just for update
Digging foundation completed and pouring almost completed, workers still at sight, I m grateful to GOD that no casualty or injury was reported.

Thanks to all the gurus on this thread, all your advice and criticism is finally paying off. I will be needing you guys even more! I express the gratitude of myself, its an awesome feeling

Dear All,
Please I need advice on my blocks!
My architect told me that he ll use 6"blocks for the foundation to up to were the decking will commence and after decking 5" blocks will be used for the upstairs, i really want to know if this is practicable and any risk in doing this? Please it urgent as pegging will commence in a few hours time!
Note all blocks mentioned above are not hollow blocks,

Hi Guys,
Finally got my building plan approved by the GOVT today, with persistent and close follow up by my architect it came out under a week as opposed by information i got that it takes up to 3 weeks, I paid N80k to get the approval.
Also today, MFM pastor came to pray and anoint the land with Olive Oil, (Na GOD be my Financial controller and Director)

Hopefully, pegging of the land will kick off tomorrow, my Architect said he would collect 10k for the pegging alone; find the latest cost given;

30 Tons of Granite from AUCHI                 N180,000:00
30 bags of cement ( just to start)                 N54,000:00
2 Trips of sharp  sand ( 2 in 1)                 N26,000:00

I am sorry for responding late
I must be frank with you, i was in your position too, until Sypder n co helped shaped my view about which (bungalow or a storey building) and to start, be rest assure that we can not tell you categorically what you should build. The decision is ultimately yours.

Now here is the gist; do not let the quotation Spyder sent to you scare u off at all, ( take it in steps) I want you to know that i had exactly N4Million just like you, and i was caught b/w a bungalow and a storey building!!!! i later opt for the the later cos from experience one tend to lax a little if you build the bungalow ( you might feel fufilled), and come to think of it when i did my calculation, the amount (budgeted) on the bungalow was close to 9Million, so why cant i just re-direct it to the main storey building and know that i have like 5Million to rake out, then start from there, and at the end i will be able to retain an apartment for myself and have 3 tenants,

It's okay, once the molding commence the land will be flatten the more as a result of molding activity! I wish us the best cos I knw its not easy pulling the funds together! All the best pal.

My survey gulped N60,000. I have being waiting for the papers to be out, now that its out. I will proceed with the approval stage cos the survey document will be presented for the approval, in my case I was told with the payment of 80k and a letter from the approval department, I can proceed with the digging if foundation!
Hope u have got a reasonable amount of blocks down! I ve more than 4500 blocks waiting to be used! Heard it rained today in Benin this will solidify the blocks the more!

OkY that nice just got confirmation from my architect that my survey papers are out now. Jonesboro m tiredof the waiting n corruption done. Intend getting the approval started this coming week. I m do coughout 80k forthe approval know have another contact that promise to get the approval out in one week!

@NL1960 cum Don Vito, et al, that is quite nice Okepella is not far from AUCHI so quality of the quarry might be near close, i expect same for the price, in any-case i have sent the money across for the purchase of 30tons Granite just to start the foundation, also i will need to cough out N80k for the approval of the plan. thou was told i can proceed with my foundation with the receipt and letter from the authorities, these are the milestone for now and i hope to surpass it by the coming week.

yet again, at 3500k/200 blocks i.e 5 bags, i was wondering aren't u concern about the strength of the blocks, because to get 200 blocks from 5bags indicate that from each bag u make up to 40blocks, in my case i make a minimum of 30/32 blocks per bag.

Don Vito, are you going to buy your granite in Benin or Auchi? heard that Auchi granite is better, that the once in benin are full of dirt , do you have ideal of the price of granite in benin and auchi? lets say for 30tons, since we are in same locality i think we should compare prices.
Also i see that you are molding blocks just like me, i have got up to 4500 blocks thou i have stopped for the time being
for molding a packing ( to gather the blocks when dried) i pay N1800 per 100 blocks, and i get my cement for N1850 per bags.

How much do u pay your labourers for molding per day. Mind u mine is molding and packing to create space for furture molding. I should be starting foundation anytime soon, sorry i ve not sent you pictures of mine, the reason is that i am not in town and another thing, if the face in that picture is anything to go by its like i know you very well. Please send me your email address ? i think we attended same university!

@all happy these are here again, but i feel i have been cheated by paying 170k for 30 tons of granite, ( granite will be picked up from AUCHI and my site is in Benin) i was told also that sometime they give less than 28tons and call is 30tons.

Even in the least of items like nails bobos go still get Egunjie inside, well maybe this is the price i might have to pay for not been on ground, Thanks guys i am better equipped,

Forgot to add, I ve finally stopped molding for the time being. Already got 4500 blocks at site and my contractor wants mr to buy 30 tons of granite for the Germany floor and the decking! He said N185,000 will do the magic? Is the price and quantity fair?
Need I remind guys that I m doing a storey building of 2 Flt down and 2 Flt up. Each flat with be 3bdrm. The ideal is to deck and concentrate on the down flats and later do the upper flats as cash inflow improves!

Guys please oh i am still behind oh, lets guide against letting the dogs taking over, i have not even dug my foundation oh, i still need to be guided oh, just finished with blocks molding and i have a little bit above 4000 blocks to kick off, brothers i started with the hopes that i will be guided by you guys, this is not time to let the Dogs out at all, it will be tantamount to leading me half way to paradise! until now what i use to haggle with my contractors is what i gather from this bloc, cos i know next to nothing about building! cry cry cry cry cry

Don Vito, they guy was so sure that he even told me that its even because of his contact that it will come out in 3 weeks, come to think of it what will they( Town planning) be checking for?, i am very sure GOVT has no plans in building an AIRPORT in that area ( EYAEN axis) cos there is no land in that place any more. Even at worst my own property is just a story building, and it will not disturb airline authority if at all they finally build an airport there.

This is my concern, but if you got yours within 1 week and some days, mine should not be any different, i will try and do more forensic investigation to know how best i cam make good use of my time, i can loose money, but not time, , I DONT WANT TO LOOSE MY TIME at all.
