Would prefabs work? Yep! There is a dearth of quality stock housing in Nigeria and the supply rate is much lower than demand so tyhere is your market.

I often hear of new technology which usually translates to more money. The key for a developer may be quicker build but doies this translate to cheaper for the buyer because that combination of quick and cheap is what the market needs for a freal breakthrough.

But long and short is yep! Quicker delivery to the buyer will be welcomed in the market.

Point taken that the government will cap the rate of new entries to the Uni but the existing students need a conducive environment to study.

The government wont (cant) reduce the current population of students but would ask them to find decent accomodation and that is what the investor is providing.

I think its a good idea and good prospects exist. The government should also look at developing more universities as the population of university students continues to be on the rise. Maybe they should outsource the provision of campus sites (as a private initiative scheme) so we all can make money?!!

Land in Ejigbo area of Lagos for farming is not feasible.

Must it be around there? As the areas are high density working class neigbourhoods which are fast growing.

You will have to look in the area on the outskirts such as Lekki Epe Axis, Lagos Badagry Axis or Ota, Ojokoro, Agbara, Mowe etc. These area are on the outskirts but highly accessible.

It will be the most progressive Law ever to be introduced in Nigeria. As it will open up the real estate industry and every aspect of the economy. Opportunities shall then be abound.

This will earn President Umaru Yar'Adua a place in History. One may argue that we havent seen the Bill but any modification of this Obj decree can only be better.

as it is now the private sector is constrained by the decree in real speculative or long term development because of the decree.

It wioll be welcomed by all and sundry.

Hi

Looking for property anywhere can be tedious but in Lagos it is little bit more so than other places. For N6m you may be able to buy land or a flat in one of the low cost estates. For example, Lekki Phase 2 land with Cof O will be between N6 and N7m? In some of the non government reserved areas along the lekki axis are available for less. I guess its key to first decide what you want and where and like they say the rest is history!

Hi,

Building in Banana Island depends on the type of restrictions on your C of O. Generally, there are two types of developments commercial and residential. Most of the residential p[lots allow you to build no nore tahn 2 single family dwellings. That is a 2 semidetached houses or 2 detatched houses. Commercial plots on the other hand may allow you build multiple family dwellings but subject to approval of the Local Planningf Authority. For example: There is a development in the area recently completed which has 6 semi detached houses on about 200m2. I guess it depends on what kind of plot you have.

Investing in properties in Nigeria is serious business and one has to look at the kind of investment that you would like. Ketu may be great for you or it could be VGC or Ikoyi?

The most important is what you want out of the investment and how much you can afford to outlay. Once that has been estatblished the rest is easy. Would you like to buy multiple units and live in one unit? If that is the case where would you like to live?
