@skynylaw, please i would like to know how much you spent to get the 3 Bedroom bungalow to this level, i am about starting one in benin Edo state capital. I believe by now you would have completed could you also send the lastest pictures.

@All, Assessment Fee of N 350,000 , looks pretty high for me, is this related to location, could this be linked to UGBOR area being a GRA extention? will this price be same for areas like EYEN, Aduwawa axis?

I will take on ur first query and I stand to be corrected by our experience fellows on this thread , you can use 6" hollow block for a bungalow, but if you need to have an over head tank attached. That area needs to be fortified, because of the load. Note there won't be much load on the bungalow.
As per ur second Query I will leave that for the gurus to answer!

@Atasteve/Sypder880, that is the irony of life, we should just be praying for more direction, my only fear is that one should try to get and ensure its not a property positioned by GOVT as green areas, enough investigation( checking with lands n survey)should be done prior the developmental stage, dragging land with GOVT its not easy oh.
From my lil experience its not worth the trouble.

@vitodorado, Splendid u have done noble,thanks to send across the number of your survey man. I lack words to show my appreciation. i look forward to moulding blocks too with strict supervision so that i wont be out smarted by somebody that didnt know how i sweat to many kobo turn naira. By the grace of God things will work in our favour.

@vitodorado, I am itching to get the update ( Pictures) i understand it has stopped raining in Benin, i was told it just little drizzling, this can not stop your work will it?
Thanks for inviting me to this thread cos i am just about same stage as yours, this least i have done is just perimeter fencing of the land 100/100, and i bought 400 blocks, so the fence is not high.
I am yet to survey the land. I understand that this vary from location to location. Mine is at Eyen side
do you have idea of the price arrange for this area for 100/100 land!

@sypderi dont mind to get the rough cost of digging the foundation for 3 bedroom bungalow in your area as a clue to what i might face in Edo state, i have not surveyed the land anyway but i have all the title expect C of O, which i will start work on by God grace

grin u are right, its a decision i took cause i will not be living there, i intend concentrating on a newly acquired 100/100ft land in Benin. and my intention is a duplex at the front. the duplex will be attached to two flats and a detached 3bed room bungalow will be built behind ( like a BQ to the main building). i will get the complete plan but concentrate more on the bungalow which i can easily finish and then start the main building small small ( i nor dey pluck money for tree), under my watchful eyes, since i will be living in the Bungalow and using it as a warehouse also when work will commence on the main building.

Frankly speaking being on this thread has really opened my eyes and has equipped me on what to expect and suggest when i start the new project, and i whole this to you all for all the suggestions

Of course i will consult u all when i am doubtful of people working for me

@spyder880, i will like to thank you very much and the whole bunch of talented and experienced individuals on this thread. i will follow your advice and locate your thread on roofing and see what i can gain.
Actually, the reason i said i will handle myself is just to ensure that all the materials bought are used as planned, thou the supervisor will still go on with his job since i don't have the required set skills,my role is to buy the building wares, reasons for this is to get original material and i can get this right by dicussing my challenges with experienced guys like you and others on this thread.
NB. Its a supposed duplex, but i decided to do a bungalow instead as seen from my earlier attached fotos.

@spyder880, thanks very much for the swift response, from your estimate i want to believe the price you gave is for aluminum material and not the mere ZINC that we use to have in those days. When we say roofing those this also include the ceiling-boards inside the building, frankly speaking i was thinking it will be less than N1Million. We this price vary if i buy my material myself and supervise it myself
What is the cost of the aluminum sheet. I will upload the picture of the building i am talking about maybe the size will help u in giving me definite and near exact estimate.

@All, Please i really need an advice, i ve a property in Warri that was initially meant to be a duplex,but i decided to make it a bungalow mid way into the project, Thank God i have not started the duplex ( Upper part) as it it now, its two flat downstairs ( 2broom each+ Kitchen+Toilet). I am at the roofing state now, and i want to know the least/maximum AMOUNT i could spend using an aluminum roof, and the normal zinc that we all know ( Which should i use?). I would like the advice to be in three categories  

(1) MINIMUM
(2) AVERAGE
(3) MAXIMUM.

Also what type of wood i should use for the roofing and amount.

Your advice will be treasured. Thanks

@COLIN ADUA and RASTAMAN 2o----- I quite agree with you guys totally, but just like Colin said i will go for the 4Bedroom, the property is in Benin my home land and its 100/100 by size and i intend making use of it as my residence and in if furture try to make a duplex at the front since the bungalow will just act as the BQ when the project is completed,

As per the sketch i also agree that taste varies but i need something to work or modify on for the Bungalow. at least to start with, since i am not a professional in the field, hence i asked for the sketches to me sent to my mailbox patrick.senni@yahoo.com.

@Colin et al, i really need this stuffs to get started hence i am in this blog to gain from your valued experience. Any advice rendered to me will be most treasured.

Please this is open for all, i was told instead of building a 3 bedroom bungalow, i should go for 4 bedroom, cos its no much difference, also i m at a point now in my project where i would be erecting either the 3 bedroom bungalow or 4BR, please i would like to have some sketches and drawings, my email is patrick.senni@yahoo.com
