Not in my village but here in lagos in a state govt-developed estate in Alagbado. There's a similar one ongoing opposite my house. I can invite you to meet with the team, if you don't mind. Are you ordering the materials from the moon? I can link you with lafarge at ewekoro for a trailer load of cement you'd use and it will remain, believe me. If you wish to cut cost by cutting off labour for the decking, go to the same lafarge to help you mix the cement for flooring and decking of your house and they will deliver it to site and fill it up in 2 hours instead of hiring 50 men and women for mixing and flooring which could take a whole day. I can also link you with nigerite for the roofing, also with iron rod and conduit pipe sellers at iyanapaja, same with other materials. In Ijaye, there are guys selling slabs there. People don't even buy slabs these days, they only rent and that will lower your cost further because after the building is completed, the slabs become useless, same with bamboos. Please tell me what I don't know about building, which I need to know. Maybe they duped you when you built your own, I wouldn't know.

Conduit pipes and other minor materials can't cost more than 200k max. How many days do you think will be required to build just 5-bedroom duplex, excluding the waiting time needed for the decking to dry up? You're talking to an experienced guy here biko. You don't just deceive people anyhow all because they live abroad. It's not easy out there like most of you guys think. I've had to avoid staying with friends overseas each time I visit because instead of them entertaining me, I'd be the one spending indirectly. So, you can't afford to hide the realities here from them. If you're in doubt, let's do the analysis one-on-one. I can invite you, if you don't mind. I can give you contacts in lafarge for the mixing and where you can get the iron rod and the conduit popes needed. You can discuss workmanship with your architect who has a team he works with.

These guys work together, they will give you the best that you need at a good price. A trailer load of cement and iron rod will suffice. Plastic conduit pipes cant cost a fortune. Go to lafarge at ewekoro with your architect, tell them to mix cement for you to deck your house. They will bring it to your site in their truck and pour it in less than 2 hours, after inspection on site. You live it to dry and roof it a few weeks later. Even if you buy nigerite black roofing slate, you still won't exceed 8m naira in all. Give me that 25m , I'll buy a land in an estate in lagos that enjoys 16 hours power supply and build a befitting 7-room duplex for you. Our lawyers will be involved and appropriate papers will be signed for the security of your money.

@POSTER dont be discouraged, with 9m u can finish a 5 room duplex,what would be left wont be much, it all depends on the design and the person handling it. most times people take advantage of our ignorance.

i was opportuned to witness the building of a 4room duplex,(since january) the site engr is a christian brother, who was very honest to the point that he had serious battles with the carpenters and iron benders who came to do roofing and finishing. these guys where over billing the owner in excess of over 50% of the original cost,they do this mainly by over estimating the materials quoted for the job.outside the decking and foundation, a duplex is just a normal structure. the extra cost of decking and foundation wont be more than 3-4m. dont be deceived.

so far we have spent about 8m. we have roofed and paid for iron fittings, plumbing and electricals have also been done. the only major thing remaining is plastering and p.o.p. just like someone earlier posted 2.2m for block work from foundation to decking, thats over estimating excessively. the issue is, if u know nothing about buildings, then am sorry u would get ripped off.

if possible ,do extensive background checks by URSELF before embarking on any project....nairaland has so many threads that would teach u many things about building. and if u can ,always visit ur site, or have a trustworthy person supervise for u if u aint around.

finishing also matters.......if u are not tiling ur walls front and back with expensive tiles or skreding evry wall or installing jacuzzi's in evry toilet ,baba.....9m will almost do it.
bro. stop misleading people here 9M cannot and will never finish five bedroom duplex in this present economy. OP budget 25 Million.

I really want to scream but ofcourse everyone seems to be in the same situation,who will console the other.The economic situation of Nigeria at the moment is really pitiable.We as the citizens have been holding on and managing,praying it gets better but it only seem to get worse.I am writing because I have come to realize that some sectors are abusing this untold hardship in the country and using it as an avenue to greatly enrich themselves.In as much as we understand that there are no jobs in Nigeria,many unemployed yet qualified graduates are roaming the street,the few ones working now are been taken for granted,used and given peanuts at the end of the day with reason been that the company cannot afford a good pay due to the economic situation.I am trying to understand how this fits in to some people.There are companies that are making massive profits despite this economic recession yet they are still slashing salaries,I can't help but to ask where does the profit realised at the end of the day go to?A typical example is Zenith bank which we read slashed workers salaries,to be realistic if a bank as big as zenith can slash despite its massive profit margin wat will the other small companies that barely make enough pay their staffers.I want to share an experience I had few days ago,I went for an interview and after that,I was called to say I did averagely ok but they would want me to work in a bigger position as the Head of Administration.I was delighted,we talked at length and I was told my work days were Mondays to saturday,with 8-7pm work time for a salary if 25,000naira.I am a graduate,I don't seem to understand why the pay has to be so poor,thereby making the job seem like slavery.I want to give my best,I want to add value,I want to be supportive to this firm but I am not motivated by the pay.I can't be working yet be hungry,worse still as head of admin for 25,000.Please Employers I want to appeal to you all to have a conscience.Its very unfair to want someone to do so much yet get paid with little or nothing.The Economy is bad at the moment which we all know but don't use that as a yardstick to frustrate your workers because we also buy things from the market and function too.I also want to plead with the present Administration to please comeup with ways to help the Nigerian Youths.Many of us are willing to work but no jobs,while we also want to be self employed yet still no capital to start even at the smallest level.To all those Employers of labour still treating their staffers nice,I want to commend you and pray that you won't have any reason to fold up.Thank you.Please pardon any grammatical error,I am open to correction.
op which type of work is that? check if the over time money is greater than the monthly salary. if it is greater accept it. I accepted one offer like that yrs back @ 30k/month but at the end of every month I make nothing less than 150k. don't ask me how you should understand the K factor.

Please, I am looking for advice on how to overcome flooding in a downward sloping compound.

At the height of the rainy season, we see water heights of close to 2 feet in some areas of the compound.

Please, experienced builders/house owners etc.... your advice/opinion is highly requested.
bro. this is usually taken care of at the foundation stage of any building prone to flood. the solution u can use now is to introduce 4 coaches of block work inform of short wall round the building. NOTE: give minimum space of 2m away from the building. then fill the hollow part of the block with weak concrete. introduce steps for easy entry and exit.
another option is to use a retaining wall but it is more expensive.
