This agrees with the projection by Market Watch that the occupancy rate in short-let apartments in Nigeria will increase to about 70% in the next five years. While data from Statista put the average occupancy rate of Nigerian hotels at 47.5 percent in March 2021. A survey by BusinessDay across three of Nigeria’s busiest cities shows the average occupancy rate for short let apartments increased to 76.3 percent in March from 54.6 percent reported three years ago. Question 4 If I list my apartment at 10k. I get exactly 10k. I don't pay any fees. They charge the guest. They charge the guests extra 15% or there about. Question 5 I'm less than a year in business. However I have studied the market for about 2 years. If your location is good, your apartment is in good shape and you have good reviews you are guaranteed at least 70% occupancy. This requires a lot of hardwork on your part, I must be sincere. A good location alone can guarantee good occupancy. For a conservative estimate just work with 40% occupancy. Also when people travel with their family members or in groups, short lets tend to be cheaper in terms of cost. I came across some statistics some time ago but cant recall the source. If a guest wants cleaning outside the pre arranged days, they pay extra. For the short let I manage, cleaning is done twice a week. Hire a cleaner and pay him or her monthly. You could get a cleaner from a cleaning agency. |

Question 5 As a business owner, all I want is patronage. Show me any platform that can drive patronage to my business and I jump at it. I don't even waste time. So I market on my own and list on all other booking platforms as well. It's free to list on booking platforms and they have reputation so I have nothing to lose. |
Question 4 You see those Diaspora people they all dont visit at the same time. This is because they visit for various reasons. Its not centred around vacation alone. They visit for burial ceremonies, weddings, business projects, spiritual problems and so many reasons. As a matter of fact they visit all year round. Have you noticed that Airlines have daily flights to Nigeria? Also the local guests always vist too. A combination of Local and diaspora guests will always keep you in business. |
Question 3. Before payment always inform the property developer. It may be stated in the long lease agreement. So its clear what your apartment will be used for. Concerning other tenants. I simply inform them too. Its not an illegal business so no worries. Its not a problem as long as everybody minds his or her own business and the house has a facility manager to sort things out. |

You go round the environment, ask questions from agents and people within the neighbourhood. Ask the experts too. Also find out if government has plans for the environment in terms of infrastructure, roads etc. That's how decisions are made in real estate. If necessary go with an expert, before purchase you will get all the answers you need. I also discovered that some developers use sub standard building materials. The solution is to find a building expert to carry out visual and other relevant inspection of the property. Also ask the developer a lot of questions before you make payment. Find out the plans for maintainance of facilities within the building. Also make sure your apartment is in a good spot within the building. I usually recommend ground floor ot 1st floor. I dont like to stress my clients. If everything checks out, proceed. |
