My SOP was 33 pages long. My essay alone in my SOP was 8 pages long. I was told to reduce it, but I didn't. There's not a specific rule book to this. oluayebenz: VO that have hundreds of application to treat will read 29 pages SOP by a single applicant?

It might be an error, but the student should make an effort to reach out to the school for correction and they should pay the required deposit. vicdon: Is it possible to get a payment receipt and pal from a school in canada without making any payment?
Ocas shows paid, payment receipt shows that 20,000 cad has been paid, but the student did not make such payment. |

I got a property as a deed of gift and I didn't evaluate it with a surveyor and valuer. I thought about doing it but considered it not necessary after the surveyor had requested 250k as his service fee. I only submitted the signed document for the deed during my application. I think meeting the minimum financial requirements and documenting how the money was acquired is what is important to the VO. All other things are just additions. sternakin: Applying for a visa is like applying for a job especially when it's non appearance,. In applying for jobs, your resume and documents presented must be so attractive and convincing to the employer that you're more capable than the others before the employer can deem you to be the one fit for the job, it goes beyond just having a university degree or polythecnic diploma.
Same is for visa application approval, it goes beyond having funds on account, the visa officer want to know your economic status, source(s) of the fund especially if you have recent lump sum deposit (s) and home ties that can facilitate your return to your home country at or before expiration of the visa granted.
The top secret is the use of valuation report of landed property(ties) owned to butress the applicant's finacial status and strong tie to the homeland. A valuation report is a document prepared by firms of duly Registered Estate Surveyors & Valuers showing the current market value(s), that is the current monetary worth of your landed property(ties), the use of the property (either residential as owner occupied or rented for income generation etc).
So, the report can also show source of additional income for you and could be used to back up landed asset liquidated to raise huge deposit or fund on account. The report will also indicate how the property(ties) will motivate your departure after your study or visit and how you plan to utilize the property (ties) upon your return to your home country.
So often times, money in the bank alone might not guarantee you but other support documents like your property/assets valuation report could do the magic. It is a known fact that people sell some property/ties owned in their home country before relocating abroad and will use the proceed or equity to fund or establish themselves after relocating and other remaining property(ies) back home as fall back (home tie).
The immigration office appreciate the fact that you can sell property at the point you're required to and supply the information/proof and has made allowances for that.
Therefore, all you need do is to get a firm of Certified Estate Surveyors and Valuers that is "skilled" in writting this kind of valuation report (cos some basic information that are to be included) to value the property and give a report stating opinion of the current market value of the property , such valuation report MUST be on the firm letter head, duly stamped, sealed and signed. The immigration body can then see how much equity you have on the valuation report.
If the property is on mortgage, you'll need to submit a mortgage statement from your lender showing how much money is owned on the property, then you submit a valuation report along with it to be able to see how much equity available to you on the property. Therefore, a valuation report is not just a document but a very useful one that could facilitate your visa approval.

From my own experience, my sponsor only wrote a letter of sponsorship that was notorized. My sponsor is my sibling. I think if your sponsor is your sibling, the sponsor doesn't need to do a deed of gift. A sponsorship letter is fine. If your sponsor isn't your direct relative, I think they should do both to be on the safer side. Mamaoseme33: Good day hux

You're not outrightly going to say "I intend to stay back." What I meant is list your professional achievements with details if you have good one. There are professions with a local community, talk about how you intend to learn from the community and what you can also do for the community as a member. This is a what I meant by saying making an impact in the economy. Know thy course of study. Jeboy: Congrats.

I thought that itself is a red flag that is we must all must pretend and give them an impression that whether study, visit or work are returning home. PPR alert!!! My BVL dropped 24 hours before my PPR came. My application timeline was 13 weeks. There was no update on the New portal tracker and the tracker account I registered on. Even when my BVL dropped before the PPR. Nothing changed on the tracker. IRCC will humble you, but trust in Jesus, he's forever faithful and merciful.
I'm a first time applicant and I did my application process myself. I used the New portal. My POF documents alone was almost 100 pages. SOP documents was like 30 pages and I compressed it to 1.8mb. I used almost a month to write my SOP, because I needed to sell myself, not just as a mere student, but as someone who will make valuable contributions to the Canadian economy with my professional skills.
A total of 45k CAD was my budget for this application. Documents used: 1. GIC (20,650)
2. First semester tuition receipt (11k CAD)
3. Tuition balance in my domiciliary account(8k CAD)
4. Flight and ancillary expenses of 5k CAD.
5. 15 months payslips and invoices from previous employer to my current employer and side gigs. Bureau de Change deposit slips.
6. Housing deed of gift which was legalized by the court.
7. Promotion letters (I had like 3 promotions in a year and 5 payrise when I worked for some Nigerian companies). Reference letter as a volunteer for an NGO.
8. My sponsor notorized the sponsorship letter. He also sent the full money I needed to my account. He gave me a copy of his residency permit, passport data page, investment account statement, employment letter and work permit, payslips for a year and his most recent picture.
9. I used my parents as home ties. I hardly take pictures of myself and I had no recent picture with my family, so I used family pictures of when I was a teenager and I added a recent family picture which I wasn't in. I have a registered business which has never been operational since it was registered almost 2 years ago. I explained the reason my course program would give me the required skill needed in running the business when I return to Nigeria (I didn't submit a tax clearance because the business has never operated. But I submitted the CAC and shareholder documents).
10. Previous study visa rejection letter from another country's embassy. The admission letter of the school that admitted me (Still the same study program as in Canada. My study program is on the list of the programs Canada wants and would give PGWP for). The full tuition receipt I paid and the tuition refund receipt.
11. I'm in tech and I have been in the same job role for almost a decade. (I have worked remotely for companies in the top 10 tech countries in the world list). As a remote worker in Nigeria, you need to have multiple receiving accounts because of different clients and employers would give you their best option to send your money. I had 4 different foreign receiving accounts. I explained each and every transactions I got in them (I had lump sum transfers) and why I had 4 different receiving accounts and their pros. Even when I realized that I didn't attach some lump sum receipts to my POF documents 2 months after my application, I sent it with Webform and explained it.
12. My SOP explanation letter alone was almost 10 pages. I was truthful with my application. Where I had an error, I stated it and I showed proof on how the error came about.
13. I did upfront medical at Q-life because it was cheaper than IOM a week before I submitted my application.
This whole Canada thing was orchestrated and led by God, and all the glory, honor, and thanks belongs to him.
I acknowledge the effort of and I thank @Zubizareta and @JMG (Just Move Global), they patiently answered my questions on Whatsapp for free when I started this journey. Special thanks to others who answered my questions on Nairaland.
To others waiting, it's just a matter of time for your own testimony too in Jesus name. At a time I got tired of waiting. My admission process took over 2 months. My visa application process took over 3 months. Never stop praying and never stop trusting God. Please, be truthful in your application. Go to your bank and ask the bank support staff that you need an MBS ticket for Canadian Embassy. They'll create it for you and forward it to your email. How I did mine was, I also asked the bank to send me 6 months of my account statement. MBS ticket was the first document on my POF. The next was my account statement, and my GIC document. Then my payslips for a year. My invoices. Then other receipts. If you're using a sponsor account, let their statement come after your own account statement. Go to Montreal. Learn French before you go. French speakers have better chances of getting PR than English speakers and the Quebec government launched a pilot program to give direct PR to some French speaking students who wants to live in French speaking communities in August. OllyM: URGENT!!🚨
Please I need advise, I was offered an admission to both Calgary and Montreal. Now I'm very confused as to which to choose, hence I need people's opinion as another point of research. Although the course from Montreal is what I will enjoy the most, I don't want that to be the deciding factor.

If you're uncertain about the whole thing, why don't you just play it safe by returning to Nigeria. Within 3 weeks, you'll be able to sort out your medicals and submit and collect your passport after stamping. Guruindahouse: Hello House, IRCC just requested me to do medical examination. Today, July 3rd, makes it exactly 3 months for me. The way forward are two options. First an option is based on you getting the study permit. Since Canada is changing its PGWP rules, use this wait time to prepare for the incoming changes by learning French or taking IELTS or CELPIP study classes. Also learn a new skill that is needed in the Canada economy. The second option is based on if you don't get the visa. There are some schools in the UK and Europe with January programs still open. No one is over pushing negatives. They're telling us the reality on ground and the challenges students and new permanent residents are facing with the economy. Because of one out of ten people is lucky and has a different experience, it doesn't mean that things are okay for the remaining nine. Plan your study visa with enough funds for a year to avoid stories that touch.

The first time I got denied was in 2019, and the second time was denied on June 6th for financial reasons even after paying almost all my tuition. You can apply for a reconsideration using the Webform. Send a webform to them, explaining the errors the VO made and the document he missed. Write that your sister paying a full tuition already established your relationship. Also attached her birth certificate, passport, US visa or residency permit. You are both correct. Is a family of four (PA, Spouse and two kids). I attached the mutual funds account though it was in my maiden name. but everything relating to name change was also attached. Since you can't open a CAD Dom account in Nigeria, open a USD, EUR or GBP dom account and tell your relative to convert the required POF of 20,600 CAD and add extra 5k CAD (transport and miscellaneous fee) to USD, EUR, or GBP and send it to your Dom account. Since your relative would be sending this lump sum, let them send you a receipt of the transaction, their account statements for 6 months, employment history, a letter of sponsorship notorized by the Canadian court. gaeul: Thanks so much for your response. Nobody can accurately tell you the exchange rate. The exchange rate for today isn't the going to be the same tomorrow. If someone who is in Canada wants to sponsor their relative, they should give their relative the POF in CAD or USD instead of in Naira. gaeul: Good morning house. Google how to order for GCMS notes for free and follow the link. Or you can check previous Nairaland pages, some already posted the process of getting it. It takes 3-4 weeks to get the notes. This is a standard procedure. No institution is going to give you a refund without completing the refund request. The article you shared, the OP had issues with meeting the procedure. I think we need to be careful with GIC. If you read from the link above, it can be seen that many guys are having problems getting their money back from CIBC even after visa rejection. We need someone to educate us about this.

You submitted August 8th. I submitted July 3rd. We have people on this platform who submitted June who are yet to get a decision or an update on their application. Also, IRCC has increased their processing time for Nigeria from 6 weeks to 8 weeks. If we are to use the usual 6 weeks to evaluate your application, you're still a week and 2 days away from panicking. Now that processing time is 8 weeks, you're 3 weeks and 2 days to be anxious about your application. I'll advise you to relax and take your mind off the application. Do some fun activities while you wait. When it's exactly 8 weeks and you haven't gotten an update, you can send a webform. Don't get yourself anxious on what you don't have control over.
