos from the fraudster's projects.

I am embarrassed for the many gentlemen on this site who are professionals in their fields and maintain a gentleman mien in their different locations abroad but are very comfortable fraternizing with a confirmed criminal element. So, a group of men hang out together in a beer parlour (this thread) and award building contracts to someone in their midst who presents himself as a Builder (n3xt / brabus ). He goes and robs their homes but still comes back to hang out at the beer parlour with victims and non victims alike. The victims keep making noise but the non victims tell them to keep quiet and let the faaji continue, afterall the beer parlor is not a police station. Decent men would tell the fraudster in their midst that he is no longer welcome until he at least apologizes to all victims and refund all monies but you see the very typical selfish behavior exhibited here over and over again.

This beer parlor is where he lays his traps and lies in wait, exactly as someone said up there. But it makes more sense to the selfish brethren to ban victims from here to another thread far from this one, another thread with less than 30 posts in 2 months and leave brabus to continue with his trade here. Let's just pretend victims have no right to be hurting even though none of us would willingly gift millions of naira to a criminal.

You have been named an elder here and would appear to be the most elderly on this thread but what kind of elder refuses to voice out against repeated injustices? Here is where I remind all those who are members of professional bodies of ethical obligations when posting here. Nland is not out of the reach of ethical standards you have sworn to uphold. If you work for a large organization, this is also the time to go check your employer's social media policy so that you will be guided when you post. Even with using non work devices to post on Nland, you can be fired for behavior and utterances that are untoward and which your employer considers indicting.

The bible says "be ye not partakers of other men's evil." A man reaps what he sows. For actively encouraging a fraudster and shouting to quiet his victims so that you can receive advice for your builds, do you not know you will reap what you have sown? Same people are surprised when others not named brabus rip them off. There are many n3xts in the building industry and each enabler of fraud will find his own tormentor. It's really as simple as that, just stating a fact of life. The only difference is that the fraudster that cleans you out may not even have presentation skills anywhere as good as n3xt. Some of the people building homes in Naija are only one brabus /n3xt builder/supplier away from bankruptcy. How many of you can afford to lose colossal amounts of money to n3xt without declaring bankruptcy? ?

N1.7 million missing on neophyte's Ile Oluji thread, N1.5 million on vimo3's site, major rework done on their builds by other victims, running into millions of naira. Everybody facing cost overruns because of one man's greed. Truth is wherever there is money, thieves abound. It's like bees and honey. Potential loot is a couple of millions on an average one storey building so the stakes are high. Why do you think n3xt is always here pushing plagiarized innovations and answering questions before the next victim or n3xt establishes email/phone/text contact? If he was able to recruit new clients on his threads, do you think he would be posting here?

From what I have seen, N3xt has an established pattern of premeditated large scale fraud. In saner climes, he should have had court judgements ruin him into bankruptcy by now because there is ample evidence to back litigation. In Nigeria, it is easy to tell victims to go to court aka waste some more money on a nefarious character but we all know how the system works. I'm yet to hear n3xt refunded anyone's money in full so I am not expecting to hear of any refunds. Career criminals never make any headway because they will never enjoy contentment or peace of mind. Building a house in the village cannot buy that, stealing millions cannot buy it, all the money in the world cannot buy it either. Look inwards, look around you and ask yourself if you are truly happy. You cannot be because awon apanilekunjaiye do not experience peace of mind nor happiness. The self destructive behavioor keeps pushing for more and more and it is never enough

From what I have seen here, N3xt is a sociopath, unfeeling, lacking a conscience, and totally unrepentant. What will be his end? Your guess is as good as mine.

For anyone still considering giving him a chance knowing all that he has done, you are free to but do not expect an about turn. A decent man would consider the disgrace he has suffered and seek to redeem himself when given another opportunity and prove his "haters" wrong. The forces driving n3xt do not push him into that line of thinking.

Is Brabus/Nexthome the luckiest scammer on Nairaland Building Section?

I have observed the building/ property section from a distance and not made many comments. And the activities of Brabus /Nexthome have given me cause to worry. I think he is both the most skillfull marketer and disreputable builder on this forum at the same time.

My observations

1.He is not a professional builder.

Honestly, this is the weakest argument against Brabus. You don't have to be 'a professional', but you can be professional.
Brabus is not a building professional,but pretends to be one. He may be knowledgeable about how to put up a building (this does not preclude him from the industry but at least be professional to clients )

2.Poor/shoddy job quality,allegations of fraud and theft

Incorrect quantity or materials supplied,
Columns not aligning,cement bags in concrete mix, missing iron rods from site,using regular wood when marine was paid for ,counterfeit drawings, sub-contractors and suppliers not paid.... what the.... (na only you?)

3.All is good until money starts changing hands.

No matter what, never accept responsibility for actions on your project site. This is Brabus/nexthome's way. It is always the client that did something wrong. Calling clients who paid you money names, after they air greviances

7.Master of deflection
Changing topic in the middle of a thread, once serious allegations are made with new pictures or glossy future project and real estate seminars. And aligning with established builders to cover up

8.Cracking jokes after serious allegations are made about work done . This is after people have cried out their hearts and serious grievances on this forum

P.S. I am a professional architect who has never and would never work or had any interaction with Brabus/ Nexthome.

Maverick efforts to alert people of his work reputation should not be shut down.
Anybody on this forum who is swayed by his advertising should also be aware of his reputation beforehand. Several of his clients were aware of his reputation and still went into business with him. We should stop this " don't spoil his livelihood" argument. If people allege and show evidence of shoddy jobs and fraud from their livelihood why should they not sound the alarm to others.

The beautiful thing is people will see all this information about Brabus/ Nexthome and enter the trap. Why? Is it because he is the luckiest scammer on Nairaland Building Section?

To be candid, 3 strikes main accusation to me seemed that you recommended contractors that didn't perform well.
You obviously also missed his reason for the post which was to advice you to be able to be true to yourself and admit when wrong and make ammends.
I've posted this sometimes back about you. I did mention then that I wasn't and still isn't in a position to say you are innocent or guilty but you always seem to have answer to every allegations. Never wrong.
You do the greatest disservice to yourself. I think one of your major flaw that prevents you to taking a different approach and rising above challenge like 3 strikes meant for you is your ego and pride.
I remember when you contacted me for graffitex some time ago, after long series of questions that I figured were meant to get information about the spread rate and proper quantity, I knew you were never interested in any purchase but needed the information to get it elsewhere.
That in itself didn't bother me but what bothered me was knowing you could have asked for the details on the thread and I would have volunteered the necessary information instead of taking me through the deceptive merry-go-round from around 2 am I happened on your message till day break. I wonder how you cope without sleeping. Even far back I'm likely to see you on the general thread any time I randomly check for update.
What really struck me was the prepared speech you gave me after getting the information telling me earlier that I should know the phantom client thinks highly of me whatever happens before you later called to say how merciful the client was in still going along with the almost 3 times of the initial quantity the other contractor gave because he wanted to give him a chance.
My opinion of you then was that you are an actor, a real sociopath if such exists in Nigeria who has a mask displaying a different character, an actor performing to audience you think are not as smart as you, and someone very calculative and don't forget things.
Your erroneous believe that you are smarter than people, ego and pride is what is preventing you to really reflect what went wrong in some previous builds and improving on it. You can't always be right even though you always have ready come back.

Thanks Hajji. Looking forward to a great experience with this builder. I hope he doesn't screw up.

BTW, some of the big names that were highly referred here on this forum, were weighed but weighed nothing. Some baited us with very low and ridiculous BOQ and then started moving it up per every conversation (Bait and Switch) this supposed engineer is very dishonest, arrogant and no integrity. I will not mention names here. This is a discussion for another day.
