This forum has all the imaginable and unimaginable merits it richly deserves except the singular fact that its administrator/s has/have not been able to motivate advertisers to always post sufficient pictures of their properties on sale. Frankly speaking, the people actually buying properties by the influence of this laudable forum live abroad where it is established that one picture frame speaks over a thousand word.

The fact that advertisers were not pasting pictures yesterday does not mean that they should not be doing that today.I know that there is slight difficulty for advertisers to do that in NIgeria because of the peculiar environment native to the Country. However, advertisers should raise the bar to boost their sales. One should take the lead in this direction. The only problem I envisage is that most of these sellers do not actually have something to show buyers who ironically have the money to buy their property. All they have is expanse of land named as estate they dare not show foreign based buyers lest they become discouraged and flee

Are you aware that there are many land speculators who, for some time past, aquired countless acres of land especially in Ofada and Mowo areas in the early 2007s with the sole aim of selling at prohibitive prices today but still without success? If you looked carefully in the last 3 or 4 months, their expectations are begining to show some marked drop. Prices are begining to be adjusted to suit the reality of the time. Those speculators who still think that better days are still ahead should forget it.

I still read in this forum prices of property in the region of billions of naira. Are you unaware of the current global meltdown? Do you belong to the group that still believes Nigeria is immune to this phenomena?

I tell you the truth, estates like this would, in a matter of time, turn into the likes of police barracks at ikeja or the army type before iya number. In abroad where I live, council officials have started demolishing social housing structures like this one and replacing them with less concentrated ones over several areas. The tested reasons are many and varied. 1, in no time, untold anti-social behaviour would start to rear its head (gangsterism, filthy environmental condition, adultery, disobedience to parents, arson, thefts, property wear and tear, abuses of all kinds and etc)

2, terrorists target,

3, religion intolerance;

4,above all,difficulties in selling your flat etc)

So my advice is, consider buying properties in estates of private ownership where people of all walks of life own property, not a place designated for so called "low income earners". Besides, the price is too much for this type of property cos the builder has actually mazimised profits by taking advantage of infrastructure economies

I have not started building at all. Everything appears too complicated for a prospective builder these days in Lagos. Maybe I may just buy one or build 4 flats to decking level. I wanted someone in the house to give me the estimate for a 4 flat storey building to decking level, nobody has responded
