before you buy any land? get a lawyer to do a search. he will find out if there are issues like multiple sale, litigation or government gazettes on the land.
In lagos state, for a storey building, you need a survey plan, full architectural and structural engineering drawings including the calculations. for some other states you need a site analysis.

you need approved working drawings /architectural plans.

Hi guys,

duplexes fetch about 2ce as much as flats. known fact.

I'm introducing a design of a cost effective, functional 4 DUPLEX block that can pass into a plot as narrow as 50' x 100'!
The beauty of it is that it will cost the same to build a block of 4 FLATS of the same size.

Despite having a regular 50' wide plot, one still get 4 nos  4-bedroom duplexes with each having:
2.5m setbacks on both sides (10 cars)
cross ventilation
adequate (not generous) room sizes
courtyard
balcony
3 toilets
optional open plan (kitchen)

blueprints in A3 PDFs

technically that makes 8 duplexes in 100' x 100'. why build hostels or flats?

I'm using the term duplex as its used in nigeria.
An actual duplex or triplex is (are) qualified horizontally and not vertically.

megapro what's the results like in the house of assembly. If the majority is not PDP from day one they can make life unbearable for the governor, if the claims that Adams won is true the house results should show this.

your building models posted suits neither your 5 bedroom duplex nor your 6 bedroom bungalow.

The amount you spend will be determined by your choice of materials.
The bungalow will cost normally roughly half the duplex. (you eliminate 2 million for the decking and also structural engineering fees )
If you have fittings like door and wardrobe handles, kitchen sinks and cabinets, bath, toilet other electrical fittings, bring them from europe cos in nigeria you mostly get abeokuta.

Get competent people right from the start to advice what kind foundation you need for that soil type in calabar.
make sure the DPC is high enough cos you cant trust the terrain.

If you can undertake it at a go, make your brother the clerk of works but dont stockpile cement; it could cake.

The Typical size of a plot is 100' x 100' which in metres is 30m x 30m = 900m2.
50' x 100 is the considered half a plot. (450m2)

Ofcourse there are states that partition with 60' x 100, 60' x 120, 80' x 120 etc.
Normally a corner piece gets more width.

One should be carefull not to buy a slanted/ Inclined piece. The more square in shape, the better use.

There are government gazzetes for certain areas so buy land only through a lawyer.

A building that can fit into a 50' x 100' plot of land in Benin might not be allowed in say Delta or Lagos State because they need longer setbacks (6m) from the road. Lekki needs 9m!
