bros you talk well. I was born and bred in Anambra State Nnewi precisely. The increased pace of crime is unprecedented.

Just last week or thereabouts,one man was shot on the leg after being robbed. This was before it was 8.30pm.


There is crime and insecurity everywhere my brother, if i show you the statistics for knife related deaths in London you jaw will drop. But some will have you believe you are safe everywhere but the North.

I am also from Nnewi, in fact my village is not far from the place you described as your workshop, police station around that Secretariat side right? I am not comfortable with some of the stories i hear with relation to crime.

You shared a gruesome video of an attack in Borno , one of the 19 states that comprises Northern Nigeria to back up the premise the North of the country is now a "killing field" and "a Somalia within Nigeria". No one is arguing that Boko Haram insurgents isn't a problem in Borno State.

What i don't get is how that now automatically smears the North as a no go area, a place one goes to die. So you mean Kaduna, Kano,Sokoto, Benue, Taraba, Kebbi,Nassaraw, Niger all peaceful and booming states in the North should be avoided because something is going on in far away Borno? That is downright silly and myopic.

I don't think i am. You argue against properties up for rental having ensuite bedrooms with a visitors toilet, but then willfully ignore the fact that renters are also entitled to taste and generally you can always charge more for a house with all ensuite bathrooms. So far you have not acknowledged any merits of a house having all ensuite bathrooms and your only demerits are cost and overkill.

You actually showed your hand when you agreed with the poster who said "if the tenant has high tastes he should go and build his house" which is an unfortunate mindset to have. Renting doesn't strip an individual of taste.

The bolded doesn't mean your opinions are valid.

Boko Haram insurgency is limited to certain areas of the north. Banditry and kidnapping is a national menace.

There is no state in Nigeria called the North. We are discussing 19 states, are you arguing all 19 states are now "killing fields", if so you Sir/Ma are a liar and that is my opinion

There is no risk of being misconstrued in this case, you likened Northern Nigeria, comprising of 19 unique states, to "a Somalia within Nigeria". That's pretty clear. Anything else is you walking back from your initial position .

A colleague have been moving mountains for me to move to Nassarawa grin grin I am like, well ehm..... you know ....... grin grin grin grin I might still meander and visit though.. fingers crossed.

Have you visited the north before? Reading your views on the north here one might think there is a war ongoing and bodies litter the streets.

Kaduna, Kano etc are one of the most peaceful and pocket friendly places to live in. I left the North in 2018 to take up a better offer in the south south and frankly i feel more in danger here than i ever did when i was working in Kaduna. Nassarawa is super peaceful

Even Maiduguri metropolis is quite calm. I visited in late 2017 and still have friends and family living there.

Last last death comes to us all so don't really get the trepidation

What exactly do you have against en suite bedrooms? Getting a bit tedious coming on here to see you arguing against the same thing daily. I thought that chapter was closed when it was pointed out to you it all comes down to choice.

Next thing you know you will be advocating communal baths in each street to minimize cost, doing away with the one bath per house entirely

Hi,

This is my drawing which I have taken to the Roofing Level (Wood work on going) by the Grace of God. It is built on 1 and half plot of land.

The Kitchen only has 4 doors 1. Dining 2. Lobby 3. Store 4. Outside. The door behind the store has been removed and blocked

I have factored in all these for the cabinets to stay put in the kitchen.

As per door to the lobby straight, a modification has been done such that the door to the visitor room has been moved to the ante-room so that a distant visitor will not have access beyond the dinning.

I will share the cost to the level i am currently in.

Please note that some of the cost are location specific.

Despite some of the constructive criticism of the plan i still consider it a lovely floor pan and i am sure you are gonna enjoy the house when all is finished.

50*100 is equivalent of 15m*30m, if you subtract 12.9m from 15m, you are left with 2.1m, that is 1.05m setback on the sides, which is too small, you might want to consider reducing the master bedroom width so the setback can increase. secondly there should be a door linking the ante room to the lobby so one doesn't have to enter the lounge and dining before accessing the rest of the building. the kitchen has a lot of doors, I'm imagining how cabinets are going to be arranged. you have to close one of the the exit doors so you can atleast achieve an L shaped cabinet. picture attached below is what 1m setback looks like

I conclude a plot bigger than a 50x100 is more practical if it will be built as drawn.

Wonderful suggestion on the door linking the ante room to the lobby. The kitchen can do without the door leading to the dinning room balcony.

I was scrolling through old Nairaland building threads and stumbled on a floor plan that really caught my fancy (attached)

I have two questions

firstly can it fit into a 50x100 and still leave moderate space for parking etc

Ball park what was the total cost please? Just an idea

What's with all this pages and pages of bickering?

You don't want to patronize the seller and you feel his offerings are defective and you can get a better deal elsewhere, great, move along.

No one needs you to pass off on advertised deals before they can engage him, most of the cars he posts here as "welcome to Nigeria" he never advertised on this pages and the buyers did not need your seal of approval to close the deal. Nor have i ever seen the antagonists comment on how clean or nice the vehicles are and how its good value for money. But he posts a few cars without a lengthy description and you are on it for days, and you want anyone reading to believe you have no sinister motive? Please spare me that nonsense.

I don't think you can avoid not removing some of your Roof timber..

You will definitely be removing your rafters, purlins, and Tie Beam..

Add the removal to ur cost

I always knew that was unavoidable. I was just wondering if it would be possible to remove just the timber used to create the fascia. Sounds like 50% of the woodwork has to go.

I have been following this thread throughout the lock down period and i must say it has been very educative. Kudos to you guys

I have been looking at continuing a project in my home town, this project has been left untouched for quite sometime due to paucity of funds, it's an 8 bedroom duplex intended to be the family home. Now considering it was roofed 16 years ago and the aluminium roofing has started changing color we have decided re-roofing is necessary when we resume work.

Now here is my question, is it possible to add a precast parapet to the structure without removing all the woodwork already done for the roofing?

Please find attached pics

P.S just an inquiry oo, we aren't resuming just yet so no bombard me with quotations grin

it's not ordanary glass, it's 10mm and pass through tufing manchine, before mount it, so that it can mot brake like others glass, and all the edge places have been dulled,with dulling manchine, ur hands can go through it the edge without any wounds at all, it's very ok,
