Hi nairalanders, Very important information to prospective buyers especially in Abuja. Pls, always insist on proper documentations be it your relatives or friends. Closing a transaction, these are VERY! IMPORTANT documents to request for: - International passport data page. - A clear copy of the international passport preferably coloured which is unexpired. The primary allotee passport is important to get and if the property's power of attorney or deed has been registered by a 3rd party, then it's important to get the int'l passport too. - the power of attorney and deed of assignment should be signed by either the primary allotee or the party with a registered interest on the property. It's best you leave the POA or DOA "OPEN" if you don't plan to be the end user. - get consent letters preferably "OPEN" for d ff - * consent to collect C of O if it is an R of O * Consent to register deed & power of attorney - sales purchase agreement. In all of these make sure u contact the appropriate professionals to handle this on ur behalf. Lack of proper documentations has led to stale transactions These are either due to over familiarity. That u know d history of d plot shouldn't hinder u from properly documenting it. u may require same for financial transactions in future or bequeath same to ur love ones. So many crisis has occurred in families due to poor documentations Always sort out the right professionals to get this done to avoid this slogan of " penny wise, pound foolish" On a final note "IT IS BETTER TO LOOSE THE PROPERTY THAN LOOSE YOUR MONEY" on any transaction you are not too clear on Haven elaborated on d need for proper documentation for landed properties, these are d requirements needed from a seller of a commercial or estate properties & also d ills of not getting them: - photocopy of the cac document - form C02 & C07 - board resolution - ID of 2 directors - power of attorney - sales purchase agreement Also make sure the signatures corresponds with the ones which were submitted in AGIS during the allocation. Not having a board resolution could lead to litigation if a board director claim ignorance of the transaction. Always use a legal practitioner with a vast knowledge on sales. I just called off a transaction due to lack of these documents and irregular signature. It would have being next to impossible to perfect the document title when needed.
