Yes, 15,000 for the lawyer who drafted the land sales agreement. And sorry I missed the 10% commission part. Here is the correction:


Land =1.5m
Commission (10% of 1.5m) = 50,000 (it should be 150,000 but the land seller contributed 100,000 while I paid the remaining 50,000)
Agreement = 15,000
survey =70,000
Expenses (cement & sand for pillars, labour & transport) = 40,000
TOTAL = N1,675,000

Just opened a separate thread for my proposed building.

Architect is currently drawing up the plan. my plan is to kick start the building by March. Please, gurus in the house remember to visit my thread and guide me through.

Just one thing: my supervisor is suggesting we use 6inches block instead of 9 inches since its only a storey building with just 1 decking. He said if I am building like 2 storey building, 9inches block would have been ideal.

Please, is this right? All I want is a strong building that will last. If 6inches will be enough, then I can save money from there.Please, what is your opinion?

I just opened this thread to capture cost, planing and execution of a storey building (2 flats up and 2 flats down). As a novice in building, I will welcome suggestions and guidance on planning, execution/style and prices of materials from many gurus in this blog. When I start, I will be updating you guys with progress and pictures whenever I get them. I will also be asking so many questions as I am not in Nigeria.

Below is the approximate cost so far:


Land =1.5m
Agreement = 15,000
survey =70,000
Expenses (cement & sand for pillars, labour & transport) = 40,000
TOTAL = N1,625,000


Architect is currently drawing the plan.

Hi Guys,
Hope you guys had fun during xmas and new yr celebration. May God's blessings continue to be for you all in this new year and beyond.

One more question about my building plan. I have been told by my representative that he has found a builder and that the builder has done work for him. I intend to use the builder. My rep advised me to pay each worker based on the number of blocks he laid and that the builder will be paid daily. Please note my rep will be on ground to make sure the builder is there and supervising (and that the builder can be paid additional worker rate if he decides to work and lay blocks).

I am seriously considering this proposal. But I have read from this blog that its better to draw up a contract and have the builder signed. Please, what is the implication of not having a contract as the builder is known and he won't be paid on contract anyway?

Again, if a building is done and maybe (God forbid) collapses in the future because of poor work, will I be held liable? Or will it be the builder? Does signing contract ensures the builder is liable?

Please guys, help throw more light in this area.

^^^ for the sake of contrrol, the builder should hire and fire workers. You can negotiate with him on wages he will be paying them.
Thank you. That will be my new plan. How will I pay the builder? shud it be daily or on contract (e.g agreeing for wages for all foundation work, raising block and decking)

This blog is a rich resource!  Before I start the project, I will let you which plan I am going to use - Either going there myself or ask my inlaw & my own "eye" rep to buy materials and ensure builder is building according to plan.

Another question: Should I hire labourers or allow builder to hire them? Should builder and/or labourers be paid using negotiated daily rate or be contracted out?

Thanks spyder880 for your response. I was thinking there will be problem with my plan. But your suggestion is not different because it still involves 3 parties (builder, supervisor and someone who will be buying materials/ensuring good job is done).

How will I go forward? What is the best plan?

I will be the one calling the shots from abroad. I will be agreeing directly with builder about labour cost, duration and what materials to buy. I will then ask an agent to buy those materials as agreed with the builder and supply same to the building site. I wanted to use my brother as agent but my brother will be going to lagos to start searching for job by next year (he finished NYSC this year). If my brother travels out, who else can be my agent? I wanted my inlaw to occasionally visit the site and confirm what has been done simply because he is in town. Or should I not involve my inlaw?

I am bit confused? What exactly shud I do? I guess its not right to use only the builder and making him to be in charge of workers, rate, buying materials and being supervisor.

And I don't want any problem with my family, inlaws and builder. This is scaring!!

I trying to plan for my building project which will starts sometime next year. Considering I am not in Nigeria, I am drawing up a plan that will ensure good work and less "cheating" on pricing and materials.

I intend to involve the following:

1. Builder - This person will bring workers, suggest what & quantity of materials to buy and ensures building is done according to drawn plan. I will negotiate with him on price and quantity of materials needed. I will supply all materials he requires.

2. Agent (possibly my junior brother) - Based on my negotiation with the builder and price quotation from other sources including this site, he will buy all required materials, ensure they are delivered to the building site. He will also be on site to ensure materials bought are actually used and not diverted.

3. Supervisor (maybe my inlaw who lives in same town) - Occasionally visit site, ensures work is being done as planned and that the builder is doing the right thing. Possibly, I will ask him for a separate quotation/pricing for materials. Just to make sure that I am not being ripped off.

Apologies if you guys think I am planning like a "baby". I don't have experience in these things and based on what I have read on the internet including this blog about some people being ripped off, I am trying to avoid that. Money hard to get!!!!.

Please, is this plan ok? Any better ideas?

Again, what do you guys suggest for rate/amount for the builder, Agent and Supervisor? And should it be based on daily rate or based on amount of work done or should be contracted out?

Any ideas will be appreciated.

My financial position is this: I have 3M now and before the end of the year, I will have another 1M. And I understand you are not ready now for cost estimation but if u are in my position, would u start the 1-storey building (2 flats up and 2 flats down) or just a bungalow?

My real concern is that I don't want to get stucked with upstairs (if its too costly) for many years!!!!. Please  note that if it's a storey building and I am able to roof it, I will be happy. For now, I am not concerned about plastering and furnishing.

Location is in outskirt of Isele-Ukwu, near Asaba. Most materials will be bought from Asaba and Onitsha, depending on where its cheaper. Cost estimate will really help me decide. Again, what's you opinion on whether 100x100 can contain 2 buildings with packing space as described above.

I have been following this thread and learning alot. I have learnt how not to waste money anymore so that I can invest in property. Last month, I bought a flat 100 x 100 land for 1.5m. I need to spend again for development levy, building plan and survey. From a novice point of view, I plan to have 1-storey building (3-bedroom flats - 2 up and 2 down) and in the future build another one if there is enough space left.

Please, I want you guys to help with estimate of 1 building. I like @Ogbefi_007's plan and others have asked about estimate cost. Guys, please, can you let me know what the cost estimate will be? I needed this to be able to decide if I can build it or start just a bungalow:

1. Foundation with German floor (land is solid and dry) =>
2. Raising ground floor, lintel and decking =>
3. Raising upper level and roofing =>

Also, will the entire 100 x 100 contain 2 upstairs ( each 2 flats up and 2 flats down)?
