I gathered from your post that the price of rod has gone up as per your contractor because manufacturing has stop cos of xmas hype, before now i bought for N1400/pc for 12mm rod, how much is it going for now, i am trying to gather momentum to face the German floor stuff of a thing, and if the price hike is really crazy, it will dampen my morale!!!!

This is really great! You have gone far I could see u did ur German floor! I dont have much progress on my own part but I will try to resend the update pic I gave in Spyder thread!

I will advice you keep some rough cash around, thou i am not in amagba area, but in EYEAN i paid same 140K for Eyean Development association , but on the receipt what they wrote was 65k, on inquiry i found out that the palace is aware of this arrangement by the youth, i think is an internal agreement between the elders in the palace and the youth, since its the youth that does the field work since elders hardly move, on the receipt also it was stated that the land was free of dispute, I also paid 10k for the crops that would have grown in the land, ( honestly there was no crop, its just a verse to get some extra from you)

They were also quick to tell me that when i get to decking and roofing i will also pay some money, anyway by then i would have pally them and get a fare deal,
There was a day i also gave the youth 2k to buy food and drink, the summary is to keep some cash for any eventuality.

@Vito, well explained, to add to vito comment, as long as u have the right papers and if possible avoid what seems like the boundary between the warring community u don't have to be scared! Then try as much ad possible to start development. Note it is a taboo to bring down an already completed structure or ongoing structure in the Benin kingdom ( i have my root in Ishan and benin believes) unless u built on FGN right of way!

Dear sypder, et al, you know u were thinking 30tons of laterite is too much,currently got 20tons of laterite @N7000 (2in1) delivered at site n still not enough as seen from previous post.

after this filling completed, 3 water tankers will be required to prepare the foundation for ramming and german, ( fuuny how i now hope for the rain to fall now to reduce my cost of water tanker, same prayer i wouldn't wished during my Block molding stage).

@NL1960, well said, I will do the German floor, from your worth of experience can u place a figure on the cost of doing a German floor of a storey building of 3bedroom flats, 2 down and 2 up:

It's not dat the German floor will not be done, it ll b done when I get to the decking stage, U get me? The issue is the time to do it, mind u cos or ongoing work as per block laying til lintel level the laterite wll b sinking in properly, so when the German floor will commence it ll b with lesser stress!

They already started the laterite filling today, and I ve succeeded in beating the price of laterite to N7,000 as against initial quot of N7,500 for 2in1 trailer, So u see I only have this time to tell dem wat to do before the filling completes!

I m actually looking at the possibility of going all the way to the decking stage by then cos of activities n work done, the laterite will be settling down gradually , with this u don't have to buy 3 tankers of water to flood the foundation n do the ramming, if at all u will buy u won't buy more than 2 tankers. And by then the laterite would have sunk in to the foundation proper, also I would have use the bulk of fund with me to have completed the decking which is another money sapping stage! But the mention of termites roaches n ant invasion if not done from the scratch is giving me concern!

This is not a laughing matter oh, I m serious about this, it's a life savings we are talking about here!

@all I am here to learn n apply the advice given n do the right thing for myself n family , so every discussion on this subject matter is concerned golden n treasured! Explanation can never be too much it shapens us

Dear Spyder et al, please I now crossed between doing my German floor before doing the decking or just fill the foundation with laterite and proceed with the block laying up and even do the decking! By doing this, the already filled up foundation will become solid before the decking is completed! Then I will revisit the Germany floor after the decking is completed!
Now by concern is, what are the risk involved in doing the German floor after decking?

@nexthome. The area is not water logged but the reason for the dept n height of the DPC is cause alot of bamboo grows in that area. And I know bamboo only strives in areas where the root can tap water beneat the soil. So to be cautious we had to make a deep DPC.
Spent some money to kill uproot n burn the bamboo stems,
From structure around mine, u could see that others didnt care to raise theirs. Moreover I m building an upstair. Its relatively optional

@ prof Spyder, I m even baffled at the estimate,currently since I don't have the money for that. I will just wait till when I m ready and made request in batches, i ll start with 10 trips, and see how far I can go! Then I will able to judge wat wil complete it.

Work still ongoing, hope to start filling by tomorrow, Ooophs today, and from estimation i will need 30 trips of 2 in 1 to fill up, cost of transferring the sand inside the building is peg at 54K, Hmmmm Money nod finish ohh.
