I need a reasonable estimate from anybody this group who can handle this project, please.

Structurally, this is strange. I don't think this bricklayer of yours knows how to read Architectural plan(because no designer will use sandcrete block to replace reinforced concrete). This block-made column will never be able to withstand the concrete fascia(parapet) load, the roof load etc that it would be subjected to.

Please desist from giving your works to quacks.

I do not see granite here? Do you already have granite or you intend to use sand + cement only?

What is the size of your blocks?

If it is 6", you can get already sawed 1x12, that way you don't get to pay for sawing. 2 of the sawed wood is sold for the price of 1no 1x12 wood.

Ask for a breakdown of the sizes of the wood they are buying. Watchout, what you need is 1x12, some will sell 1x10 or 1x11 for you all in the name of that's "how they cut it these days"

Go get the prices of the wood yourself, they might quote 2x2 or 2x3 for you to brace Arcs & co, you can use bamboo instead(it's cheaper)


Try to get min of 2quotes from carpenter & iron bender

Your transportation quote, ask o, does it cover loading & offloading?

Abeg o, this your 70k trip of sand, is it 4in1 or 2in1 biko?

We have granite on ground already, the size of the block is 5", I am going to the sawmill direct so as to get the correct 1×12 and the off cut from the 1×10 will be used for brace. Getting wood from sawmill is actually cheaper than from retailers. The quotation they gave is actually what am working.
The 70k trip of sand is 4 in 1.
The transportation quote covers loading.

Boss, Good to see you are making headway in your quest to get a working Architectural design, However I have my reservations about this particular floor plan.
1. Transiting to other spaces from the anteroom through the lounge isn't a good idea, the idea of an anteroom is to give the lounge a bit of privacy especially when important guests are meeting in the lounge, hence the essence of the anteroom in my opinion has been defeated.
2. Your lobby is a high traffic space and should have a primary source of light to reduce the possibility of accident. Find a way to lit up the lobby please.
3. Your kitchen terrace is a non functional one, there are so small that they may not even take up your door swing. Kitchen terraces usually serve as a waste collection point, where you deposit kitchen wastes, at times users even go as far as having their gas cylinders stationed at the kitchen terrace.
4. I can see some wasted spaces, I marked them red.
5. Circulation path in one of your rooms is a diagonal one and would affect the furniture arrangement and the overall space use.
