I have no problem with the agreement. I am just looking for hidden clause that may go against me in future in the agreement.
The landlord has issues with the previous tenants and he has vowed never to accept people of that tribe again. The first question he asked me when I showed interest in the house is my tribe
Most Yoruba landlords hate anything ibo...not because the tribe is bad, but most ibos who live in Lagos have a reckless way of handling other people's property. And the moment such landlord questions their recklessness, they always result in nasty fights...so most Lagos landlords avoid anything ibo.

Just ask him to change the word covenant, which I think is been abused in this case.

The only issue I see is where he said if you want to stay the next period, you should pay the rent 3 months before you start the next period. Talk to him, the economy is hard, let him give you a grace of 1 month after your tenancy is up to pay or you agree to pack out if you fail to meet the one month grace period without need for court papers. It should be in writing and both of you sign with witnesses and get it documented in court

Please check B1....Is it the duty of tenant to pay tenement rate?This rate is pay to the government yearly..... Review that part very well before signing.

Change covenant to agreement, and diplomatically request removal of tenement rate which is property tax. You are not the owner of the said property.

Nothing is wrong with the tenancy agreement just ensure to be paying your rent at and when due and also keep the premises need then you will never have any issue with the Landlord.

two things don't seem right in this paper... The use of the word "Covenant" and the number 4 agreement...

Try to make use of some instead of most.

Generalisation is not good. Example is saying most Nigerians are potential fraudsters.

He used the word reasonable time so it now depends on the tenant to let him know when it's reasonable. If na me any day you come will never be reasonable to me.

D tenement rate ,covenant and I also don't see any reason why u should make a copy of your work Id card 4 d landlord. U need to be careful man b4 d man carry ur matter go work. U sef reason am

raead it again... It says at any Reasonable time. The Landlord does have a right to have access to his property but it must also be with the consent of the tenant
