Well maybe not all will be marked for demolition. Their duplexes in the same Osborne wasn't marked. I guess that was deemed ok. Guess I said. But it wasn't marked.

Remember they used different contractors. Some probably got it right while others didn't. I believe the block of flats are also the biggest concerns right now.

...the right thing LASG should do is to demolish those death traps called apartment buildings.
Has anyone thought about what would have happened if those houses were occupied by families who bought or rented the so called "luxury apartments?" The building would have collapsed and death toll higher that what we are seeing now.
justice should be served to Richard Nyong for contravening the law... he is not above the law. LG should refund any investor willing to pull out his/ her funds. He had boasted that his account is flowing with green dollars.... I guess he can afford the refunds.

All high rise buildings in Ikoyi, Ikate Elegushi, Chevron Drive SHOULD BE DEMOLISHED else LASG will be making the same mistake earlier committed by allowing him to get to 5 floors instead of 3.

The RED ARROWS shows where the roof once existed at Ikate Elegushi, meadow hall and its environs.....
WHO WILL BE GLAD TO HAVE HIS FAMILY PERSIH while Nyong is driving his jaguar?

If it's about refund trust me these guys have so much money in reserve to afford refunds. However Richard being such a stubborn fellow will no contemplate refunds. If akpabio has any investment in LG be rest assured that ambode will try to pull some of those buildings down.

My appeal is for the Lagos state govt to consider investors in LG before taking such drastic decision.

Those responsible for this should go in for it... from CEO to all the directors. They are all collaborators. They sat in their board meeting and decided to take the building from 3 to 5 storey building. Not one but up to 10 houses or more.
People should be punished for contravening the law and for showing excessive impunity.

P/S: No pun intended... just wanted to show the old face vs the new face of LG.

Will house/ apartment owners get back their money from Richard Nyong and his team? If there is a run to pull out investments from the company, I hope they can handle it.

When we kept complaining of the inhumane and poor treatment from LG here in this thread, some people choose to look the other way. Its not all about money. Service quality and delivery as well as customer relationship matters a lot. Look at what has happened and more will happen I not nipped in the bud by demolishing those death traps/ time bombs? Will more souls perish before those death traps are destroyed?. Lagos state govt, over to you.
All the LASG officials that visited those sites and turned a blind eye should be bought to book as well including all the management of lekki gardens (known and unknown).

Assuming it was the subscribers or tenenats to these houses/ flats were occupying them before this calamity... the death toll will reach upwards of 50. That's what one man's greed can cause.
This is just the beginning as all those 4, 5 and 6 storey buildings are ticking time bombs. The one opposite Northern Foreshore is the worst. If artisans are to temporarily occupy it, be sure the building will collapse as well.

As per facility mgt, it mustn't be at cut throat prices.
You have to listen to both sides to understand what the agitation is. LG side of the story is that people should pay the prices set in the estate without questioning it. Most of the residents opposing Richard Nyong moved in early to their houses and as at then there was no written agreement for Lekki gardens to manage the estate. That wasn't Richard's intention; even at phase 1, which started the LG story and venture. Along the line Richard Nyong decided on his terms to manage the estate without consulting the residents. He single handedly determined the prices and forced it on people. Thereafter, he drafted a facility Mgt agreement and forced it on recent incoming residents both in the sales agreement and as a handbook (that handbook was rejected by phase 1 residents as well).
So you find the early residents having a sales agreement that says nothing about estate mgt and another set of residents having a sales agreement that includes a clause for facility mgt. This is the main agitation going on there at the moment. you can ask any resident there to verify. The early residents based on their documents are refusing to pay for a service charge that was reviewed upwards without their consent while the incoming residents are arm twisted to pay it or no connection to power. Also other amenities promised during sales were neglected (except until the recent Channels tv documentary) although drainage remains a challenge.
The early residents before approaching NERC and the law courts have sought to amicably settle the issues with LG but no one will listen to their demands. They also said they are willing to pay for power and services if its a mutually agreed price. Unfortunately, Richard will not listen to anyone.

Nigerian business people should go into business with the mindset to offer genuine services and get paid for it. Scheming people and charging cut throat prices for basic services is not the way to make billions.
As the developer, the proper thing to do is reach an agreement with your house owners and have a cordial relationship with them because they are the ones that made you breakout into real estate business. I heard he once called a house owner a tenant... can you imagine such behavior And when the individual decided to take it up with them, he pulls the entire estate service from all the remaining 99%.
I believe the agitation of the residents in LG2 and co are reasonable. I have friends that live there. They should be given a listening ear (by the way... the residents of Horizon or paradise are gearing up to challenge him as well). All can't be wrong and Richard right... something is not adding up.

I will play an advocate here... (whether positive or negative).

Anyone remember the stock market era when companies floated IPO's and brokerage houses bought and got their certificates before others? I know of MD's of stock brokerage houses and top bankers that bought stocks with "fictitious names" in order to hide their real identity assuming the regulatory bodies come calling. This helped them to mask the scam going on during the stock market boom.

Back to Lekki gardens... you are meant to fill a form before you buy a house in lekki gardens. Anyone can fill that form with fictitious names and deposit huge sums with Richard Nyong and co. Whether Akpabio "plowed" money into lekki gardens or not remain an issue of "which side of the divide" you accept their story. Mr Azuka Ugboh of Lekki gardens can say what his puppet masters has fed him to say to the public, but can they also open their books to identify the "surrogates" they have in there? Akpabio's name may not be in their books... by the way who will invest huge amounts of money there and allow his or her name to appear in their books (remember the stocks scam I mentioned earlier). These things happen every now and then in Nigeria and I believe there's an element of truth in what the Bar has accused Mr Akpabio/ Richard Nyong/ Lekki gardens of.

It was "alleged" one of these houses on the beach sand collapsed. is it true? is it true that the houses had their roofs removed and an extra floor added? can you tell this honourable forum the truth? You claim these houses are occupied yet I see empty houses. Why are the houses being sold for " buy 2, get one free" OR " buy 3, get a free Range Rover". Who owns the land on which these estates sit? Let me play some devil's advocate on this thread..........You talk like someone on a personal vendetta against Richard, is there anything more you are not telling us? I am not holding forth for lekki gardens imperfections but i expect more of their subscribers to complain. Secondly,you could also be an agent of his competitors in the real estate industry because you seem to be fixated on all he isn't getting right.

Mind you i knew Richard one on one when he was living around Egbeda before he even dreamt of venturing into real estate,so am curious to also know what went wrong. I personally want his success and wish him the best.

You don't need to play any advocate. Just say the truth. What is wrong in being honest when doing business? Tell this forum what is "right" about selling an estate with promises of good roads, proper drainage, street lights, power supply and security. Instead of street lights, you install flood lights, instead of drainage, you have a stagnant canal and unconnected & uncompleted drainage, instead of proper hook up to PHCN, you have generating set at 55/kw + extra 15,000. To top it, he added intimidation and show of force of his connections in Lagos and Naija. These and many more actions from him/ lekki gardens disappoints me greatly.
Richard's model was to have people subscribe and pay while he builds. He did that in phase 1, 2, 3 4 and may be Horizon 1. All of a sudden, Billions started to flow and he acquired more and more properties in Chevron drive, Ikate, Ikoyi, Abuja, Banana Island and built the houses in most without owners. How can a small company with Richard Nyong own 48 estates? Yes, 48 estates? How (they claim they are building 48 estates according to their advert on businessday newspaper). Well, he had to dispose the houses by selling "buy 2, get one free", "buy 3, get a free Range Rover". My friend, there is no "father Christmas" in Nigeria. Something is not adding up. The source of the Billions he used to acquire the properties in Banana Island, Ikoyi, Ikate are really questionable. Ask Bar Leo Ekpeyong and he will inform you if you are not aware of what is happening in Nigeria.
I once knew Richard too but now, he is a different person entirely. He has questions to answer. Once again, he can only do all of this in Nigeria where the law doesn't take its full course.
I know people that have their wives, brothers and sisters working for Richard Nyong, always wishes that he continue to work this "miracles" of lavishing money everywhere; buy one get two; buy two, get one etc.. So you may be one of them. That's Ok.
I have nothing against him, but I will prefer he plays straight.
