Hi nairalanders, in recent times propertied in abuja seems to have more supply than demand, this has in some cases brought down the prices of real estates in abuja. Some major factors can be attributed to this such as:
1. Insecurity state of the nation. 2
2. The political state of the nation vis-a-vis 2015 general election.
3. Lack of budget implimentation (lesser liquid cash in circulation)
4. Sale of treasury bills by CBN (moping the little liquidity left in the economy or in circulation)
Though, property prices are crashing down but not as that that took place in lekki in lagos. If this trend continues till big sallah, the price of real estate in abuja will further crash down.

i think the quacks out there are begining to affect the way a highly trained professional thinks this days. in my opinion and as practiced in abuja 5% agency and 5% legal is ideal on a rental property.

the issue of 20% for agency and legal combined is real unassuming and unreasonable. its like the agents are competing with the landlord.

i will love to see an institution regulating the quack's activities by organising them under one umbrella and giving them good training.

the nigeria institution of estate surveyors and valuers should rise to this occasion and not be seen to have being part of this annomaly in the system.
