How can people justify using customers money to do business? Or not have reserves that matches exposures on ongoing deals?

Egun the thing tire me with Nigeria small business owners.
You will see a shop owner contact you for help to pay the shop rent. That the rent has expired. But why should I help pay the rent? Have you not been trading in that shop? What happens to keeping your rent aside?

Another one is, I want to go to market. My shop is empty. Please send me money.

People please invest back into your business. Put money aside regularly for investment and exigencies.

One is stepping down for the other already.
The Sitting room's floor should be lower to the dining. The dining and kitchen floors could be on same level if designed along similar path.

Thank you for your understanding.

I agree that Chekitaut didn’t handle this well and there’s no excuse to justify this. He didn’t explore all the options available.
He could have reached out to see if there are other suppliers around who have something around the area.

We’ve worked together on similar stuff in Ilishan before. I could have linked him up with one of the FSA in the area. I got 800 bags from Ewekoro about the same time (29th May) without making any commitment.

I’ll keep you posted once I have more info on his repayment plan.

Let’s pray he’s able to meet up grin this time.
My sincere apologies for all the inconveniences this might have caused you.

Columns transfer the loads from the beams and slab to the footings. The footing then spread this load over the soil through the column base / foundation.

In this case the ground floor is the one carrying/ supporting the column load and the column acts as a point load on the floor slab. Well there might be a deflection of the slab at that point which might result to cracks or even depression of portions of the slab.

Trust me for a pro-people government, things can be done better. If government work the way it should work, some of the cost in building processes can be reduced. You shouldn'thave to sink your own borehole and have separate septic tanks if there is public water supply and sewage system. Government have resources to build mass housing for the populace. They can create a honest mortgage for people to pay up over like 20-30 years. How do you expect people who earn below 100k monthly to save up to afford 5m to build a house. We also need to review mass building design take care of the reality of our people. Most Nigerians actually don't need more than 1 bedroom (room and palour) or at most 2bedroom apartment. The present mortgage through the national housing fund is a joke. Most contributors can't access the fund because in most instances they don't have proper title over their land.
n3xt:

I've lay low on this though.

Even the FG with all concessions and everything cannot build a low cost 2 bedroom house in Nigeria with N5m. A lot of things are easier said than done.

Ogun gov is paying over N2.5m for the foundation of 2 units of 2 flats (direct labour). When you factor in the cost of the land, the shell, the finishing (no matter how cheap you decide to go), the external works (septic tank, tank tower, borehole, fencing. gate etc). You'd understand N5m is nothing when you're considering habitable house in Nigeria.

The elites always underestimate the earning power of the half-educated folks.. so we often assume they're not making anything. Even my bricklayers have more than N5m house.

___________

Let me just give you ideas of what it costs to build an average house in Nigeria grin grin

Do you think anyone can spend anything less than the amount below to achieve a livable house in this age? If yes, kindly remove items you think are unnecessarily expensive from the list.

Land - 500k
Foundation - 700k
Shell - 750k
Roof - 550k
Ceiling - 200k
Windows - 350k
Doors - 200k
Plastering - 400k
Bathroom/Plumbing - 250k
Kitchen - 100k
Flooring - 200k
Electrical - 200k
Septic tank - 200k
Water - 100k
Fence - 200k
Gate - 50k

I was actually thinking keeping all the rooms same level, ie if I'm stepping down I will step down the whole rooms in the house to be same level . But if I'm not stepping down then no room (including the sitting room) will be stepped down.
So I don't know how it will look like make the whole rooms step down. Any body has similar structures?

How much paint do I need? Let VALUE PAINTS show you how to calculate your paint coverage. Estimate the paint needed for woodwork, feature walls and any size room.

How much paint do I need for my project? How many coats of paint are needed? If you’re asking these questions, you’re not alone. Buy too little paint and you end up back and forth to purchase more. Buy too much and you end up with cans stacked up in the shed (although this could be useful for touch ups!) If only such thing as a paint calculator existed, eh? Well, you’re in luck, because we’re here to show you just how simple it can be to calculate the paint you need with just three easy steps, no guesstimates necessary.

Step 1 - Measure up

First off, you need to grab a tape measure to work out the height and width of the surface you want to paint. Then, multiply the height and width together to get your square metre measurement. Subtract any windows and doors by using the same calculation method and deducting it from the total.

Step 2 - Calculate your coats

This is where we answer your how many coats of paint query. If you use Value high quality satin Simply Refresh, you’ll only need to apply one coat of paint. But if you opt for a more durable finish with low quality, multiply your number by two (the number of coats needed). That’s your paint coverage sorted.

Step 3 - Divide and conquer

Finally, divide the number by the square metre per litre listed on your paint tin or in the online product information. And there you have it, you’ve worked out the amount of paint you need.

So that’s your how much paint do I need concern covered, but what about where to start? Mr Nas provides expert advice on the best order to paint a room in, click here for more info.

scewo is a self-balancing wheelchair that can go up and down stairs independently and smoothly. this innovation offers its users a dynamic experience for navigating over obstacles, with multiple rubber tracks providing a smooth and safe ride on the stairs.

This is very similar to part of my plan here at https://www.nairaland.com/6094830/building-attached-2-bedroom-1

I play with my money, not other people’s money so I’m fastidious with my budget.

This was also before various increases in the market. Use the posting dates as a guideline.

Good luck on your project.

Governments are not supposed to be in the business of mortgage. Mortgage is financed by private companies and banks. What government could do is to regulate and make policies that would facilitate home ownership. For instance, application and qualification should be standardized across the board. Also stiff penalties should be employed in cases of irregularities both for the mortgagee and mortgager. Plus, interest rate could be capped depending on existing market and below single digit.

That wheelchair you are looking at is more expensive than average Nigeria houses. They are out of reach, except you want to sell the house to buy a wheelchair.

The best response to your question is to do a "ramp" as part of it to accommodate such for the aged/elderly.
