kikuyu1: Pray, tell! Here's Makoko and some of the 250+ slums in Accra Sakawa boys and Okadamen are strangely silent about screeching 24/7 about Kibera, which btw has constant power and newly introduced public toilets. We've covered the Waffa toilet issue too many times to rehash the true state of Accra, Kumasi and most of Naij incl Abuja CBD in this regard.
now you're even posting Nairobi as Ghana and Naija... As well as unoccupied places in Cape Coast
Desperation is a bitch all because you've been exposed again .
The poverty tag and slum tag on you guys is not going away
popizaino: Charlie what changed? This new you is impressive. Container shops or kiosk shouldn't be tolerated along an asphalt road, it should be restricted to areas with dusty road and once the road is been asphalted then, they should move them away. The truth is that people will not move unless their is a law that restrict them. My mum herself own a big containers were she sells this provision when there is an option for us to build her a shop right in front of the house. I often tell her I wish the government ban this things and she knows how I mean it when I say it.
nothing Changed I've never deny that they aren't.... I've only argue that they are necessary.... because you can't move a vulcanizer into a shop that is away from the road or your favorite fried yam seller or roasted meat Seller away from the road...you just end up inconveniencing everyone... Then you ask your self the question if they can afford to pay 50,000 cedis for a shop.
You mostly find them around places with high human traffic .... Ie Junctions and taxi ranks, then you have thousands upon thousands of good shops.
I also owned a container shop where bread is baked in by my old woman and supplied to various shops even though the 16ft by 16ft shop at my house is empty and unused
popizaino: Is there any area in Ghana aside airport city, cantoment and maybe dworwulu without those containers and kiosks?
It is not prohibited for those provisions to be sold in shops built with blocks. Containers and kiosk doesn't befit an area were land and houses goes in the region of hundreds of thousand of dollars.
There are many areas like North Legon, the area we are currently talking about, all the communities of Tema except 1,2,3 , Spintex neighborhood, all the Ridge neighborhoods, and etc...
Sure container shops are a nuisance... But to avoid and uprising of peasant, it must be tolerated .... In no time, they also grow financial wise to move into the numerous stores available.
popizaino: Yes it is an entire area filled with beautiful stand alone houses but like the most part of Ghana, you will always finds depressing sight of containers, kiosk, dust to mess up the entire neighbourhood.
there are no kiosk there and sand on their roads comes from the continuous construction happening around. But I will be nice to have kiosk shops around that area so people can easily get their favorite candies, biscuits and soft drinks to buy instead of driving to their commercial area.
popizaino: Yes the government knows, the citizens themselves knows only just.40 thinks otherwise.
Around September we were driving around Accra with an uncle who just returned from Germany and immediately we saw one multiple story building with about twelve apartment,he immediately said this what we need in ghana not everyone wasting land to build as they like.
do you know why Hollywood, Beverly hills and co never entertain the idea of having group of poor people housings and any form of social housing in their communities?
Just find out and you will know why most communities in Accra will never want that kind of mess after viewing Nairobi
popizaino: You know how it works in ghana but you can try and deny it openly. It fizzle because they know their party/Givernment would be at risk,if they try to relocate and demolish structures for such redevelopment. They would lose massive vote of those whose houses might be affected and their sympathizers.
Exactly so ..... But also they realized that the only place that will be worth demolishing will be just Nima and Mamobi
The tween communities that were allowed to spring up without any plans because we needed somewhere to house IDPs from the Northern conflicts of the 80s 90s
rvp2018: Which places? Watch the entire video - it's just 10 minutes - in the middle is likes of Kasoa - the whole of Accra is very depressing. It's why other races think lowly of Africans.
Can you really compare to Nairobi? When will you get here? And yet Nairobi is still poor city. We dont even have definition for Accra
When you mention that you live in this area, you get highly respected because the mansion there are all in the million of dollars. Properly planned with a road after every acre of land
Simply because the private sector has created and even better situation which is working business sense wise.
The travel time from Kasoa to Accra without traffic is 45min. Tema to Accra is 20 minutes when you use the motorway.... How fast do you think it will be like with uninterrupted transport?
Ghana need more of the ones you've saying we don't need .... We will not be creating the kind of mess in Nairobi here in Accra.... Doing so will just be like blindly walking into a mess
rvp2018: Nairobi Metro is close to 10m - about 7-8M. Nairobi if allows Slumization (private informal sector) will become another Accra or Lagos in few decades. The housing sector has to be formalized - pension funds, insurances, big housing companies and gov to provide social housing. Gov doesnt need money to build houses. Let use Kibera for example The slums are in very prime areas - Kibera lies btw Upper hill/Kilimani and Langata/Karen An acre of land in Kibera would easily sell for 5m dollars - minimum 2 million dollars. Now kibera is 650 acres. That land is worth 2-3Billion dollars or about. Give a chinese developer that land - tell him to squeeze the current 200K Kibera people into 20 percent of the land - and rest to convert for private market rates houses- and pay himself. 200K people probably live in 50K units. That chinese can develop very basic units for 10K -20 usd each- that is 500M- 1B dollars So that land is even more valuable - than providing them free houses. The same can be done in all Nairobi slums. That will clear backlog of slums. And gov can start to keep up with social housing needs...
But if Kenya was to continue - we would become Accra - HUGE ENDLESS SLUMPOLIS - where everyone wakes up and build their own thing
Accra and Lagos haven't even gotten close to your level of slumminess.....
You're talking about housing formalization as a big dream for Kenya.... It will never happen in Kenya untill you guys can improve disposable income like in Accra and Lagos.. Untill then ... The slums will keep growing in Kenya
rvp2018: Nairobi has 4.5M people. See you cannot engage in an adult conversation before going off tagent.
Slums are created by private informal housing sector. Kenyans were not richer in 60s,70s and 80s - yet the slums arose in late 80s and blossomed in the 90s. The reason - previously Kenya gov and city council use to build social housing - but at some point IMF/WB said - you cannot do that - it's too expensive - you need to balance the budget bla de bla
The solution is simple - gov provides social housing in urban areas - like it provide free primary, free secondary, free university and free healthcare. Housing is basic need.
lie ... Nairobi has 10 million people ( mind you I'm not referring to the city )
Yeah the solution will be simple if your govt had money but it does ... Hence the huge mess that keeps getting bigger.
rvp2018: Ask anybody to show you completely unoccupied rental in Nairobi. You think because we dont pay 2yr rent in advance and wait for months to get a house - that there is oversupply As soon as rental is done - it get filled up in 2-3 months. Of course because we build apartments there is far greater supply than in Accra or Lagos - and also urbanization rate is still low.
These current people living in slums and slumscrapper dont stay there for free. They still pay rent. yes that segment will not afford to pay 80USD because their current rent is 10USD. That is part that will be dealt by providing them free housing under slum upgrading program...slums are in very prime area. A developer can afford to give them free houses and build vertically - generating far more units.
But that is small component - the majority of Nairobeans living in Eastland paying rent of 80usd to 200usd - can afford these houses - converting their rent to mortagage - and all benefits of a home owner.
As for Ghana - where do we even begin - maybe having centralized sewage system - because frankly apartment cannot work with soakpits and cesspool.
A single plot of land can squeze upto 20 units - and be occupied by 100 people. Now imagine all that waste water and solid waste....which cesspool will handle that? It will fill up every 3 days.
there is no over supply in Nairobi...
There is not just that many people who can afford those apartments because people don't make much...
Urbanization rate is not slow in Kenya because you guys build apartments , it is slow because Kenya is not developing as fast as it should....
Free housing from where ? Please don't make me laugh, you guys can't even connect the 70% of your country that are villagers to the national grid for free and you're here talking about free housing for 8 million Nairobians living in the slum?
2) Show me evidence there is oversupply in Nairobi. In fact there is huge backlog of deficit. We are building more and more. This is not Ghana or Nigeria where you squeeze 10 people in corner of main house. Or live with relatives from the villages.
3) Secondly that is tired line. These house are affordable - meaning they will cost whatever it's currently costing them. There is no need for their income to increase - because we selling the house at current rent - except they eventually own it.
Africa is not developing because half-witted polemics like - housing is an income problem
People deserves to live in decent houses....it doesnt have to be luxurious - but surely basic house with basic features is affordable to an okada rider - as long as gov subsidize the housing by providing free land, reducing taxes for targeted developers and providing loan guranteers to these otherwise credit unworthy individual.
The model already worked that is why 325,000 kenyas are waiting on the line to snap houses.
British colonialist before they left use to build thousands of affordable housing - Kenya gov continued - until some idiots at IMF/WB in 1980s - prescribed structrual adjustment program - that cut off all social programs - from education to housing - and now slums have taken over.
Kenya gov like many have since dumped those SAP policies - and gone big on social programs.
who said there's over supply in Kenya? I said what is being built, Kenyans can't afford it so they remain empty... Get the difference.
If they were affordable for Kenyans, they won't remain largely unoccupied .... It's because Kenyans can't afford it, that is why they are 90% plus unoccupied.
The slums took over because people lives were not being touched by tea farms owned by corporations paying them peanuts .... And they will keep getting bigger with more and more people ending up in slums around Kenya until people economic conditions are improved.. Else quality, beautiful and great homes will be something of an illusion for Kenyans.
rvp2018: Why would people be building houses if there was no takers? Lagos & Accra have over capacity because there is no formal sector to generate jobs and income.
200 dollars is for very cheap house in Nairobi Eastland - a two bedroom. It's Nairobi lower middle income.
Rent in half of Nairobi - that is West part of Nairobi - plays around 2,000 to 5,000usd - even more than that - for standalone - and for apartments 800usd to 1,000usd.
people are building for the same reason why China build empty towns ..... Now they are hoping that tourist season will come so they can make something from it...
It's the only investment opportunity in Kenya.
The highlighted is dumb (I'm even wondering what you're talking about)
Yes 200 dollars is very cheap to a Ghanaian or a Nigerian but unaffordable for Kenyans..
rvp2018: In your life time you'll not even to Ngara level. By next year this place will have 9 - 34 floors building. Entire Ghana doesnt have a single 30 story building.
Already nearly 325,000 kenyans have registered for these units- majority paid the deposit. They are just waiting for chinese to finish construction.
Kenya Mortagage REFINANCE company will take care of mortagage by topping up commercial mortagage rates.
By time you're done with your madness - you'll be looking for VISA to come and beg in Nairobi streets
I live in a 4 bedroom mansion here ... All I see are Kenyans coming to beg here.
Like I said, no Kenyan company offer a 30 years mortgage even at 2000 dollars a month, let alone 80 dollars ...
Most apartments are empty while filthy slums keep holding 80% of Nairobi 10 million people ..... Untill you address the fundamental reason why people don't have disposable income...
