PropertiesAmen Estate Development by ololade34(op): 12:59am On Mar 06, 2008
Amen Estate!  is one the newest and most serviced development to hit the Lekki Peninsula, Lagos. www.amenestate.com, recently, i've referred couple of people and they are quite happy with their investment, please mention Naija Investment as your referral when you make contact.

95% of Amen Estate clients are Nigerians based abroad, so a special mortgage product is put in place for them.

PAYMENT OPTIONS:

1.   Mortgage

2.   Cash Purchase

3.   1 year interest free Instalmental payment option

More on the Mortgage:
UBA are currently offering a mortgage plan to Non-Resident Nigerian customers.

It has a tenure of 10 years, with interest charged at 7% p.a., and a quarterly charge of 1% on the reducing balance. They will fund up to 80% of the purchase price if you are in employment, and up to 70% if you're self-employed.

If you choose this option they will arrange the mortgage for you, all that is required is your 20 or 30% deposit and you must be a Nigerian, living abroad.

WHAT IS THE PURCHASE PROCESS?

The purchasing process is simple enough.
1.      Choose your house or flat.

(Pictures and floor plans available at www.amenestate.com)
2.      Choose one of the above payment plans
3.      Fill out the attached application form indicating your chosen payment  plan and  house.
4.      Send it back along with your initial deposit which must be the equivalent of 10% or  more. The draft can be made out in Naira, Pounds, Dollars or Euros. This deposit serves to insulate you from any price reviews that may occur before you complete your purchase and of course, the deposit is also part of the purchase price.  E.g. A house that is sold for 25 million naira, if you pay a 2.5 million naira deposit, the balance remaining for you will be 22.5 million naira.

All drafts should be made payable to "Redbrick Homes International Ltd" and sent by UPS, DHL or TNT to:

Redbrick Homes Ltd
Amen Estate
Eleko Beach Road
Off Lagos/Epe Expressway
Lekki Peninsula
LagosNigeria

In return they (Amen Estate) immediately allocate and send you your plot and house number.

They also have 1 plot of land left for sale at 10,000 naira per square meter:
Land size of 648m2 for a 4 bed detached house with boyquarters
Price: N6,480,000

MORE ON AMEN ESTATE:

Amen Estate is located near Lekki's exclusive Free Trade Zone. The estate is 12 minutes away from Africa's largest seaport, at the famous Lekki Export Processing Zone.

The 1000 hectare LEPZ and the 5000 hectare LFTZ around it will generate no less than 3 million new jobs in an area that is largely undeveloped at the moment. Work is already apace at the EPZ by the Tolarams Group of Singapore, using their Nigerian investment vehicle, Viva Methanol Ltd.

The initial $2.5 billion investment by Viva Methanol includes, as their name suggests, a methanol plant and the largest polyolefin plant in the world, a 120mw power plant and Africa's largest deep seaport, as explained here: http://www.chemicals-technology.com/projects/eurochem <http://www.chemicals-technology.com/projects/eurochem>

Hot on the heels of this exciting scheme is the development of a trade and industrial park on about 500 hectares by the government of Jiangsu Province in China.

While work at the Lekki Export Processing Zone is at an advanced stage, including the seaport, construction has just begun at the Free Trade Zone Trade and Industrial Park project. One thing is for certain. Both projects alone are capable of providing more than the projected 3 million new jobs.

Amen Estate is literally 10 minutes away from the Lagos Free Trade Zone (tax-free production, duty free import and export), and 12 minutes away from the Lekki Export Processing Zone (a completely privately owned project)

Return on Investment

Rents are already in the region of $25,000 per annum range on the 3 bedroom flats alone. This is driven by the large number of expatriates that staff the various projects at the LEPZ/LFTZ. Most of these guys currently commute all the way from Ikoyi/VI axis (about 65km) to get to work every day. They've already begun to enquire about properties here and making reservations.

Do not miss out on the brilliant opportunity that Amen Estate represents for investment.

Act now.

PropertiesRe: House Foundation Cost Quotation by ololade34(f): 7:20pm On Feb 13, 2008
I sort of agree with ajileko, it should be between 400 to 500 thousand naira depending on the size of the building, soil texture and area. Yes the foundation would need to be filled with laterite which you'll have to pay for separately, so is the German floor that will follow the filling, it's good that you're getting other quotations as well, but beware of some builders as they will give you low quotation to start with so as to get the job and then come back to tell you that materials bought is not enough, so when negotiating tell the builder you won't be adding a penny or buying anymore building material.

PropertiesRe: Land In Ogota, Ago Area Is It Worth It? by ololade34(f): 12:53pm On Feb 07, 2008
The land is a steal for 1.5m if where i'm thinking is where you're talking about, Okota in ago palace way (or area),  is a well developed area, but make sure the land is not water logged as most land in okota are water logged (hence the cheap price), some so water logged that you sometimes have to fill it with gravels and filing sand and leave it for months before you can even think of constructing foundation, also make sure all papers are in order as omo onile problems is high in okota(always reselling).

@ poster

Women don't like being lied to, it's just so unfortunate that some men feel they need to lie to their woman, the truth might be bitter, it might even come as a shock but in the long run she'll appreciate you for being truthfull, lies always find a way of coming out when you don't expect it.

hi ololade34
we love your concern about the distance u metion but is part of our services to go to any in length in satifying our client
we travell out of lagos to work, place like asaba ,abeokuta, benin and so on . we are still holding one project at AGUGI
LEKKI one VOCATIONAL SCHOOL that was own by oba aiyeleru. the school is behind SPG sea petroleum and gas com
pany.

please don't bother yourself on distance, well all we can do about the price is that we can give u the minimum of 55000 on
each duplex.
firstly, we are risking the job we never see by telling u the price online but we can't risk the estimate of paints u are
going to used on each duplex. that is why we need to know the size of each duplex.

let us help u by giving u tip on how u can tell us the size of each room in the duplex.
1] a slate ie one ceiling is 4feet by length or brength.
2] calculate how many slate in a room .

that we make us know the size of each room in one duplex then we just made an estimate for u
Thanks for replying, i'll see what can be done about the measurement, i'll let you know when it's been done. I also need your opinion, should the flooring be done before or after painting (tiles)?
PropertiesRe: Commercial/residential Painting:free Estimation Services by ololade34(f): 5:22pm On Jan 16, 2008
oceanvison:
hi ololade,
for us to give rough estimate,we will need to know the size of each rooms in the duplex.
and more importantly we have to inspect the duplex.if you can arrange for a representative in Nigeria to take us on tour of the building,it will be better off.

Thanks.
Thanks for replying, i would have love a rough estimate as i wouldn't want to waste your time going all the way to lekki, in your other reply you said you'll charge 75000 naira per duplex (labour) would you consider 50000 naira.

Jokes EtcGood Choice by ololade34(op): 5:59pm On Jan 11, 2008
Two accountants were biking through a park when one noticed that the other had a new bike.

"Where did you get such a great bike?"

"Well, I was walking along yesterday, minding my own business, when a beautiful young woman rode up on this bike. She threw the bike to the ground, stripped off all her clothes and said, "Take what you want."

"Good choice," said the other accountant. "The clothes would have probably been a poor fit anyway."
Jokes EtcHave A Drink by ololade34(op): 5:50pm On Jan 11, 2008
There's this guy in a bar, just staring at his drink. He stayed like that for half-hour, a bully came along steps up to the bar, takes the guy's drink, and drank it all

The poor man starts crying. The bully says: "Oh, come on, man! I was just joking. Here, I'll buy you another drink. I can't stand to see a man crying."

The troubled fellow replied, "This day is the worst of my life. First, I got fired for oversleeping and getting to work late. Then, as I'm leaving the building, I found out my car was stolen. I got into a cab to return home and I forget my wallet and credit cards in the cab. on getting home I found my wife in bed with the gardener. So I ended up at this bar, and just when I was thinking about putting an end to my life, you show up and drank my poison."

Came across this and i thought share it

Telemarketer & Mr. Okoro

--------------------------------------------------------------------------------

Trust me you can't read this at work if you love your job!!!!

Enjoy this dialogue between a Nigerian man and an American telemarketer.

Ring, Ring, Ring

Mr Okoro : Hello?

Telemarketer : Hi, this is Raheema calling from Hollywood Hereafter Resources. I just wanted to let you know that your phone number was randomly selected in a draw and we have reserved a free burial space for you at the New Island Cemetry in Bridge-

Mr Okoro : What?!!!

Telemarketer : If you would just give me your name and address. I want to send you a letter to confirm the free burial space we have reserved for you---

Mr Okoro : You reserved what for me, A grave?

Telemarketer : A free burial space

Mr Okoro : What's the difference?

Telemarketer : Well the word "grave" can be scary sir, you can disregard the letter if you don't want it. This is just a courtsey call to---

Mr Okoro : So as a telemarketer, you can pick up the phone and cold call people and pitch them with such offers?

Telemarketer :Well, yes sir. We always make sure it is something of potential interest to them --

Mr Okoro : Of course, who wouldn't be interested in dying? I am definately interested in a grave. I am. That is a very important decision to make before die right?

Telemarketer : I agree with u sir. You are so open-minded about this. A lot of people don't understand why it is so important to hand-pick your final resting place before you pass on. It ensures you get the kind of burial you want for yourself.

Mr Okoro : I see say na u dem send come

Telemarketer : I'm sorry? Send, come?

Mr Okoro : Oh, they don't use the witchdoctor in the village anymore right? They have gone nuclear and now are using Americans. Na you dem send come!

Telemarketer : I'm sorry sir, but i don't know what you are talking about.

Mr Okoro : I get fillage too o! i be proper bush boy and my mama still dey kampe for waterside. Na one phone call e go take and she go run go fillage go get me gold circle condom protection, u hear. Una no dey here say e better for somebody? Why na so-so make una dey spoil person own una dey like?

You go know beta winch when my own army land.

Telemarketer : I do apologize to you if my phone call has offended you in any way-
Mr Okoro : You have not offended me. I am not offended. Do i sound offended? Why would i be offended because you- kindhearted telemarketer that you are- reserved a grave for me? Do you know how old i am? 32 . In my country, people don't die at 32. When they die so young, it is a major tragedy! My mother and father are still alive. You want me to die before them?

Telemarketer : I didn't mean anything-

Mr Okoro : You people never mean anything when you make these stupid phone calls. How dare u wish me death--

Telemarketer : No, that's not what --

Mr Okoro : I DON'T CARE!!! Do you know how many years i worked on getting a visa to come to America ? 10 Years, Ejioku, 10!. Do u know how many laws i broke in so many countires before i found my way here? I have been here only 2 yrs. All the pepole who gave me loans to buy ticket and visa have not been paid. My mother and father are still waiting for me to perform the magic of Dollars for them in Nigeria . This telephone was just connected 2 months ago because i am just now able to afford a telephone because i cannot make good money due to my illegal alien status. And now, you want me to die before i can even begin to enjoy a little,, ah, your own don spoil o, i swear , e no go betta for you.

Telemarketer : E no, what?

Mr Okoro : Na hand ya mama and papa go take bury you. And na there eyes dem go take cry for that yeye grave wey u don reserve for yaself.

Telemarketer : Are u cussing me sir?

Mr Okoro : cuss you ke? why should i? why would i want to cuss someone who is offering me a grave? I am only reacting in my own local English. That is how we behave when we are overwhelmed with joy in my country.

Telemarketer : I just had a distinct feeling that you were not saying nice things about me.

Mr Okoro : See dis wowo wey craw-craw don chop him yansh finish, Look, just [b]aside, are all the members of your family reserved space in your graveyard?

Telemarketer: Some of them do have--

Mr Okoro : No, don't stop there. You should get everybody a plot. I go help you use juju finish all of them make una dey go do whassup dog for Hollywood, abi na wey u dey call from

Telemarketer : I have to hang up now sir

Mr Okoro : Before u hang up, would you by any chance know anything about a scam where telemarketers call people on the phone to assure them a free burial space, and then try to get them expensive mausoleums and crypts? What is it call? Bait and switch, right?

Mr Okoro : No, please wait. Let me reserve the whole cemetry for your unborn children. I will also reserve a full page in the Daily times Obituary section--

Telemarketer : Thats mean! you can't talk to me like that just because i am a telemarketer. We are people too

Mr Okoro : Yes, bad people, people who call to trick me at all kinds of hours into buying something i don't want.

Telemarketer : I'm going to report you to the INS! You will be deported!

Mr Okoro : My juju go don finish you before you reach the place. Winch pass winch! you no go die betta, i tell you.
