opalu: First check whether the site requires sand filling first before the foundation. As for what depth of foundation to will depend on careful site examination. Since its bungalow, the foundation is not too critical though there are bungalows that experience faulty foundation. good day opalu,please I would need your advice on this.i have a friend who wants to build a bungalow on a land at ibeju lekki although the area is a bit waterlogged but his land did not have water on it when I visited the site early this year infact its was sand sort off but I knw when rain falls there might be water there. pls what kind of foundation type do u advice for the bungalow.if its raft what height do u advice my friend to use for the raft foundation since its a bungalow |

opalu: I have been involved in the structural corrections of more than 1,250 buildings that were wrongly built in the past 10 years. In all, I have discovered the major reasons why buildings fail structurally are 1. Lack of professionals on the project. The some sub reasons that owners give are that they don't have money to pay them since their charges are avoidable. And also that they themselves have ideas about buildings etc. When there are no professionals on the project, such project will not have the necessary CORRECT designs/drawings. Such projects won't have the right professionals Supervising the Construction Process. 2. Another major reason for Structural failure and foundation issues is the use of substandard materials. These include reinforcements, Sharp sands, Granites, Cement even Water etc. So many Rebars being used can easily cut or rust. Water that contains impurities is not safe for concrete a since those impurities attack the concrete. (Chemistry 101). A Man wanted quote one day and I gave him. But he went for one desperate Contractor who used filling sand to cast concrete! After 6 months, the suspended slab (decking) started vibrating like water bed. I was also called upon and i corrected it at a cost 3 times the cost to build a solid slab. In addition, using the same size of granite (coarse aggregate ) can weaken the concrete. 3. Another reason for failure in buildings is the use of wrong methodology in construction. For instance there is a method whereby wet concrete is vibrated in order to expel voids and holes inside. If you are using pole vibrator, it has to be poked into it left in there for brief interval and removed and poked somewhere else. Some quack roadside casters just use stick to shook here and there or hit here and there. Even if the vibrating machine is used wrongly, it will trap voids. Every construction work has best practice that if not followed, the result will be bad. Another example is that when a carpenter lays the 1x12 for first floor slab, every hole between the planks must be covered with well sliced cement bags nailed with tiny nails. This should be done before laying of reinforcement. Reason being that when casting is done, the wet concrete usually slip through those holes thereby weakening the lower part of the slab which is subjected to tensile stress. But due to the leakage of the concrete at that bottom, what plasterers usually do is to fill it with mortar before plastering suffix of slab. But don't forget that the reinforcement were exposed before. So structurally, the bottom reinforcement is nonexistent. So when there are tensile forces, the slab cannot withstand them and what do you get? CRACKS!!! Then your fine POP starts cracking, blocks starts detaching at first floor and even crack etc.

daviejay: Proposed floor plan. davejay congrats on your project but looking at the plans carefully and speaking from the angle of an architect I think you need to make some amendments on your plan. 1)make the bathrooms of the 2rooms at the left side of the building to be in between the lounge and the rooms so d rooms can be cross ventilated. 2)remove the lobby wall between the dining and the masters so the dining becomes bigger to accommodate the dining table and also access to the lounge. 3)u can have a space between the master bedroom bath and the store so u can introduce another window thr so the masters can be fully cross ventilated 4)block off the entrance from the anteroom to d masters cos its not good for a door from the anteroom to lead to d masters for security reasons. I have attached a sketch to dis message hope it swill help u just show it to ur architect he should be able to effect the corrections on your design

omorere: please my brothers in the house, i need an approximate estimate for a two storey block of 6 flats in a swampy area in Port harcourt brother omorere sir,there is no way you can get an approximate estimate for that building. the best way I will advice is to get all your drawings done then you give the drawings to a quantity surveyor to give u estimate of what it will cost u to build that house.it will guide you in your expenses. I am an architect/building contractor I can only give u a rough estimate but a quantity surveyor will give u something more accurate as requested by you sir. |

sunnydayasaba: tnx for pointing this out, my tiler gave me total quote of 330 square and he told me he i will have to pay 400naira per square last, do u think is a fair deal or any idea how much they charge per square for tiling. Also like how many carton of tiles do u think i will buy to cover this 330 square. Urgent response is appreciated. based on present prices for workmanship on tiling job I think the 400 is ok cos tiling now is 500 for a job im doing but my tiler agreed to do it for 450 so if u get 400 I think its ok cos anything below that 400 might lead you into giving the work to a quack and trust me you don't want to knw or see how a bad tiling job looks like.for layoing of marble or granite tiles u can get it don't for 650 or 700.to know the number of tiles to cover the 330 sqmts u have to ask ur tiler for the size of tiles he wants to use and how many tiles are in one carton then I can help u calculate. We have tiles of 600x 600,450x450,400x400, 200x300 depends on what you need it for.you can call me on 08031332857 for further clarification |

nd07: even in woods purchase & quotation , such is done. imagine where d contractor gives u an estimate of 250pcs of 2x4, 500pcs of poline, 150pcsof 3x4, e.t.c. d funniest thing is that he will ask u 2 make ur own price survey after which he will tell that he has a supplier known 4 selling good woods. u may fall in2 ds thinking that u've known d prices. d supplier would invoice d estimated quantities but during d supply, they reduce d quantities, some wt 50, 150,20,30pcs frm each size knowing that u'll find it difficult counting them one by one. later d contractor goes back 2cllect d money worth d reduced qty. some cases he ends up pocketing as much as 200,000 to250,000. like I said earlier,the best solution is for the client to get an independent quantity surveyor to give him a material schedule.this will let the client know the quantity of material to buy for each stage of work.its simple as that intsead of worrying ur head if the contractor will make money from the quantity of materials bought or noit |

jaz: I don't mean to derail a bit, but on the average what's the cost of building a 6 bedroom duplex ? well its always better to get a drawing done first then you give it to a QS to quantify for you,by that way you get the exact cost that will finish the building cos of cost of materials etc well for a duplex I design and built at magodo 2012.downstairs it has a ,1 room bq attached ensuit,a guestroom ,waitingroom wit toilet,kitchen /store ,dining and living room/bar.upstairs we have masters bedroom with walkincloset ,toilet and bath,a room as office,a small box room,a gymn , family living room then 2 other rooms ,one for the boy and one for the girl and a swimming pool. the cost of the building without the swimming pool cost like 35million while the swimming pole 10 by 5m cost 5m. mufutau55: that is why I always advice people to always go for professionals,they may be expensive but they save u from a lot of stress, damages and wastages but its so unfortunate that we architects are he first to suffer from clients as they get designs from quacks like draughtsman etc and later on the design becomes hard to use in building but for the few clients that have listen to me they have been able to enjoy my professional; services as an architect and building contractor. Muyesky: Yes, in the long run it will but the casting on the board itself has already formed affinity with the solid surrounding walls which happens to be the intended purpose. Water cannot even get to the casting itself again. This is as a result of waterproof polythene and cement already in the mixture. The wood is just a one off function. Muyesky: Once dried up, the man hole will be used to suck out water thoroughly and eventually blocked off to give an even, perfect and leak free septic tank.
