You need to ask her the reasons she doesn't want to settle down;

1. perhaps she is not comfortable with your present financial condition or
2. some other characters you have been exhibiting or
3. she has met someone she feels more comfortable with or
4. she has never been in love with you all these years or
5. you have been the only one serious about the relationship or
6. she has some dreams/aspirtations she wants to accomplish before she settles down

Only her can give you her real reason.

I am not capable of this unconditional love; the only unconditional love I have seen is that of parent/child.

For body odor, I suggest the guy shaves his under-arm regularly, uses a good deodorant and takes his bath at least twice a day and add lime juice to his bath water. The body odor will be eliminated within a week.
For mouth odor he should consult a physician for a lasting solution but in the interim he can upgrade his dental hygiene, drink lots of water and always have chewing gum handy.
He can manage his being unkempt by keeping his hair well groomed, wearing clean and well ironed clothes that fit properly.
