But I doubt if there is a provision for increment in the agreement ...May be I didn't read to that extent ...I could remember seeing provisions that has to do with carrying out repairs ..By 15percent ...do you mean 15 percent of 350k added back to the rent for a period of 13 years he had lived without increment ?

yes you need to put this kind of stuff in writing on the contract.... and NO; you cannot simply say that this person stayed for 13yrs so therefore you can increase the rent 13 times 15%.... today you can only raise the rent for 15%, whether they stayed for 1yr or 50 yrs. the fact that you decided/omitted to raise the rent all these yrs, its all on you.

you are better off talking directly to the tenants and maybe getting rid of them.

if you really want to put the rent at above 1m, then there is only ONE WAY...get rid of that tenant, and then raise the rent to whatever you desire.... but you cant raise the rent to more than 15% with your current tenant. that would be illegal.

BTW dont you have a signed contract with that tenant, where all these rent raise issues are mentionned?!?

nah, i mean that you cant raise the price from 350k to 1m, year in year out for no damn reason. i believe there is a guideline for that. like 10-15% (or less) per year. you cant just decide to raise the rent to 300% just because your friends are saying that this is the going rate in your area.

NATO won't send troops to Ukraine cos they are not involved in the war, the war is between Russia and Ukraine, the rest of us are observers and commentators. if Putin wants to engage NATO troops he knows what to do, it is not a secret.
UN of course won't do anything as long as Russia behaves and continue fighting conventionally.
Ukraine would become a NATO state, once the war is over, there accession to NATO is openly and widely discussed. Putin just wasted Russian lives for nothing.

stop writing rubbish online, Nato CANNOT attack Russia on the basis that it invaded Ukraine. the only way that Russia can remotely be forced out of Ukraine is by Ukrainian forces and undercover mercenaries ONLY (thus why none of these countries has taken arms against Russia yet). Nato openly entering this war would be WW3 on the spot.

send a letter of increment, increase the rent within the law, and if the old tenants doesnt want to pay the new rent, get rid of them. no big deal!

Russia and Putin has too much to lose, if they attempt to use nukes, the sanctions placed on Russia is done by the EU and see how effective it is, using nukes would put Russia against the UN. And UN sanctions would crumble Russia faster. And Putin doesn't have monopoly over the use of nukes. UN would send peacekeepers into Ukraine made of mostly actual NATO forces not trainees.

there was only ever talks about nuclear weapon when the west all ganged up and started putting their mouth in Russia's affairs... this is a local conflict, just like the many around the world...sadly, we all know that the west doesnt want Russia to control such a sensitive strategic country like Ukraine, so they are now making it seem as if they care about democracy around the world, while these same countries are the worst of the worst when it comes to democracy in the world.

none of these sanctions work, this is not Cuba, abeg wake up! Russia has been having sanctions right from the start of this war... and ONE YEAR LATER, coupled with billions in financial aid to Ukraine, billions in military aid to Ukraine, Russia is still going strong in Ukraine. Nato forces cant do shiiit as they know that the minute they step in Ukraine, it will turn this conflict into WW3, thus why the best they can do is send yeye undercover mercenaries and teaching Ukraine military as to how they can possibly defeat Russia (a dream). NOBODY IN THE WEST DARES SENDING TROOPS TO FIGHT RUSSIAN FORCES IN UKRAINE.

UN cannot do shiiit but send humanitarian aid to Ukraine, Nato cannot enter/defend Ukraine as it is not a member state. Ukraine can NEVER become a Nato member state until that war is over. FACT!!!
