hi nairalanders, In the last few years abuja has had some tremedious growth, some rapid in nature while others has being growing in a decreasing rate from administration to administration more especially fom the likes of elrufai the former fct minister to the present day minister. We have seen bushes become cities and the rejected areas became the sought after areas. This present federal administration cant be detached from the current happenings in fct today, the change mantra has affected the country’s administration city. Today we have lots of distress sales which emanates from the pressureof maintaining a certain life stlye, home upkeep, medicals, educational reasons and so many more. These distress sales spans from building to land sales, the rentals hasn’t being left out most especially the big properties in the highbrow areas such as maitama, asokoro ect having more void period and vacacies, rent has being slashed segnificantly, but the likes of satellite towns has has the influx of main town emmigration, though, some landlords has ease rentals on their properties in satellite towns too. In all these changes in fct climate, some few districts has werge against this changes, the like of guzape today is the most sought after area in abuja today for the middle and upper class, the rate of property developmental is unpresidented edging the current inflation , more importanly, it is worthy to know the reason for this growing trend in guzape. Guzapeis the last district of phase1 in the fct and shares common boundry with asokoro also very close proximity to the presidential villa. It is the cheapest highbrow area in abuja today, the likes of maitama, asokoro and wuse2 has being optimally consumed and populated with houses and so the present politicians, young entreprenures and oil workers are left with the choice of guzape. Guzape has a modern infrastructure with a breath taking topograghy,this has made the housing design unique and more architecturally appealing. The security is top notch and electricity provision is almost 24\7. Other districts that are worthy of breaking the bank for are katampe extension , jahi and F01 kubwa KATAMPE EXTENSION: this is one of my favourity district, it is unique in its nature popularly known as the” diplomatic enclave” , you cant help but to fall in love with the architectural master piece designs, ambience, general nature of the district and world class infrastructure. It has become a highbrow end with the current prices of houses. It is also very close to maitama. Whenever you in abuja make out a day to visit this district. JAHI: this is still an upcoming district,located opposite katampe extension and gwarinpa estate with close proximity to maitama. The infrastructure is still ongoing with about 25% done up. Building constructions has seriously commenced and very affordable to the middle class for now but cant say in the next 3 years. I will advise for those that has missed out on maitama, asokoro, wuse2, jabi and katampe extension kindly take out the opportunity in jahi F01 KUBWA: among the districst located outskirt of main town, F01 is one of the best to invest in. the district is close to the city, about 20min drive to maitama, partly infrastructured about 40%, it has a very good landed title with less complication on acquisition. My findings gave me an average of N7m per plot of 600sqm on a tarred road which accommodate 4 to 6 units of 2bedroom flats at an annual rental of N700,000 per flat. An excellent return on investment and personal use OTHER NEWS IN ABUJA Presently it is a buyer’s market in abuja. The rate of distress sales in this recession is unprecidented. Sometime you get to see properties selling half the property value. The present market is more favourable to people in diaspora. For now, no rumor on any particular district for infrastruture provision under the present administration but there are indication that he will concerntrate more on satellite towns and will work on pending allocations submitted by ordinary nigerians in the last few years. hi nairalanders, its being a while since i visited nairaland property section and i must confess i have missed a lo,t but better late than never, in the shortest possible time i will be bringing up to speed a lot of happenings in Abuja with regards real estate (distress sales, most sort after district, prospective districts etc) and government policies. also stay tuned for a proposed affordable estate that will be ideal for nairalanders. really happy to be back, it feels like home again hakir |

Yes, close to the polytechnic, it is a matter of choice, over 150 people have bought into the estate and more people are living in the estate. Where will you get an estate livable with a detached bungalow having an ample space for less than N10m to full completion. Remember gwarinpa estate some few years back people weren't buying in cos they said it was too far to town but today gwarinpa is now town.
