He was not only a misfit. He was an underperformer in a business that requires agile and proactive managers.
On one occasion, I sent him to oversee a project in Port Harcourt but he messed up the deal with his complacency. In spite of this, I didn’t let him go because of my emotions and because of the perceived need of the business as at that time. The business (construction) was under-staffed as we were having projects in multiple locations and there’s need for more experienced supervisors. Laying off staffs who have gone through our mentorship program wasn’t an option then.
Keeping the underperforming staff further caused unnecessary strain on the business, other staffs, customers, and on the company revenues until I decided to cut off tie with him.
Now, I’ve learnt to outsource some part of my business to other businesses instead of employing more staffs.
I’ve learnt over the year that businesses in Nigeria would do better if they focus on the area of core competence and outsource their worries to other businesses who are doing well in that front.
Being a business owner/founder doesn’t automatically make you a good manager.
Bad managers make bad employees.

We have all been warned. BOSUN DAVIES SHOYEYE is definitely not a competent nor qualified builder by any stretch of the imagination.
It is very obvious that he is dead broke hence his desperation to hook more innocent victims on Nairaland. That has been his pattern and trend for over 10 years and counting.
Ask yourself which really genuine builder is online all day and everyday posting fairytales and short videos if not a fraudster looking for victims.

n3xt: I have never made upfront payments to any of my suppliers since 2013.
I do POD on major transactions. I only part away with some cash to take care of logistics in exceptional cases.
In the attached, I had to send 200k to my supplier to help me deliver 60 tonnes granite to a project I’m working on in Oshodi when I heard about the recent price increase.

For service providers, we can only work together if you agree to work on my site. I don’t mind the extra cost of providing tools and equipment required to make your work good.

If Bosun Davies Shoyeye was my builder I would personally be concerned that he spends more time day in and day out on Nairaland posting lies,useless stories and pictures rather than actually being on site and supervising my build.
Do not fall for a conman he is not a professional nor qualified builder. It is all in the packaging to collect money and wahala go start.
n3xt: For the fact that we do not have a system in place doesn’t mean we can’t protect ourselves in our individual transactions and minimize risks and preventable losses.
Here are some of ideas I think we can explore:
1. POD on supplies between 20k - 500k. See no. 6 below for supplies worth more than 500k
2. 10% contract security on transactions worth over N2m to be deposited with the owner.
3. Payment on Installments (POI) basis for Labour only contracts. Payment for stage of work is released after all works within the scope has been inspected and satisfactorily completed. In event of additions/deletions, the difference is calculated and an agreed sum is released to the contractor.
4. Performance bond on contracts exceeding N5m. I think the issuing company now take CofO. Don’t take PB from jankara agents o. Banks and reputable financial institutions would do fine.
5. Parent Company Guarantee should be used when dealing with skilled professionals and artisans who cannot readily provide some of the security documents above. The guarantor (who could be former boss, client, reputable supplier etc) would pay back the client in event of contractors default or losses incurred. A form of collateral should be obtained from the PCG.
6. Hire verified suppliers the same way you hire contractors in a mega scale development and issue letter of credit.

Some few minutes ago, a client here just ring me to inform me he’s awarding a job to one of my artisans and need some form of guarantee.
I thank him and told him “I’ll ensure all the materials are delivered to your site before you make any commitment.” I immediately put a call through to my supplier and ask the contractor to go and make booking on my account.

I’ve equally tow this route on a project where the client need some form of guarantee. We agreed the project would only commence when the contractor has shown some level of commitment to the project, so some items were delivered on Payment on Delivery basis.
