If you are an investor or a businessman seeking to either establish or erect new structures in Abuja, then you are in the right place. I understand that so many people have been confused on why a lot of demolition is being carried out in the nations' capital, Abuja.

Well it is not far from the simple reason of getting a genuine approval from the authorities in charge. I have decided to enlightened you, my audience, on how the Department of Development Control, Abuja operates. Without wasting much of your time, these are some of the reasons why you should get an approval from Development Control, or have your structure demolished.


1. To Avoid Landuse Contravention
This is the most important part of this article. Investors need to understand that every land has its own use. It is an offense for a developer to build a residential building on a commercial plot or vice versa.

Why is it an offense?
As land is scarce and highly competitive, the Abuja Masterplan has been designed to proportionately allocate plots of land for different landuses in order to maintain a sustainable environment. The Masterplan was prepared by professionals and each district was designed to accommodate a specific amount of traffic, infrastructure and residents. Going against the Masterplan will only stretch the provided infrastructure.

Let me use this analogy to illustrate. Mr. Okpa is an investor who is willing to come into Abuja and establish. Mr. Okpa now built his commercial structure on a residential plot and began operation. Mr. Okpa deals in food processing and he owns heavy duty vehicles for his logistics. In addition, he runs his generator almost all the time and discharges fume, from his processing machines, into the air during the process of carrying out his business activities.

From my illustration, Mr. Okpa owns some heavy duty vehicles which run on the street (designed for low traffic volume) that stretches the streets limit. This will definitely lead to collapse of that street. In addition, his business activities constitute nuisance both noise and air pollution, through the sounds of generators and smoke coming out of his food processing machine.

Mr. Ita, Mr. Iba and Mr. Gee are close by neighbours living around Mr. Okpa's processing house, and they are not happy about it due to the inconveniences caused by the business activities. This is enough to bring your building down by the authorities.

So you need to seek for an approval in order to be sure where your plot falls under. The best thing for you to do is to consult a registered Town Planner or the District Officer of the district where your plot falls under. Or why not make consultations with these professionals before buying the plot. This will save your time and money.

2. To Avoid Building on the Wrong Density
Another reason why you should apply for an approval is to avoid building on the wrong density. Unfortunately, this has been one of the major problems with investors in Abuja. Many developers just move to site without seeking for approval or consulting a professional. The Masterplan accommodates for low, medium and high density neighbourhoods. These densities corresponds with different plot sizes. According to the Abuja Masterplan, the densities and their corresponding sizes in square metres are as follows;

450 - 750 Sqm for high density (6 - 8 families acceptable standards)
750 - 1500 Sqm (4 - 6 families acceptable standards)
1500 - 2500 Sqm (1 - 3 families acceptable standards)

Note that these standards are subject to changes.


Why is it an offense?
A developer is not authorized to build a bungalow on a high density plot. Reasons because it is meant for 6 - 8 families. In other words, a block of flat, with 5 floors, should be an ideal design for a high density. This development encourages developers to go up instead of to spread out wide. The idea behind the high density, is to accommodate the growing number of people coming into Abuja on a daily basis. Have you ever wondered why the skyline of New York is dominated with skyscrapers?
