Thanks X-2-X for the compliments and also your assitance in resizing the pictures.

I am considering moving this thread and the twin thread "What is happening on the Badagry Axis?" (https://www.nairaland.com/nigeria?topic=427403.msg5975442#msg5975442) to the political section.

This is because I have noticed that the properties section has gradually degenerated to an "Oyingbo market" where the exchange of useful information and ideas has been relegated to the background.


Vigorous debates seem to have given way to pure consumerism.

I recall that there was a sugggestion that the section be broken up into sub-sections to take care of the "sellers" and others.

Unfortunately that has not been done till now.

While some threads are "locked" and are always at the top of the section even though their appeal to the generality can be faulted, other more general ones get lost in the wave of "for sale posts" within minutes of being posted.

I have also observed that no thread on the properties section has made it to the main page of Nairaland in recent times.

While appreciating the work of the moderator, I think more could be done.

Meanwhile, I am seriously considering relocating the threads.

I saw a news report on Silverbird Television (STV) in which the people of Okun Ajah and the environs complained that a vessel off their coast was dredging sand from the ocean and that this could have dire environmental impact on the area.

As I watched, I wondered "isn't this a case of the kettle calling the pot black?"

If you have been to that coast late at night or early in the morning, you would see those old Landrover Jeeps being used to convey sand dug along the beachfront to some nearby locations to mould concrete blocks by the residents of the area!

In some cases, the blocks are being moulded right at the beach front!

Are the residents angry that they have to pay the policemen who patrol the area but are satisfied to look the other way once their palms are properly greased while the owners of the vessel don't?

Meanwhile, what happened to all the noise about banning dredging by the Lagos State Ministry of Waterfront Development?

To be candid, I am to see the impact of that ministry.

Both the vessel owners and the offending residents should be brought to book immediately.

And to think that the Lagos State hosted a summit on climate change just last week!

I understand how you feel. I share your disappointment about the fact that no action has been taken on splitting up the property boards or at least curtailing the number of ads by insisting that agents posts their ads in groups (i.e. one ad thread could contain multiple ads at once rather than  single separate threads for each ad). It becomes more annoying when, as you noticed, some of the "pinned" (i.e sticky topics or "Locked" as you called them) do not appeal to the generality.

I honestly think the twin "What is happening" threads belong to the property section but agree they will have more visibility in the Politics section given the current shambolic state of the property section. Its a good thing you have the option and can move to Politics if you want (worse case scenario will be to move threads back property section if/when sanity returns).

There is a road that leads to the Monastery of the Mother of the Church just after Sangotedo (on the right when you are heading for Epe) that is currently under construction. It is just before Fara Park Estate and at the junction you would find the work yard of the Chinese Engineering Construction Company (CECC).

I am quite impressed by the work being done on that road. It has pedestrian walk ways, street lights and proper drainage.

There are quite a number of estates along that road including HFP's (creators of VGC) Fountain Springville Estate and CMB's Pear Nuga Estate. There is also a private primary school along the road.

I expect that area to open up as soon as the road is completed.

I think the road should be used as a standard for all other roads.

LASG offer developers free land

As a policy shift, the Lagos State Government has is prepared to offer well meaning developers in the state free land for mass housing development to help reduce the housing shortage in the state.

Under the new arrangement tailored towards a Private Partnership Programme (PPP), the Lagos State Government would be responsible for the provision of suitable land for appraised and evaluated proposals, issuance of sub-lease agreement/ C of O on land, give development permit at reduced cost and subsidized rate, handover the site to the developer, give necessary support to ensure project success, jointly market the property alongside the developer and have percentage share of profit from project at an agreed period and formula. The developers on the other hand would be responsible under the partnership for the draft proposal of project, prepare all drawings (Architectural, Civil and Structural, Mechanical and Electrical) and Bill of Quantities, arrange and provide finance for the Project, manage the construction and also jointly market the property alongside Government.

One of the problems that this arrangement is envisaged to solve includes the high-cost of acquiring land within the state. This is one problem developers have always complained about and have time and again mentioned as the reason why affordable mass housing has been difficult to achieve within the state. This is one problem the State Government intends to solve with the free land initiative.

Other problem the new initiative is expected to solve includes the issue of credibility of the developers and the genuineness of titles for acquired properties. It is expected that with a partnership by the Lagos State Government potential property buyers will be more confident to part with their monies to acquire properties and will also be rest assured that the titles they will be getting on such properties will be more authentic and superior.

For interested developers, official information shows that the state government currently has land in land in Epe, Ibeju Lekki, Badagry and Ikorodu for allocation to qualified developers. On a more specific note, the State Government has also mentioned that interested developers and investors can also tap into the investment potentials of its proposed Kings Court Estate Scheme, located in Sangotedo, Eti-Osa Local Government and its LASU-Iba New Town Development Scheme off the Lagos Badagry Expressway. Both planned as a mixed use community, Kings Court Estate is on approximately 70.19hectares of land, while The LASU-Iba New Town will be developed on approximately 567.56hectares of land.

THE LASU-IBA NEW TOWN
Located in the South Western Part of Lagos, Iba Town is about to see another town rise within it. Sited along the LASU- Iba road and bordered on the South by Ojo Military Cantonment, East by Ijedodo, North by the Ijagemo and in the West by Iba Town, Iba New Town Development Scheme as it will be known is a joint development by the Lagos State Ministry of Housing and the New Towns Development Authority (NTDA) in conjunction with the private sector.

Planned to kick-off this year and proposed to be financed by State and Private funds, official information from the Lagos State Government shows that the Memorandum of Understanding for the development of the new scheme will soon be signed by the Lagos State Government and selected developers while the C. Of. O will be issued in the name of Ministry of Housing. Already, a feasibility study for the scheme to show the investment viability of the scheme has been done and the layout and financial plan for 85Hectares out of the first parcel of land has also been done. The contract for sand filling of the first phase of the scheme has also awarded.

The Kings Court Estate is also located along the road to the monastery highlighted above.

I am 1million support of the tolls. I will tell you why. Right now you have Lcc/high tech monopoly right? Just what you need to do is give other Road companies the chance operate in Lagos. Dont forget that for any money they make they are suposed to pay tax.

Set up more road companies if  and when there is competition nobody will tell Lcc to reduce their toll fee to 10naira. Road business is now a business it is no more social amenities like that because the business is growing and it need the real OPERATOR to get into it. Let them charge 1 bllion dollars that is their reward for their business Idea. Now what to do is bring in the competition everywhere in lagos.

If you tell the State Government to step it will destroy the future willingness for any body to put one naira in investment.  People and BANKS get into business because there is money to be made.

I will tell you something I personally experience.

In singapore it is a heavily tax country. The road/transport system is very organised. The rich are heavily taxed so they account for every dollar they spend. Now I noticed that in S'pore if a little modicum if what just appears to be a crack on the road, people are there to break that part of the road and rebuild it. I wonder how they do it. I think that have road inspectors .

Please please and please, i hope you will come back here and admit that you were high on burukutu when you wrote this. Please tell me you are in primary school. If you are an adult, shame on Nigeria because this is dissappointing. How can you apply the law of demand and supply to this situation. Are you saying that if other companies operate other roads with cheaper tolls, people will go to badagry or wherever just because of cheaper tolls. So if i live in VGC, i will rather go to other roads in lagos so that lcc can drop their rates. Are you kidding me.
The people who live and work on the lekki axis are "forced" to use this system. They have no choice. What you can say is that they can build an alternative route along the axis that may serve as competition to the current toll. Na wa for your thinking oooooo

I am here My primary 6 certificate brain tells me that Road built by contractors is over several 100% inflated. What I am saying if you looked at the long term maintenance cost and the over inflated cost on the building of the road in the first place, you will see it is no where near what people will be paying when your road sector is a business.

i will rather go to other roads in lagos so that lcc can drop their rates. Are you kidding me.

Ok I have seen this work in singapore There are 2 things that come to mind for a commuter in singapore it is time and money. They have so developed that bus delay is less than a minute and routing can save or make you loose money. Singaporeans have a saying it goes like "Ah you say you like singapore is a fine country right, yes it is a fine country because we pay plenty FINE"

The same Road companies will pay Taxes and employ people that will also pay tax. Well you can discard my primary 1 advice by bringing in Julius berger and other companies that will be told to inflated the cost of building the road so that they can collect 10% at the side. Our civil is the most corrupt part of the citizenry. Keep believing that Nigerians are not out to make money. There is nothing wrong in making money but let the state government make the rule. I support the Toll fee it is better.

Common sense is very absent in the minds of many.
