Then tell him that he will inspect it from German floor to roofing stage which should not be more than 3 or 5k per visit use local Manson for the block work they collect about 40 naira per block.
Block work to parapet = 1200000
Roofing use 4.5 mm for ur roof=1300000
Window and door -700000
Plastering/window hook=350000
Toilet firings =250000
Tiles go for China tiles=700000
Electrical work=250000
Celling =100000
Just budget 5m and ur work is done don't get discourage by comments u see here. Good luck.

He gets materials like doors,WCs,frames,Windows etc in pantaker that brings down the overall cost of his buildings.

Yes with 4m you can build a decent two room self contain but you have to engage the services of direct labour otherwise it would not complete the project. I spent a little bit above 4m to build a descent 2 room self contain with good borehole though the site location is a factor to be considered as well.

Shaperly na im i change mind say if i fit do am reach roofing level then na the normal roofing i go use. Buying of wood( plank) for budding and three quarter granite nearly give me depression.

Even up till now the building dey there. No money to even do the normal roofing not to talk of metro tiles

I see you are a lady. I admire hardworking ladies. Please don't be depressed with some comments here.

The advice I always give family members and co-workers when they ask such questions is this: start with what you have. Don't listen to naysayers. If you have 4m then start with that and you will be amazed how with time your house gets completed. Once you start building your drive will increase resulting in putting in additional resources to the project.

If I had listened to naysayers 9 years ago I would not have completed my duplex in Lagos. I say start something now. Cheers.

What kind of house? How many bedrooms? Let assume it's just a single 3bedrooms flat with normal standard rooms measurement of 12ft by 12fts and assuming you already have a land.

4M won't deliver a good portable standard apartment with all the normal fittings and finishing. The block work, roofing woods and sheets will almost swallow the whole of the 4M.
