Stage 2. CASTING OF FOUNDATION (Blinding).

Foundation; an important part of a building component, play a key role in ensuring the functional operation of a building structure by transferring building loads or weight of individual columns to the earth.   

 
Type of Foundation:  Considering that the Soil bearing capacity (bearing pressure that can be imposed without causing excessive settlement) of the site and its relative environ is above 150KN/M2, a Strip type of foundation is appropriate.

Depth of cast: 4” (100mm)

Width of cast:  675mm

Materials/Expenditures

Cement: 22 Bags,

Sharp Sand: about 5 tonnes,

Granite: about 10 tonnes

Water: 2,000Ltrs,

Labour for Casting: ₦25,000

Mix ratio: 1:3:6

Steel bars for column reinforcement (starter bars): Y12mm, 6 lengths


 

Stage 3. Block work for sub-structure.  


Type of Block: Machine moulded sancrete blocks.

Size of Block: 450 x 225 x 225mm (9”)

Number of blocks: 1,000

Cement: 27 Bags

Hello Nairalanders:

Sequels to my earlier post, the project has commenced as expected.

Stage 1. Site Clearance/Setting out/excavation.

Procedure

The production of an accurately detailed plan is usually the first step in the planning and design of a construction project. Thereafter the project, as represented on the plan, must be set out on the ground accurately relative to dimensions. Setting out of building involves the transfer of measurements on plan onto the ground during the preliminary stages of construction. In doing this, the following procedures were used;

• We established the center line or construction line of the building. This was done by aligning the front of the proposed building to adjacent existing buildings which is at 20Ft (6m) distance from the fence parallel to the access road in adherence to Federal Capital Development’s specification.

• From this base line, other four edges of the building were then set out using plastic meter rule for measurement, and builder’s square to make sure the angle between two lines are truly perpendicular.

• These points were offset backwards by 1m. These offset was to ensure availability of adequate working space for the building during excavation/carting away.

• Nails were place on top of these offset pegs and builder line was used to connect these pegs round the proposed building area.

• At interval of 2.0m, pegs were placed in between two adjacent edges.

• Profile board of soft wood was used to connect the pegs round the proposed building area.

• The measurements on the structural layout of the foundation plan with respect to corresponding grid were then transferred to the profile board. The information includes the center line, width of the block wall and width of the foundation.

Finally, the setting out was checked and necessary correction were made prior to commencement of the foundation excavation work.

NOTE. Depth of excavation: 600mm
Width of excavation: 675mm

Nice one, bros. I have a personal project in the same area, behind Trademoore Estate and with the same situation of being mandated by the estate developer to build a 3-bedroom bungalow. We converted ours to two (2) semi-detached 2-bedroom flats internally with each having its own entrance.

It was a very tight and difficult job indeed for my architect to carry out, considering the fact that we had to stick to the external dimensions of the building and maintain to a large extent, the external elevations of the building.

Wishing you the good success in your project. By the way, what area of Lugbe is this project/ what's the name of the estate?

Hello Nairalanders,

As you may be aware, I made a post sometimes last month; stating that my client has a little problem. He bought 21m by 19m dimension of land from one of these estate developers here in Abuja on which he is expected to build a three bedroom bungalow as specified by the developer. I believe we are all familiar with their clause of having to build in accordance with specified prototype mandated by the developer. My client is a single young man and he feels a 3bedroom apartment is just too much for him for now. We consulted the developer and they relaxed the clause just a bit: we are allowed to alter the interior parts of the proposed plan but shouldn’t shift a block of the exterior (window/door positions MUST remain the same).

NOW.

At AJIBSHELTER, we converted the old design into a functional Two bedroom apartment with sitting room, guest toilet, Kitchen with a store, dining and both rooms ensuite with toilets, and another One bedroom apartment with sitting room, guest toilet, kitchen and the room ensuite with toilet under the same roof.

The implication is that the client can recover his cost of Construction within 6 years by staying in the 1 bedroom apartment and renting out the 2 bedroom.

It is high time we stopped developer and some professionals alike from reaping us of our hard earned income. This project is to be used as a case study on how to provide professionally delivered affordable housing to Individuals in good time without any compromise with quality and standards.

Consequently, AJIB SHELTER Team is to supervise the construction and delivery of the project within the scheduled time. Thank you, but is there a building code restricting single access to buildings? sure I know safety could be considered but not withstanding, cant something functional be made of this plan?

After about 20secs of thinking, i concluded its impossible for one simple reason.

External doors!

You will be limited to 2 external does which i assume should serve as entrance for each flat. We all know you need 2 external doors per flat usually siting room and kitchen doors.

I cant imagine living in a 2 bedroom flat with only one external door or a kitchen with no external door. If you cant have that, its simply impossible.

My advice is to ask the estate developer for a corner piece where 2 more doors can be introduced away from view. Only then should we can start thinking.

There’s this little problem I hope we can all solve together. The plan attached is a 3beedroom Bungalow my client bought from one of these estate developers here in Abuja. Hello nairalanders, I hope this met you well. In my last thread, I believe I was able to make it understandably clear that affordable housing is a birthright of every Nigerian which none should be deprived of. We shouldn’t have a roof over our head solely based on our economic status. Let me further use this opportunity to briefly highlight the importance of having a collective concern over the provision of affordable low income housing for every citizenry.

It is no longer news that access to housing strongly supports economic growth and poverty reduction. This is basically because amongst other things, housing construction constitutes an engine for both employment and industrial growth.

Housing plays a requisite role in the political, social and more importantly economic dialogue in most societies. Housing has been known to be a major component of creating stable and healthy communities and it is often the largest single category of house hold expense.

Socially, substandard housing contributes to childhood health problems like stunted growth, viral infections, asthma and other various health problems, and those sometimes lead to expensive hospitalization. Again, poorly-housed children in these situations are significantly more likely to have behavioral problems.

In Nigeria today, the gap between the rich and the poor is growing extensively wider as the time ticks and it’s obvious nobody seem to care. Housing deficit will continue to increase with the rich buying the much available lands in choice areas and as such limiting chances of the middle/low income earners from affording a low cost housing in the developed cities.

For housing to be successful, a Country needs to have a stable macroeconomic environment. Government should inert and enforce strong institutional intervention in terms of favorable policy drafting and implementation and roll out policies to expand and diversify market-rate housing credit. Housing should be placed in cadres of Ministry of Finance, CBN and others where these institutions are run by experts in the field.

Nigeria, having a volatile economy; what we need in policy making are housing specialists who have the basic knowledge and competence and not just political figures who do not understand by any means, the role of housing in an economy. It shouldn’t matter which geopolitical zones the leadership emanate from, the first criteria should be the deliverables as it concerns the sector.

These days, increasing number of people are moving to dense metropolises, seeking the amenities and opportunities found in large cities. But as city population increases, so does the cost of living, leaving low-income residents with fewer choices for affordable housing.
Today, affordable housing seeks to do more than simply create decent spaces for living. New affordable housing models incorporate sustainable features that reduce the cost of construction, maintenance and technologies. It includes homes that are sustainable, beautifully designed, professionally managed, and connected to services.

Although, affordable housing means different things to different people, due to the economic standard in Nigeria today, housing that is affordable to the low income earners continues to shrink. The concentration of housing needs, among poor families continues to rise.

Affordable housing, however, is not only a compelling concern of the very poor. One need not be poor at all to realize that housing costs are high, or that the housing choices open to people with low/moderate incomes are often limited at best.

If there’s something I have learnt from managing projects, it is the fact that the three Project constraints of Performance, Cost and Time cannot be achieved as “Good, Cheap and Fast” but at the same time one can get a “Good, Affordable, Adequate time” kind of deal.

Housing/Shelter is one of the most basic human needs. Nigeria as a country is faced by a multifarious housing challenges ranging from rapid urbanization, high level of Rural-Urban drift, irregular population growth, high cost of construction/building materials, lack of adequate skills by our so trusted professionals, inadequate financing and poor state of infrastructure.

Furthermore, with the current housing deficit of about 16million units, lack of finance is no doubt the major contributing factor.

Without low income housing, our communities may become un-unified and we may lose the opportunity to interact with people, who may be in different economic or cultural circumstances, to learn from them and to enjoy their company; the main essence of Living.

Understandably, the creation of actual low income housing units takes more than the efforts of a citizen or single group of citizens: it requires highly skilled coordination among many people.
