Furthermore let it be known to whoever has invested or willing to invest in lands in and around Ibeju axis that your investments is safe depending on the company you've or are/will transacting with,I appreciate the fact that we have competent lawyers even on this forum that can be engaged to ascertain the genuineness of a real estate company before you close your deal with them, the fact that the land you purchased from a real estate firm thus not have title documents did not mean that the land is not genuine or is fake or you're been scammed, most land in Ibeju lekki are under government acquisition (global acquisition) while some of the land are committed acquisition, those portions that are committed acquisition are for government use while the ones under global acquisition can be ratified or excised, most of these companies are buying under the global acquisition from the families who are the custodians of these lands, sometimes these families would have approached the government for a release of some portion of these land which the government sometimes grant or turned down depending on the situation but the challenge with these family is that they don't have the patience to wait for the release from the government before they start selling the land, these companies now buy from the family while they are still processing the excision because it's cheaper, that's why you hear excision in process or excision file number, for the past two years the Lagos state government has not signed any excision though the committee for the excision had be inaugurated but they're yet to sit to determine who and who get what in terms of excision.so if you have invested pls relax and if you're yet to pls get lawyers to check well for you before you part with your money.in every 12 disciples there's always a Judah. |
I think people should be well informed, this issue of land speculation by companies started from mowe/Ofada axis about 15years ago, the people that brought this great ideas really has good intentions but don't forget that in every 12 disciples there's always a Judah,it was then the idea of buying land and paying in installments was introduced and people really embraced the idea.a lot of people keyed into these program and some of these companies made huge amounts of money, unfortunately what was supposed to be a thing of joy all of a sudden became almost a nightmare for some of these investors as some of them were not able to get the supposed land and even their money.and one of the major factor that contributed to the failure of this program is the Ogun state government through the then governor Otunba Gbenga Daniel, the entire stretch of the vast land that houses almost all of these estates was declared acquired by the state government of which was free from any encumbrance ab-Initio this became serious issue, all the companies came together to form a group and the state government was taken to court eventually both party was able to reach an agreement and they agreed to settle out of court the government agreed to grant ratification and they were asked to pay 4000naira per sqm, we all know that a standard plot is measuring about 648sqm,and if you multiply 4000by648 =2592000.for a plot which was originally sold to prospect at 200.000,250.000,300.000 respectively.this was the major problem that happened to mowe/Ofada if not the people that invested in the area should be smiling now.though few companies were able to weather the storm and people are living in the estate now.e.g master golden estate by sims property, diamond estate at Ofada, and property mart.those are the few I can remember for now but there're more. |
It depends on your location there's a guy in mushin area in lagos that does for my company at a very reasonable price his name is john and very straight forward 08032525214,08182029363. |
Like this saying "the people deserve the leader they get". It's very very unfortunate that Ogun state is going through this at this point in time.the state is one of the most blessed state in the whole of Nigeria in terms of resources but the people managing the affairs of the state are nothing but bad managers, the proximity of the state to Lagos let alone the enormous resources is enough to transform the whole state to next mega city after Lagos,in fact paying salaries and any form of dues or wages should be the least of the problem if there should be any at all facing the state,Lagos is not complaining about recession Ogun has no excuse,if the governor and his team can look inward and give technocrats the opportunity to come in and show them the way. |

Having a house of your own is one of the best achievement in life,no matter the level of your qualifications academically it can never be transferred to your children even to your children's children,as inheritance, then no matter how strong or hardworking you're now,a time will surely come when you'll not be as active as you were now,so it's always good to plan for the old age,and one of the ways you can do that is setting aside certain amount from whatever you're earning/making while you're still working, also always have it in mind that no place is too far to build your own house, the fact that you're working on the island and somebody is telling you of an opportunity to own a land in agbara and you're like agbara is too far, remember if you don't leave that job,the job will eventually leave you someday,it's what you're able to achieve when doing the job that you'll be left with,so many people are found of living a fake or make believe life, you want your friends/colleague to feel you're doing well by living in high rated areas and these so call friends will not be there to assist you when you're left with nothing later in life,I always tell people that are close to me,if your landlord or landlady is too nice to you please be very careful because you might not see reason to plan for your own future because you'll be too comfortable,so it's always good if the landlord or landlady is f*****ing wicked, infact you'll not wait to exhaust your rent before you flee the apartment,by the time you live in about three apartment in a year or two,you get motivated to start doing something for yourself no matter how small your pay is.(leave the grammar/errors but get the message) mind you if you need cheap but genuine properties in and around Lagos.arcview investment Limited is positioned to work with your budget (08060639740) |
DON'T LOOK DOWN ON PEOPLE It isn't a news again how late chief Jeremiah Obafemi Awolowo approached late chief Timothy Adeola Odutola , a business tycoon for a loan of £1,400(one thousand and four hundred pounds) in 1943 for further study in Law in England and how late chief Timothy Adeola Odutola declined to give him the loan. After a year later, out of determination, late chief Jeremiah Obafemi Awolowo was able to travel abroad in 1944 through another means. And in 1946,he became a barrister at Law and was called to the bar. In 1954, ten years later, the same late chief Jeremiah Obafemi Awolowo became the premier of the old Western Region, a premier was more or less a president, ruling over all the states under Western Region, that is, all the yoruba speaking States in Nigeria. While the same late chief Adeola Odutola who declined to give late chief Jeremiah Obafemi Awolowo a loan became a local government chairman under late chief Jeremiah Obafemi Awolowo who wasn't given the loan. The two personalities were great sons of Ijebu Land. I respect both men, even in death. Were it not for the free education I received from the Unity Party of Nigeria (UPN) a party formed by late chief Jeremiah Obafemi Awolowo, I don't know the state I would have been today educationally. If I can write today, I thank God,I thank my parents, I thank my guardian, I thank late chief Jeremiah Obafemi Awolowo and I thank all my teachers in life. Late chief Timothy Adeola Odutola, the Ogbeni Oja himself was in his days as Dangote is to Africa in trading today. He was the first president of the Manufacturers Association of Nigeria. When you talked of a man highly blessed with the chemistry of business, you needed to look for late chief Timothy Adeola Odutola. I still can remember Odutola tyres, Odutola biscuits, Odutola Trading Stores, to mention a few of his lines of businesses. When late chief Timothy Adeola Odutola was asked before his death the reason why he didn't give late chief Jeremiah Obafemi Awolowo, the loan of £1,400 (one thousand and four hundred pounds) he answered by saying late chief Jeremiah Obafemi Awolowo was not known to him then , that he only knew him to be a letter writer and besides, his business empire then was jointly owned by his brother and himself. That late chief Jeremiah Obafemi Awolowo only approached him for the loan, he didn't approach his brother. How would an unknown figure in 1943 would become a premier and a world renowned leader in 1954, eleven years after he was turned back for the loan? Were it not for God who always turns the table of life the areas he likes. Late chief Jeremiah Obafemi Awolowo and late chief Timothy Adeola Odutola are no more today. This story is not being written to tarnish the image of late Chief Timothy Adeola Odutola, never, because late Chief Timothy Adeola Odutola before his death was of a great help to many Nigerians dead and alive. But I am presenting this write up so that we that are alive today should learn one thing or the other about how God operates in the affairs of men and women, this will allow us to align our ways to suit God's and be a channel of blessings to this generation and the generations yet unborn. The story of Jumoke Orisaguna and late Chief Jeremiah Obafemi Awolowo easily come to memory when one is trying to look at the way God promotes people. We can all remember the story of Jumoke Orisaguna, a breads seller who hit gold by becoming a breadwinner. While she was hawking her breads, fate allowed her to walk passed along the area a team of modeling experts were taking some photo shots. By chance the lense of their camera captured this bread seller, known as Jumoke Orisaguna. The team saw in her, a beauty to use for their modelling. She was searched for some days later and she was signed as a brand name for some companies, even as an illiterate. The fame of Jumoke Orisaguna today can't be quantified. The lady worths millions of naira in term of asset. This was a hawker of breads in just January, 2016 and in February, 2016 God changed her garment of dishonour to a garment of honour. This is what God can do. You that still believe in your degrees, remember that when God wants to help you, your degrees are worthless. I am not saying that education is not good, don't misquote me. I am only talking about divine favour or divine help. Even with this favour I am writing about, it doesn't means that one should fold his or her arms, expecting miracles to come without working. This is out of point. Late Chief Jeremiah Obafemi Awolowo didn't relent in his efforts, it was through his efforts that God crowned him with success. Jumoke Orisaguna didn't say she wouldn't work, it was in the process of hawking breads, though in a stressful condition, God sent her helper to her. Be the best at what you do for your helper to come. How are you treating human beings? Do you treat people with disdain? Your attitude is always who is he? Who is she? A common bricklayer! a common shoemaker! You always say. If this is your attitude towards people, then you are still operating in the past. Hnmmmmm! A bi ni lode aje ko ni ka dolowo, eni ti a bi ni isale osi n doloro. Meaning (that you were born into a rich family doesn't make you a rich man, a man given birth in a poor family can becomes rich). The house built by a rich man of yesterday, was purchased by the son of a poor man of yesterday (Ile tolowo ana ko, omo olosi ana lo ra). It's an elder's word, let's learn from this. Some have more than enough, but for them to give out to the needy they are tight fisted. Hnmmmmm! Let's learn from Uruguay president, Mr Jose Mujica who as a president of a country humbled himself to the point of living like an ordinary person to make his country great through his using a volkswagon beetle car. You are custodians of these earthly items, one day you leave them. God has given you, give to others or have you forgotten the adage that says givers never lack? Even with your riches, you are poor in given, then you are lacking in spiritual wealths because you don't give. Try to give today and you won't lack again in your life . As from today let's change our attitudes towards people. That we are in a place of honour today doesn't means we should use our position to ride on the back of people as horses. God can still turn the table for better for those people you are riding on their backs as He did in the case of late chief Jeremiah Obafemi Awolowo and Jumoke Orisaguna. Remember God says He will show mercy unto whom He will show mercy. It's not by power, it's through His grace. May grace work in the place of labour for us. Amen. Perhaps some people Jumoke Orisaguna was selling breads to then would ridiculed her by using her situation to molest her, these people by now must have learnt their lessons in a hard way. What is our problem?(kin la n ba ka?) Are you rich today? You are controlling a lot of cars? Try to leave the fleet of cars in your garage and take a walk of life on foot. Let's see life from another angle, please. In my days on earth, I have seen Prince who became a slave, not that they told me, I saw him. In my few years on earth, I have seen a slave who became a rich fellow. No one told me, I witnessed this. Let us know that God is in heaven doing whatsoever He likes. Whatever we have, God has given us to be a custodian of it. It's incumbent upon us to use it to help others in need. My prayer for us is that God will make out of us wonders of His greatness that will marvel the whole world. May we learn to learn!!! I rest my case.(copied) |

@enm,of course the main Ile-epo market, shearing boundary with the popular katangowa market, even some portion of the katangowa market are to be rebuilt and sold out to interested buyers, all approved by the agbado oke-odo lcda.also supported by Lagos state government,so it's a safe investment.you can reach the number for more details and inspection before parting with any kobo. |
there's a company developing some portion of Ile-epo market around Abule-egba they are building about 300 units of k-klamp shops, you can invest in one of the k-klamp shop since that falls within your budget and let it out for a year or two then sale it out for a million naira or more after taking rent on it for the one or two years. monthly rent for k-klamp is 10k-12k around the market and lock up shop is 15k-20k 10k*12months =120k+30k legal fee =150k ,you can take two years or more if you wish. for lock up shop 15k*12months=180k+50k legal fee =230k. NB.You can as well make much more than what I analysed above since I used the lowest rate. mind you, you're getting allocation directly from the local government that awarded the contract to the company once you have processed your forms and other documents with the company,so it's a safe transactions. you can send text messages/call 09085555551 |
