Its quite simple. First do an analysis of your location. Ask questions do some homework concerning viability in your location. If the apartment is rented, consider the legal implications. Does the tenancy agreement permit such? Or will it lead to issuea with the house owner. If everything checks out, then proceed. |

This is how it works. Estate developers mostly individuals usually approach "owners" of old houses. Especially houses in good locations owned by individuals or families that can not afford to rennovate or rebuild. Most times the houses are usually dilapidated. The developer will strike a deal with the owner then take up possession for an agreed duration. Maybe 16 years. For 16 years the property belongs to the developer. After 16 years developer will transfer ownership back to the "owner". Then the developer will demolish the old house and build a block of flats on the land. He may decide to build 10 flats. So after construction a building with 10 flats is ready. The developer will then lease the 10 flats to willing investors for 15 years long lease. As an investor after paying the lease amount ( payment is made once ) you are free to do whatever you wish with your flat for 15 years. Its yours for 15 years. You are free to reside in the flat Or rent to a tenant then collect yearly rent Or you can use it for shortlet business. Basically thats how it works |

Veryfied:I get your point. However dont be too sure. The total start up capital for this business is lower than the cost of a tokunbo 2012 Toyota Highlander. The cost of the old Toyota Corolla ( 2006 model produced about 16yrs ago, which will eventually depreciate in value ) is enough to get a long lease in the heart of Lagos. These cars are traded daily here on Nairaland.
