Building a house is not funny and easy...na so i start one last two years because say i dey see small small boys dey build mansion for our area for sapele road, Benin city
As i start am na there i realize what have put my hand into
Initially i wanted a metro tiles roof and parafet abi na parapet
But as i begin buy steel rod and cement from foundation.
Shaperly na im i change mind say if i fit do am reach roofing level then na the normal roofing i go use. Buying of wood( plank) for budding and three quarter granite nearly give me depression.

Even up till now the building dey there. No money to even do the normal roofing not to talk of metro tiles
A real niggarrr is too young to die because of house

Assuming I am thinking like you now which means you are talking about 3 bedroom with each a toilet. A siting room of 12 by 9 and a kitchen of 7 by 6.

You need 1800 9inches assuming you are using a 3 coache foundation. 100 bags of cement .60 tons of sharp sand. 30 tons of filling sand .30 tons Gravel .

Yes, it can build a standard 2 bedroom. Just do the following:
One toilet and one bathroom shared by the 2 rooms
One kitchen, one sitting room
No concrete parapet, just use flash boards
Use PVC ceiling
Use Cameroon Zink not long span aluminium (coloured cameroon zinc is beautiful)
Use direct labour
Use cheap China tiles. Avoid full wall tiling. 3/4 height tiling is okay for bathroom/toilet, while 1/2 height is okay for kitchen.

With an additional N1m you can have a 3 bedroom house with two toilets and bathrooms

This is exactly what I used to tell people, what is the point in starting a building project that one would find it difficult to complete? I see a lot of abandoned house projects everywhere!
Instead of me wasting 3m naira on a house project, why not investing that money to double or triple my sources of income?

Yea it will but might not finish the project. Let me show u on how to go about it. If u r building a 3 bed room flat, just tell the engineer to the forming and German floor for u. Then tell him that he will inspect it from German floor to roofing stage which should not be more than 3 or 5k per visit use local Manson for the block work they collect about 40 naira per block.
Block work to parapet = 1200000
Roofing use 4.5 mm for ur roof=1300000
Window and door -700000
Plastering/window hook=350000
Toilet firings =250000
Tiles go for China tiles=700000
Electrical work=250000
Celling =100000
Just budget 5m and ur work is done don't get discourage by comments u see here. Good luck.

Just start first,then stop when then money finish again continue when money comes,but I assured u 4 million can go a long way in that your project

You dont insulate a roof to prevent heating, you rather cool the house.

The thatch roof system your ancestors built didnt really cool the house, it was just the material they could find for roofing.

there is a trick a builder used when I was building a two bedroom bungalow in my farm,he did the tiles direct on the red mud filling without German floor and for 10 years now no shaking,I built the house with #650k in 2010.two bedroom, parlour, kitchen, toilet , bathroom and sitout,cost of building depends mostly on location and soil type,the foundation was just flatblock,no rod,no concrete casting, only used concrete on side pillars and lintel.

The cost of those materials you bought in 2010 is now thrice the amount. Even without the German floor, 4 million won't get a comfortable family apartment
