austinemar: Since am a novice in property biz, how do i kno a fraud? Tnx in anticipatn to ur responsesTake ur time and get all necessary info on d particular property. If u don't have d time, make sure u engage d services of a competent property lawyer. He/she will ensure u get d right and genuine deal. It'll b better to pay extra for d services of a lawyer than be 'penny wise, pound foolish' later on. If it's a structure (developed property) u are going for make sure u meet with d owner or his/her legal representative b4 u make payment. Also check and cross check any document given u. If there's need to make searches thru AGIS, do that to be rest assured. If d property is in an estate, make sure d seller doesn't have any outstanding bills owed d estate management. If a bare land, make sure all d papers are in place and cross checked with relevant authorities. I hope this helps I believe others do have contributions to make |

The cash-less policy, which is currently operational in Lagos State, aims at reducing the amount of physical cash circulating in the economy, and encouraging more electronic-based transactions (payments for goods, services, transfers, etc.). This policy will drive development and modernization of our payment system within these States as all individuals and corporates will be encouraged to adopt electronic payment and banking options. The following modalities will thereby apply in the above mentioned States from July 1, 2013: • 1. Please convert it to feets (i.e ft X ft) so that we can be on the same page on the size of the land.Well, u are looking at a size of 85ft X 100ft, which can conveniently take ur building and a couple of other structures depending on what u have in mind. The commission is usually 5% of d purchase cost from ur end. There's the surveyor to locate d plot for u and place beacons and they usually charge btw 35K - 75K depending on what needs to be done. U can get a lawyer to do most of d paperwork for u even to ascertain d authenticity of d land, change of ownership etc and they usually charge 7% of d purchase sum, which can be negotiated, but if u have one already, better. So at d end, u are likely going to spend additional 120K - 150K. It all depends on ur power of negotiation Whenever u are back and still interested, do let me know |
squad1: whats d diff btw R of O and C of O? It u need to convert R of O to C of Ol wats d procedure and ow much?I'm sorry for the late response. R of O means Right of Occupancy and it basically means u have the right to occupy the land, but u ultimately need the C of O (Certificate of Occupancy) to show for it and this actually takes a long time to come out (at least in Abuja). Govt usually ask for the C of O of a land if there are issues, like compensation, re-location etc. However, with R of O u can start work on d land while u process other documents (change of ownership, payment of AGIS re-certification, TDP etc) and all these could cost u N500K. And another N100K to get the FCDA C of O. But u may get them for slightly less thru others. I hope I was a bit of help |

It might be a little farther from town, but will see what i can come up with. However, there are 3 'buildables' at Gwagwalada for btw N700k - N1m ( don't fret seeing that million, u can always negotiate with the owner ) |

The Catholic church says it opposes artificial family planning techniques, because it encourages bastardisation of sexual activities by young people and "impedes normal procreation." The Secretary-General of the Catholic Secretariat of Nigeria, Rev. Fr. Ralph Madu, made this clarification in a response to an enquiry by The PUNCH on Sunday. He said, "The Catholic Church believes that modern means, including the use of condoms is morally bad because it impedes normal procreation. You can meet with your wife when you do not want children and those periods when the woman is not fertile instead of having to destroy the sperm and all other forms of artificial prevention. "They are very artificial means and they do not really give the moral lesson that borders around the use of the sexual organs. "The one that gives you the opportunity to exercise your sexual urge without the consequences is the natural method and the church says you should go for the natural means." According to him, the excuse that it reduces the spread of HIV/AIDS remains invalid and untenable, adding HIV/AIDS is a disease that is prevalent among young people. Madu added, "When you are talking about condom among young people, you are also talking about promiscuity. People have adduced arguments in case of people with HIV/AIDS and especially couples who do not want children. The use of condom and other modern means are being bastardised among young young people because they will resort to the use of condom so that they can have sex freely without impregnating the woman or getting pregnant. "Those are various artificial means and the church is strongly against them. When on June 13, 2013, the Ebun family went to pick up their son, Jide, from the Murtala Mohammed International Airport, Lagos, everybody was happy because the 17-year-old boy had been in Canada where he was schooling and had not seen his family for two years. The family comprising the father, Olusegun, the mother, Funke, the first son, Jide, the only daughter, Damilola, and the last child, nine-year-old Timilehin, were in a Sports Utility Vehicle, a Nissan Pathfinder, with registration number HD844EKY. Timilehin sat in the centre of the back seat with his two siblings where he was playing a hand-held game. The nine-year-old boy and his father were engaged in an argument as regards his future ambition. While the little boy said he wanted to be a footballer, his father advised him to go to the university to study medicine after which he could go ahead to become a footballer. The reunion was however short-lived. On getting to Mile 12 end of Ikorodu Expressway, a police stray bullet pierced through the windscreen of the vehicle and killed Timilehin on the spot. Our correspondent, who visited the family home of the deceased on Sunday, saw sympathisers coming in droves to condole with the family. The deceased’s father told PUNCH Metro that the police had stolen their joy. He said life would never be the same without the little boy who was full of life and was always making the house lively. Narrating what transpired on the fateful day, he said, “Jide had been away for two years and my plan was to go and visit him in Toronto, Canada. However, he said he missed his siblings and wanted to come home to see them. So, we decided to let him come. On that day, we went to pick him up at the airport. We were on our way back home at Ikorodu. “On getting to Kosofe Bus Stop at Mile 12, we saw policemen trying to extort money from a commercial bus driver who had climbed the culvert to drive back towards Ketu. There was an argument in the process and policemen started shooting. “One of the bullets pierced through my windscreen and hit Timilehin in the eye. The broken glass also injured my wife and Jide. Immediately after the shooting, the policemen boarded their patrol vehicle and fled to their station. I carried my son to a nearby hospital where he was declared dead.” Olusegun said touts were able to chase the policemen but in the ensuing pandemonium, his telephone and ATM cards were stolen. He said on getting to the police station, he dropped the corpse of his son at the counter and all the policemen fled. He said he remained at the station for two hours as the policemen refused to take his statement. He said, “I got to the station with my son’s corpse and I created a scene as I told the policemen that they must kill me too. They all fled and when the Divisional Police Officer finally attended to me, the policemen were denying the allegations as they traded blame. “After two hours at the station, I had to call a senior official of the Lagos State Government who then spoke with the DPO. My wife then wrote a statement.” Olusegun described his son as an intelligent boy and a fan of Manchester Un ited Football Club. He said, “Timilehin was the only one that could operate our television very well even though he was just in primary three at Royal Scholars Montessori School. He loved watching Eurosports and cartoons and his best team was Manchester United. The police have stolen our joy.” The Deputy Police Public Relations Officer, Damasus Ozoani, told PUNCH Metro that it was possible that Timilehin was killed by armed robbers as a robbery incident had occurred in the area that night. He however said the team of policemen on duty had been arrested and transferred to X Squad, the police department in charge of handling crimes committed by policemen. He said, “Some policemen were trying to arrest a commercial bus driver when violence erupted. The policemen fired teargas but the hoodlums proved stubborn so the policemen called for backup. When backup arrived, shots were fired to disperse the hoodlums and the policemen arrested the driver. “About two hours later, a man came to the station with his dead son, saying policemen killed him. The team of policemen has been arrested along with the driver. However, we are not ruling out the possibility that the boy was killed by robbers because there was a robbery in the area that night.” A police source identified some of the arrested policemen as Inspectors Olaleye Sunday, Sule Dauda and Sergeant Razaq Alowonle. The deceased’s father, however, berated the police authorities for trying to exonerate their men. “It was policemen that killed my son, not armed robbers because I saw a patrol vehicle; except robbers now use patrol vehicles. 54 year old Orji Ama Uro from Ekoli Edda, Ebonyi State, was brutally stabbed in the eye with an umbrella after dropping off two people, a man and a woman, in Brooklyn around 5pm on Thursday June 13th. The point of the umbrella pierced Ama Uro's brain, killing him. Eye witnesses told police that the man and woman came down from the cab on Thomas S. Boyland St. in Brownsville and immediately started arguing with the cab driver. The man, believed to be in his 20s, then stabbed Uro in the right eye with an umbrella, piercing his brain. Continue... Uro lost control of his vehicle, drove onto the sidewalk, and crashed into two parked vehicles. He managed to get out of his car then collapsed. He was rushed to a nearby hospital where he was pronounced dead. His killer and his companion are yet to be arrested, though a $5,000 reward has been offered for any information leading to the suspects’ arrest. Uro was not robbed as his wallet and cellphone were found in his cab. He relocated to the US 10 years ago and recently brought his children to the US to live with him. Apparently worried about criticisms by opposition parties and the international community over its seeming half-hearted fight against corruption in the country, the Federal Government, on Tuesday, took a decisive action to convince the citizenry that the crusade is on course. The Presidency reportedly ordered the suspension of a Permanent Secretary (names withheld) from office for lack of discretion. The embattled Permanent Secretary allegedly squandered several millions of Naira and foreign currencies on his daughter’s wedding in Dubai, United Arab Emirate. Saturday Newswatch gathered that the Presidency, last Tuesday, directed the Head of Service (HOS) of the Federation to serve the Permanent Secretary – an indigene of Jigawa State – a letter withdrawing him to the office of the HOS “where he is expected to answer a serious query on how he got the money to organize a lavish party for his daughter in far away Dubai.” Saturday Newswatch further learnt that when officials from the office of the HOS of the Federation brought the letter directing him to report at the Bullet House, office of the HOS of the Federation, he was said to have been alarmed about the development. A source in the ministry said the embattled Permanent Secretary came to the office on Wednesday to pack his personal effects. He did not address ministry staff of his movement, the source added. Already, the Head of Service of the Federation, Mr Abba Aji Goni, has reportedly instructed the most senior director in the ministry to take charge, while a probe panel is said to be under way, to investigate the embattled top civil servant, in accordance with civil service rules. The Perm Sec, who faces dismissal if found guilty, is to answer questions regarding how he raised the “huge sums of money” he allegedly expended to stage his daughter’s wedding in the middle east country. The said daughter is married to the son of a Kogi State-born businessman, a ceremony said to have been attended by hundreds of guests from within and outside Nigeria. Sources at the ministry told Saturday Newswatch that no fewer than 18 civil servants drawn from the ministry and its parastatals attended the wedding on the ticket of the embattled top government worker. Curiously, some civil servants in the ministry expressed delight over the Perm Sec’s predicament. They alleged that he rendered them ‘ineffective’ by bringing his own set of personal staff from his previous duty posts. “These are the people he was using. He directed that all staff of the ministry attached to his office move to the Registry while his personal staff were allocated our offices. He was operating like a super Perm Sec with many personal aides including a Chief of Staff; P.A 1, PA2 and so on.” The concern in government quarters is that the Perm Sec might have extorted funds from oil and gas business concerns to stage the extravagant marriage ceremony. But contacted for comments on the matter, Director of Press in the office of the HOS of the Federation, Mr A. Ajakaiye, said he was not aware that the Permanent Secretary had been suspended. Frido Ambrose and two other scamsters defrauded people of lakhs of rupees in an online lottery fraud by delivering packets of black paper instead of currency notes The Nigerian national, Frido Ambrose (35), who duped a city woman of Rs.2.32 lakh (N651,915) in a 'black dollar scam' and arrested by the City Police on Wednesday, was presented before the media on Thursday. Giving details to the media, Deputy Commissioner of Police (Law and Order) P. Viswa Prasad said Ambrose and two other scamsters had defrauded people of lakhs of rupees (hundreds thousands of rupees) by making them believe that they had won a lottery organised by Microsoft/RBI and then delivering packets of black paper instead of currency notes. Rupavathi, a post-graduate student, received an e-mail on May 24 saying that she had won an annual prize of 1 million pounds (252,923,492.35 NGN). She paid Rs.21,000 (N59,010) into an SBI account as directed by the fraudsters. Within hours, she received another mail from the 'RBI' saying that she was the lucky winner of 1 million pounds and directed her to pay Rs.2.31 lakh (N651,915) towards the 'cost of transfer of the prize money'. Mr. Viswa Prasad said that the girl informed her parents and they sold their coconut grove and deposited Rs.2.31 lakh (N651,915) in instalments in different accounts as sought by the fraudsters. Rupavathi, however, became suspicious after the accused wanted her address to deliver the prize money. She invited the fraudster to Visakhapatnam and laid a trap with the help of the police. The accused was arrested when he arrived at the residence of the complainant. Dubious website He had an electronic safe, which contained small packets of hard black paper concealed in white cotton. The DCP said that during the course of investigation it was found that the accused and his associates had created a fake RBI website and sent text messages to randomly-selected people stating that they had won huge amounts of money. Those who fell in their trap were asked to deposit money in various accounts. The accused would give their victims a tax code in exchange of that money to enable them transfer the prize money into their accounts. They would then fool their victims with black paper saying they were defaced US dollars, which could be restored by applying a chemical. Mr. Viswa Prasad said that the accused came to Mumbai on business purpose in 2008. His visa, which seemed to be genuine, had expired in June 2011.
