Its unfortunate

Well
Its still redeemable if they can get over the size of the rooms

They should chain again on top what has been built
Meaning the lintel is at 2350 which is the 11 coarse of block work

An electric cutter should be used to remove the former lintel regions crossing the new French windows

The reinforcement has to be improved
12mm was used but the stirrup spacing should be reduced to 300

Very profitable

Buy for N9,000.--
Weld with reinforcement rods N1,000
Total investment N10,000.--

You don't even need a shop
Hang it along the road in an are with new developments

You get N400 - N500 a day
Those leasing must drop phone numbers

You get your investments in 1 month

This is ironic, Why will architect give the final foundation height, is that an architectural element? Architect's concern is the building aesthetic and foundation, my friend, is not part of them. What if the location soil has low bearing capacity? One of the reason why this nation is not doing well is because we have professional who doesn't know their functions.
Height (above ground level) is whats on ARCHITECTS DRAWING. that's what he is referring to.
Depth is strictly to structural engineers drawing.
Properties / Re: Cost To Supervise A Foundation Of 2storey Building Of 6flats by megapro(m): 11:50am On Jan 08, 2017
I am an Architect based in Benin and I will advise you.

N220,000.-- is not too much for supervising a foundation. The breakdown will come.

Regarding who should supervise the foundation of a two storey building. You follow the necessary building procedures and regulations. You must first of all have the relevant things before commencing. In Edo state, You must have approved drawings that have been produced by the Architect and a structural engineer. Most 2 storey buildings are higher than 10m roof inclusive. Edo state new building laws state that any building higher than 10m needs a soil test carried out on the site prior. This is not only a building requirement, it is in your own interest. The load bearing capacity taken from different samples from the site carried out in the lab will inform on foundation type. Calculation sheets are not required like some other states.

The structural engineer cannot do any drawing until the Architect is done. The structural engineer prepares his working drawings based on the Architectural working drawings -where its already there stated that the foundation is to structural engineers specification-, and/but after all calculations and considerations, it should be clearly ascertained from the drawings where the columns should be placed, the depth and size of foundation and column bases will be shown. The type of reinforcement and number to be used for the columns which could be of different sizes likewise the bases.

With this information, the Architect that produced the drawings can supervise any competent professional building it for you. A qualified structural engineer or builder also can. But who else can set it out better than who produced the plan and site plan? He should follow what is approved. Though physically on site, one can make some adjustments, the best person to advise you on this is the person that did the design for you. Some other person can just come and say these Architects na mumu and take your kitchen to the junction, but the Architect has already written in the drawings that no one has a right to alter anything without his consent, and in his letter of undertaken which is now a requirement that he tendered to EDPA, he accepts liability only on the condition that he SUPERVISES the building.

For the charges, few can pay professional charges.
In small negotiate jobs like this, most qualified architects can charge a token of 100k for setting out such a building and 100k to 200k per stage.

-During setting out, the amount should cover those assisting him, materials like pegs, profiles, twines, nails and transporting them to site.
-The first stage should be throwing of lines, digging, casting, ironmongery and carpentry for bases and starter columns, forming and setting of blockwork to final DPC levels.
-The next stage should be filling, back filling and preparation for ground floor slab. This could include a ground beam, hardcore, BRC mesh, damp proof membrane, filling of blocks and ramming.

One should be careful, whether you use an Architect or anybody, Confirm the qualification and experience. There are so many people parading themselves as Architects and engineers, they will dig 300mm for you and do a foundation of 30mm. 2 storey territory should be atleast thrice as deep, 225mm foundation thickness for all walls and bases even thicker and Width as wide as what comes form the structural drawings. No cutting of corners, if the funds are not adequate or available for 16mm rods for instance and following the number designed (can be as much as six for some or all columns), hang on till you are ready.

Last but not the least, don't build without supervision.

Siluko rd

Note; when you see almost 100 bags of cement are going for only the blinding, column bases and foundation alone, a concrete mixer could be desirable which provides a more fluid mix.

Trying to get 3 flats a floor with those two steps will always give you tiny spaces on the ground floor, otherwise figure looks resonable.

Iron bender is fine at 45 for he is handling 16mm for the column starters
155 is also reasonable cos even if it is N50 a block, they count half blocks and might not agree for 100 a day for 9" blocks. They might not count blocks for forming also and set fewer that day.

2000 blocks might not get you to the desired DPC

3 years of Stephen Keshi: Megapro’s report card

Out of the dead, and straight back to the head.

Megapro from Cybereagles takes a look at Keshi’s miraculous resurrection, how he has fared in all the tasks in front of him, as well as the manner his successes and intrigues in such a short time are propelling him to be one of the greatest Africans of all time.

On this day four years ago, now two-time Nigeria coach Stephen Keshi was at an airport in Nigeria waiting to board a plane for his interview to be the head coach of the Super eagles for the very first time. Probably relying on his achievements and assurances, his confidence was overbearing and it never bothered him when reminded that his rival for the post, the popular Samson Siasia was the ‘chosen one’ and had more connections at the relevant high places. Siasia was picked over him the next day, and a deflated Keshi returned to his wife in the USA with the resolve never to be taken for such a ride in the future regarding the post of head coach of the Super eagles. No more sham interview.

He did not have to wait too long.

Samson Siasia did not survive a year as he somehow navigated Nigeria out of the 2013 AFCON Qualifiers tossing the nation into agony. (See Megapro’s Siasia misadventure 2011). Nigeria had never failed to qualify for the AFCON anytime in the previous 26 years and after some bickering the NFF had to pick who they felt was the right person to pull Nigeria out of the mess Siasia did, raise up moral and cook a team to face AFCON, WC and CHAN. They found no other immediate viable option than to call Keshi in the USA and beg him.

Keshi made a few consultations (including with Amodu), gave conditions (including on assistants and wages) and accepted to face the uphill tasks. Nigeria was going to be an absentee at the AFCON, had been an absentee at CHAN, and managed to pick up just a point at the last WC. He was going to be judged based on how he fared on the tasks.

Keshi is a bossy, cocky, divisive chap with a strong personality. He keeps no prisoners irrelevant of whatever strata they are from and many felt it would be some miracle if he was able to survive the 12 months Siasia did not. He had never been known to be a proponent of attacking soccer and any poor string of results would place his job on the line as Nigerians see winning as their right and entitlement.

Straight to work. He had enough time for the AFCON qualifiers so decided to work with the players in the local league in view of finding some from there to beef up the Super eagles. The home-based team was seen as not good enough and had never qualified for any african championship, but Keshi knew that by entrusting these home-based players and not shutting them out of the SE, he was giving them the ware withal to confront their peers from the other African countries. Between 2011 and 2013, he was able to qualify for all the tournaments he entered, including the Confederations cup which he qualified by virtue of his AFCON victory, and in all these tournaments, he broke some form of record or the other.

AFCON 2013.
Keshi qualified for AFCON without losing a game. He took about the youngest Nigerian team ever throwing in 17 AFCON debutants and after a cautious start, eliminated Zambia, CIV and Mali from the tournament. These 3 countries were the best ranked in the previous tournament and such a feat was a first. He went on to win the AFCON to return the cup to Nigeria for the first time in 19 years, and tellingly, became the only person after Egypt’s Gohary to win the event as a captain and a coach. Winning the AFCON meant Nigeria was participating in the Confederations cup where they had made only one appearance- a full 18 years prior.

CHAN 2014
Keshi agreed to execute the qualifying series for the CHAN. Previous SE coaches found a way to dodge this task as they did not want failure here to jeopardize their SE head coach role. Our last game handled by then assitant Daniel Amokachi had been away to Niger in a qualifier where we were eliminated and Federation member Alili Galadima met his death attending. Keshi qualified Nigeria for the first time at first attempt and tried to get the NFF’s blessing that his assistant same Amokashi should take the team to the competition proper while he returned to the states but the NFF bluntly refused. An opening game loss there meant beating the hosts in the decider to qualify and the team rose up to the occasion to put up their best display at the event and qualified for the QF.

The QF turned out to be another consuming story as Nigeria overcame a three goal first half deficit to win the game in regulation time. The team lost to a cagey, defiant 10 man Ghana team through penalty kicks in the SF but a medal from the third place match meant the exercise brought good returns for a team that had never qualified.

WORLD CUP.
Keshi equaled Amodu’s record by qualifying for the WC UNDEFEATED (Amodu did this twice) while others that had qualified Nigeria for the WC (Westerhof and Troussier) tasted defeat along the way. Qualification was never smooth sailing as most of the SE goals came very late in the games particularly the equalizer against Kenya at home. Ethiopia was seen off in the final qualifier and Nigeria booked a place in the mundial.

In the WC proper, Nigeria battled determined Iran to a goalless draw in the opener , deviced a way to pip Bosnia with a lone goal in the second to bring the country her first WC win in 16 years, before losing to a Lionel Messi inspired Argentina in the third game - but Keshi had managed to qualify Nigeria for the second round of the WC for also the first time in same 16 years. Nigeria joined Algeria as the only African teams to progress. The SE crashed out in the second round after matching previous WC winners France the first hour before losing the vital Onazi to injury. An own goal from departing captain Joseph Yobo put an end to the contest and the coach joined in echoing that the team had risen to the limits of their potentials. He did not quite return a hero, but was not disgraced either and his role did not seem threatened.

Confed cup
Winning AFCON was the ticket for the 2013 confederations cup that was organized as a dress rehearsal for the 2014 WC in Brazil. Keshi saw this as an opportunity to try some previously uncapped players in a tournament setting and he duly set an African record in the very first game when Nigeria saw Tahiti off 6-1. Successive losses to two previous world champions that were both semifinalist at the last WC meant Nigeria exited the tournament with just one win just like she had achieved in her only previous participation in 1995.

Post 2014 WC
Keshi out of conract, agreed to execute the first few games of the 2015 AFCON Qualifiers. He had managed a reign to be proud of picking along the way honours, gifts and awards. He also was named after the World cup as the 14th best coach in the entire world. Starting these qualifiers, a shock loss to Congo was Nigeria’s first on home soil in a competitive grade A game since 1981 in a WCQ match he came in as a second half substitute for Christian Chukwu against the desert Foxes of Algeria, and a draw in the following game against South Africa away meant Nigeria needed 6 points from the next two October matches against Sudan.

This was not to happen. Sudan silenced a casual Nigeria team before time wasting the tie to an heroic end and the 3-1 nail biting redemption reverse in Nigeria was enough to keep Nigeria on life support and place their destiny in her own hands, but at the same time, it was not enough to keep Keshi on the job, He was sacked.

Amodu accepted the offer to prosecute the final two qualifying games but called his friend to explain the change. Keshi was surprised by the sack but not detonated, he decided to immediately seek a new challenge rather than sit in an academy, rely on the press or wait for some redeployment from the NFF; he declared interest for the vacant job of the Ghana black stars head coach and put together his credentials. The NFF possibility had scuttled his South Africa chance months ago, and he was not going to allow a similar job pass him bye this time around. The next days witnessed some bizarre string of events that catapulted Keshi to permanent Legend status.

On Sunday, with his name resurfacing everywhere ‘Spirit begin dey catch them. All of them from Giwa to Pinnick’ like Fela had said.
On Tuesday he left Benin for Lagos where he was to proceed to Ghana the next day to pursue the Black stars job.
On Wednesday, his country’s president Goodluck Ebele Jonathan called his MTN (not the first time) to beg him that he was the only person in the world at that moment that could save Nigerian soccer and prevent the looming FIFA ban. By the weekend, like Lazarus he had risen from the dead, sprung back to Amodu’s head coach position and become a two time Super Eagles coach. Legend.
There are weird stories in soccer but few come close to this. Keshi has long been acknowledged as the luckiest coach in the world after some strange feats like qualifying Togo for the WC, but last week, not even the Babalawos at Ikorodu that claim success was through their help and his hundreds of millions of Naira he has been charged in fees, were ready to see someone who was pelted with pure water sachets catapulted back to a position where given the fragile peace by aggrieved factions of the federation, losing two games will not necessarily guaranty a sack. The only option left is for all to see what next this whole Keshi enigma will produce. Like negotiate with terror groups in the various theaters of conflict?

This man has demystified his critics and pissed on his haters.

He that is down needs fear no fall. For the first time in 3 years, Keshi will know no pressure. He has been handed a new life, new impetus and has assembled a team that is capable of getting the necessary result to take Nigeria to AFCON. Difficult ,but achievable.

While awaiting the most important AFCON qualifying games Nigeria is involved in years, here are Stephen Okechukwu’s competitive matches in his first three years as Super Eagles coach.

Congrats Big Boss, and good luck!

I was making reference to appearing in the final of two different FIFA/International games: Under 20 and Olympics (next thing to world cup). Broadricks led the under 17 (same age level and the lowest FIFA level) to 2 finals. Sub regional tournaments do not count. Nigerian home team has proved not to be good enough. Many coaches have tried but they are yet to make it to nations cup. Your game 32 ended 3-2 in favor of Germany and not 2-1 and that game explains why Haruna Lukman is yet to taste Super Eagles under Siasia.

@Ahidjo
Thanks.
3-2 corrected.

Germany sent their 3rd team, and played almost entire 2nd half with 10 men.
Why should Haruna be a scapegoat? at 2-2 last minute Siasia sent 9 men to the box for a cornerkick! same with Olympics.

what he said after the game:

"I'm not going to come back to junior levels anymore," he told Punch newspaper in Nigeria.
"I want to progress in life. I have tried the junior levels a couple of times and now I have failed.
"It's difficult to work with young African players as they struggle to comprehend you, so therefore you need a lot of time, if you don't have that you will never succeed.''
"In Europe it is a lot easier, the players are brought up from the academies and they learn a lot of things.
"But in Africa the players don't listen, their thinking is low and you have to repeat yourself over and over or they will forget."

At times, I wonder how our National team coaches scout players and invite them to the National teams

Uche Eucharia saw ''a supposedly 16yrs old'' Uchechi Sunday who plays for FC Neunkirch in Switzerland and took her to the world cup despite her being uncapped and never representing/playing for Nigeria at any age-grade level but did not see this girl who plays for a more prominent club in the same switzerland and had been more in the news.

Reminds me of how Eguavoen kept inviting Nosa Igiebor to the U-23 Olympic team from day one but did not extend the same courtesy to Anthony Ujah who was more prolific and making all the headlines in Lillestrom/Norway until he was forced to do so when his team was depleted by injury

Is it a tribalism/ethnicity thing cos yeye dey smell nor be small

Do you have to lie to score polemic points?
I saw Uchechi Sunday live at the Bochum stadium play for the U20 Nigerian team last year against Mexico at the U20WC and help take them to the QF.
She was the only one that could dribble in that squad, and alongside Perpetua, Sarah and Rita, the only one that can do that with this WC squad.

The only invention in the final third against Germany was done by her -including that late intelligent flick to Perpetua.

Egu cant invite everyone at the same time. He had Ighalo, Daniel Uchechi and Ehiosun already then.

Eguavoen remains Eagles coach
September 24, 2010

The Nigeria Football Federation (NFF) have given by far the strongest indication that Austin Eguavoen will be confirmed to qualify the Super Eagles for the 2012 Africa Cup of Nations.

Eguavoen has been the Eagles caretaker coach since the exit of former Sweden coach Lars Lagerback in July.

And now head of NFF technical department, James Peters, has disclosed the former international defender will be in charge of the team for the qualifying tournament for Nations Cup in Equatorial Guinea and Gabon.

“Eguavoen has done well so far and he will see us through the qualifiers for the Nations Cup,” Peters told MTNFootball.com.

The coach has insisted he will not apply for the job after the NFF decided earlier in September to ask for applications from both foreign and local coaches.

This is Eguavoen’s second spell as head of the national team. In 2005, he took over from Christian Chukwu soon after Nigeria were forced to a 1-1 draw by closest rivals Angola in a crucial World Cup qualifier in Kano.

However, a late rally by Nigeria could not stop Angola from qualifying for their first World Cup in Germany.

Eguavoen will then lead the Eagles to finish third at the 2006 Nations Cup in Egypt.

He has thus far led the Eagles to beat Madagascar 2-0 in a Nations Cup qualifier in Calabar after his team fell 2-1 to South Korea in a friendly in August.

He was soon after the 2010 World Cup, where he assisted Lagerback, offered to take over the country’s Olympic team after his teammate from the 1994 World Cup, Samson Siasia, was locked in negotiations with the NFF to take charge of the Eagles.

Officials regard him as matured, while his critics see him as an establishment man, who does not ant to ruffle the feathers so as stay in the good books of his employers.

This week, Nigeria sports minister, Ibrahim Bio, charged the NFF management to appoint a substantive coach immediately after next month’s Nations Cup qualifier against Guinea in Conakry.
Sports / Advantage Eguavoen by megapro(m): 11:28pm On Sep 23, 2010
The SE coaching job is for Samson Siasia. Nigerians will accept no other person.
Eguavoen has been engaged to execute the Guinea game in Conakry. Dangerous Conakry - No Nigerian team has ever won there. Guinea also won in Ethiopia where even Westerhof was beaten hands down.

If Eguavoen avoids a defeat there, he will put himself in pole position to lead Nigeria to ACN 2012. That's if no one announces a new coach next week as promised. Siasia has not negotiated for the position cleverly, and he has gradually hurt his profile lately - by winning only 2 of his last 11 competitive games!

As he (SSS) reflects on what went wrong with Heartland, Eguavoen heads to Guinea with a 100% win rate in his previous qualifying games for nigeria - one of many records he might not even know he has,

1. 9 in FIFA Ranking - only 3 coaches have led African countries under the top 10 (Westerhof 94, Eguavoen 07 and Shehata 2010)
2. Won all 3 games in ACN group - since Nigeria started attending the ACN, only Eguavoen won all 3 (1st round) group matches.
3. 10 victories out of 11 competitive matches - No other african coach has that win rate.
4. 5 wins in 5 previous qualifying games - Westerhof lost 2 of first 5, Amodu drew 2.
5. Scoring 5 goals in Algeria - No other coach in the world had achieved that.
6. Coaching a european 1st division team - Only African coach to have done that.
Highest winning margin for Nigeria - Egu 6:0 Benin, Westerhof 7:1 Bukina fasso
8. Assistant under : Bonfere, Chukwu, Vogts, Cooreman, Lagerback
9. Nigeria FA cup winner - Enyimba 2009
10. Qualified Nigeria for U17WC - 2003 after Salami messed up with the team in Meridan cup.

A big favour Eguavoen will be doing for the Nation and his successor if he gets a result there. Goodluck to him.

Sports / Photo Essay: Nigeria 0:0 Saudi Arabia As It Happened by megapro(m): 7:33pm On May 28, 2010

Nigeria 0:0 Saudi Arabia as it happened.

Austria is an enchanting place.

Several countries attending the world cup are camping there. Several countries not attending the world cup are camping there also -which include Saudi Arabia, our foes yesterday, as well as Congo DR -their opponents the weekend before. This air, this scenic beauty.

On the Autobahn across the border, I told Yiba that since Nigeria 0:0 Morocco at the Ogbe stadium in 1983, the single match that Nigeria had lost when I attended was only in Köln 1998. This is a stat spanning 27 years, countless games and a dozen different coaches.

Win, lose or draw; Vogts, Amodu or Lagerback, its always a thrill to see your NT play.

Yesterday was Lagerback's baptism of fire, and all eyes were to be on him to see if there was the desired turn-around, and thus justification for changing the coaching team after the nations cup.

Lagerback looks ahead

The opponents were FIFA ranked 66 Saudi trying out some new players, but any sort of defeat would be seen as a disaster for the morale of the players, coaches and fans. That we all agreed.

I will leave the match report to our armchair experts, but my little take is that the coach having all but two players available for selection chose to start majority of players that had no spot wrapped up.
Rightly so.

A cagey, unimspiring opening as we left the Saudis dictate the pace and take control of the middle.
Suswan tentative, Anichebe annonymous -before imposing himself from more advanced positions later, Lukman learning on the pitch, while Kanu coud not disguise his age. Such told the type of team we fielded, and could be taking along to the WC.

I was right behind Lagerback. He showed composure and seemed to understand his players but must have been bewildered by their unforced errors. There was an instance when Yobo miscued a faulty pass from Suswan and gave the saudis a break which they could not convert. Yobo immediately lay down on the sides attending to his boots or an imaginary injury leaving his position open. Lagerback shouted ''Yusuf, cover for Yobo, Yusuf, cover for Yobo'', but it took an eternity b4 the midfielder did this even when he needed no instruction for that.

Meticulous and with a great work ethic, Lagerback positioned his powerpoint assistant/producer Ulf to record the game. No errors would go unnoticed.

The Eagles found their rhythm as the first half wore on and forced two saves from the opponents goalkeeper but it was comforting that 7-8 starters against Argentina were not (yet) on the dreary display.

Ogunjobi beckoned, and I spent the entire half time with him and the Federation boss Lulu touching Nigeria's participation in the 2 ladies world cups (U20, Snr) that would be staged in my territory.

to be continued,
