In this Buhari era,Ofcourse..a very BIG toy house.
But one thing.After u don build the house finish,roof no go dey.Na umbrella u go still dey use inside the toy house.

What kind of house? How many bedrooms? Let assume it's just a single 3bedrooms flat with normal standard rooms measurement of 12ft by 12fts and assuming you already have a land.

4M won't deliver a good portable standard apartment with all the normal fittings and finishing. The block work, roofing woods and sheets will almost swallow the whole of the 4M.

It depends. Not lagos or abuja sha. In some states, u can build a 3 bedroom with "ok" finishing if u already have a piece of land and you manage the procurement process yourself

It's possible, though with cheap roofing sheets, used iron/metal materials instead of concrete for lintel and beams etc. It all depends were the house will be built. In FCT especially in areas prone to demolition, people build cheap and nice houses there knowing fully well that it might be demolished any time and they have lived in such buildings for many years.

It depends on location (Excluding Lagos, Portharcort , and Abuja), availability of Land, Architectural design, type of soil of the land, among others...

If you already have land, it will go far for a four bedroom bungalow but will not finish it

Before, 3m will build a standard 2 or even 3bedroom that is quite manageable....truly a cancer this system

Yea it will but might not finish the project. Let me show u on how to go about it. If u r building a 3 bed room flat, just tell the engineer to the forming and German floor for u. Then tell him that he will inspect it from German floor to roofing stage which should not be more than 3 or 5k per visit use local Manson for the block work they collect about 40 naira per block.
Block work to parapet = 1200000
Roofing use 4.5 mm for ur roof=1300000
Window and door -700000
Plastering/window hook=350000
Toilet firings =250000
Tiles go for China tiles=700000
Electrical work=250000
Celling =100000
Just budget 5m and ur work is done don't get discourage by comments u see here. Good luck.

Except if you want to build a low budget house....even as at that I can bet my balls that money won't be enough....the highest that money can do...is to take it up to roofing level...anyway, just start it sha and see it has a continuous thing or project that must be completed over a long period of time ...

Building a house is not funny and easy...na so i start one last two years because say i dey see small small boys dey build mansion for our area for sapele road, Benin city
As i start am na there i realize what have put my hand into
Initially i wanted a metro tiles roof and parafet abi na parapet
But as i begin buy steel rod and cement from foundation.
Shaperly na im i change mind say if i fit do am reach roofing level then na the normal roofing i go use. Buying of wood( plank) for budding and three quarter granite nearly give me depression.

Even up till now the building dey there. No money to even do the normal roofing not to talk of metro tiles

It all depends on the state to start with. then location of the plot of land. In some state 4m won't be enough to start a foundation.
In Delta 2bedroom is possible but not fully possible

Yes to some extent, but not to finish, and also depend on the amount of bed you want to build....

You can just start with that first and continue to do the rest once you see money, because the present Nigeria, things are continuously going up without coming down...
