Good morning guys,
I called my account officer in Fidelity bank and he told me that there is a new policy from CBN that one can only invest from 50 million naira in treasury bill. I find that difficult to believe . Please can anyone confirm this information please?

So my phenomenal wife got her visa today. Below is the time line.

Visa application date :June 19 2022

Visa interview email: August 12 2023

Visa interview: Sept 07. 2023

ABH document request: 3rd November 2023

Submitted all documents on Monday 6. 11. 2023

Wife got approval mail : 8.11.2023

Sent all documents to the embassy on 10.11.2023

Today 17.11.2023, her documents with her visa was sent to her.

All thanks to God.

I am replying you as one that came to Germany as a DAAD Scholar. Before I left Nigeria in 2018, I was working in a firm where I make average of 400k a month, but I left the job to take up the DAAD scholarship. Fast forward to today, I am done with my M.sc, and working as an engineer here in Germany. The salary is like very good bro

I would advice to take the daad scholarship. the stipend is already bigger than the 230k self. and you can also work while schooling and still on the scholarship. Be wise.

This is for those that returned to Nigeria before the COVID-19 lockdown for one reason or the other and got stucked. Here we will share information about airline schedules and flights booking. Process of recovering your money on cancelled flights and possible opening time of the boarders.

As for me, I came back from Germany on the 2nd of March and was supposed to go back to Germany on the 25th of March. I have been stucked here for the past 8 weeks and it has not been funny . I even applied for the evacuation plan but wasn't included in the list.

The national broadcast by president Buhari today 27.04 did not address anything about airline opening for international flights, anyone got information about that?

Your suggestion about using N25 million to buy 5 plots of land and leaving the land to appreciate is speculative and people have lost big money speculating on real estate.

I will suggest buying 3 plots of land, and use N10 million to build a bungalow of 2 flats. Then rent out the apartments, the first rental income from the property will be used to fence the property. The undeveloped 2 plots will be like a garden or farm for the developed plot of land

With this your have taken physical possession of your property, you are getting cash flow from your property and you have protected your land from land grabbers

You wount just go and buy a land anywhere. There are places that the government has mapped out for development. In Nigeria we development is usually Transit Oriented development (Tod). If one knows a place the government is trying to build roads, its always best to invest there.. The appreciation value of such places grows geometrically. Not just roads, but maybe other developments like housing estates and others..

Sure.. Every state has a land use plan which is with the ministry of lands or the town planning authority.. A place where a plot of land is sold for 25mil will definetely be a developed area and must have a land use plan..

Brethrens, i need an evaluation on this. I want to buy a land (2 plots) in a choice location for N25 million, the plots are well fenced, the owner is genuine. The problem is this;

The owner says N25m last. He has put the property up for sale since 4 years now, every year the maximum offer he gets is N20m infact in the first year, he said it was N30 million but subsequently he has come down to 25m, little did he know that if he had accepted N20 million in year 1 and invested the capital, by now he will have at least N30 million (Capital + interest 15%yr one + 14%yr two + 12%yr three + 10%yr four) in Treasury bills/bonds).

My concerns buying the property is that it will cost N70 million to develop rental property that will generate N6 million annually. This means it will take at least 15 years to recover the N95 million expenditure before starting to count profit.

My other option is investing N5 million in the property by making it a relaxation center for food and drinks, i am not sure which of the two is best.

First as a real estate guru, I think the location of that property has reached its apex appreciation. For a plot of land to be kept at 30million naira 4 years ago and till now the land has only depreciated rather than appreciating, it calls for concerns that should be investigated.

Buying a land for 25mil and building a block of flat there is not the best option. The break even is always far fetched because of the cost of the land. Before you consider the second option, you need to undertake some investigation to know the land use of the plot. It is not everywhere that you can just start a relaxation joint and the government will allow you. First try to know what type of activity the property was allocated for in the land use master plan of the area, otherwise you will venture into a business that you will spend millions to pay for deficiencies or bribe to the government. A friends big relaxation area was just demolished 3 months ago after only 3 yrs of operation because that's not the land use.

My suggestion is, depending on the location and state you reside, you can look for cheaper lands in a place that is rapidly developing, use that 25mil and buy like 5 plots at 5mil each, in 2 years that 5mil land will become 10mil each. I bought some plots for 500,000 naira last year, just last month I checked and the property now worth 1 million each.. 100% in just 1 year, just because the government asphalted the road. Look deeper bro, real estate is the real deal if you investigate well.

You mean the Hohenheim in Stuttgart. if that is it, then i advice you to come. it is the best university of Agriculture in Europe and its in stuttgart, one of the best cities in Germany. I can help you get a job if you arrive around september in Stuttgart.

the both cities are ohk. weimar is in the east. the course NHRE is a nice one. i know 4 Nigerians studying the course and they are enjoying it.

Erlangen is also good as it is close to Nuremberg. I think Erlangen will be best for you.
