@ modath, i would not subscribe for lugbe now except is FHA land, this is because of the various issues concerning lugbe district. you may want to consider other areas like kuje cos that will give you similar land value to lugbe lands (except FHA lugbe). FHA will have similar land value with apo resettlement area (opposite shoprite). |

2012, will forever remain a dark year to some prospective home owners in Abuja. Over 500 housing units were demolished towards the last quarter of 2012 with about 38 more estates on danger list. But with the swift intervention of the national assembly interim measures to stay action was initiated pending investigations to be carried out, whether this form as temporary measures for the demolition, time would tell. Also by law, if an approval exist without development action on the land within a 2 years period, the design is to be re-submitted to development control for revalidation. Lugbe estate developers rarely have approval from development control but are quick to tell the unsuspected buyers of the service plots that they have a backdated approval of almost 10yrs (never revalidated) from FCDA or AMAC (and not development control department). Likewise, satellite images has being captured on the area to ascertain the level of development as at the time of FCT reform by el-rufai administration. Development control department made concerted effort to sensitive people via newspaper publications to dissuade prospective investors from developing there. I guess the estate developers gambled on the fact that is lots of houses were developed there will be no way demolition could take place. The truth is that as at today based on the layout design yet to be finalised, most of the roads , drainage, green areas will definitely pass through most estate there. When next you want to buy estate plots in lugbe, always check with URBAN AND REGIONAL PLANNING DEPARTMENT & DEVELOPMENT CONTROL DEPARTMENT to make sure you are not denied of your hard earned money from some greedy land owners or developers. thanks for the inquiry, firstly the land is in an estate. the estate title is R OF O, which is under the mass housing scheme in abuja. this scheme was designed by el-rufai administration to provide lands to various able developers to provide houses to the public. the various off-takers details are sent to AGIS and a bill for C OF O is prepared for individual allotee within the estate. the C OF O bill isnt ready now and will be determine by AGIS, so for now one cant tell the bill for the mass housing c of o but hence, mass housing districts are located within phase 3 and 4 of abuja, the bill shouldnt be higher than phase 2 which is 5000 per square meter. you can start development immediately after purchase as the estate developer has already gotten global approval on the estate land, though the design approved is on prototype to make the estate uniform, but internal design alteration can be done on the buildings. the land is like anyother conventional land in abuja with a 99 years lease. the estate is only revoked if the developer on allocation by fct did not develop the estate after a giving period, on search at AGIS you can determine if the estate has being rovoked or not. |

either idu sabo or idu gwari is about 20-25min drive to the city center. abuja is adorned with numerious educational institutions both from private and public. gwarinpa which is 5mins or less drive to idu gwari has ample good private schools(creche, primary and secondary schools) while idu sabo is 5mins drive to turkish and baze private universities. it is also about 5mins drive to lifecamp and 8-10min drive to jabi and utako. private and public schools can be found in all 3 areas. social facilities within close proximity are: jabi lake and garden, IBB polo club in gwarinpa, mutilple strings of eatries and shopping plazas in gwarinpa, jabi and utako.
