This is the work programme schedule:

1. Site clearance, mobilization and excavation of trenches--- 5 days

2. Substructure ( from Blinding to Mass concrete floor) ------ 8 days

3. Ground floor block wall, lintel and columns (involving ironmongery and formwork) ------ 7 days

4. First floor slab and it's preparation (including formwork, ironmongery work and scaffolding) --------- 10days

5.:First floor block wall, lintel and columns (involving ironmongery and formwork) ------ 7days

6. Roof beam and parapet(prefab polystyrene) --------- 4 days

7. Roofing (including carcass and covering) ---------- 8 days

10. PoP (cast in-situ) ------- 20 days: Gypsum board -------- 9 days

Allow a time lap of 7 days in construction and finishing respectively for rest and delay ------------ 14 days

That is a minimum of 126 days is require to finish a four bedroom contemporary duplex using traditional approach of construction.

Note that this time frame exclude External works such as floor pavement, drain and landscaping.
Again the quality of your finishing or scope of interior works will also determine your eventual time frame.

As for the cost estimate I'll give you a hint.
What is the total square meter of your proposed floor plan, both ground and first floor?
Assume it is 150sqm apiece making it 300sqm in total.
Then your construction cost in Owerri baring it's a dry ground as you said will cost:
Btw 80-100k/sqm = 24-30m ( that is from excavation to Building carcass with roof covering)

you can't get a duplex done in a month..

The cost boils down to your specification and taste, you can build a 5 bedroom duplex in one month and even less if you can afford to hire thore industrial heater to make the cement and concrete dry and harden faster

bros me self shock I am certain it was under 2 months that I am sure the guy been chop one kind money wey I no know during the period he bought 2 cars I for himself and the other for his wife na all this trade fair guys

Now matter the money spent on it, any bungalow built, finished and painted within a month will be highly substandard.

So depending on the owners taste will determine the total cost of the building dough the interior is always assumed to be more expensive than the exterior

Purely wrong. Just my 3 bedroom duplex / paint house, I have spent over 20 million naira, yet I still need about 6 million to complete it. Let alone of 5 bedroom duplex

@ least 2 months,if it's dry season,if you do it in haste ,u might incure waste,let everything be standardize and give a good monitoring,from foundation to the roofing,make sure u monitor it,don't depends on family members,finishing is the main job.

And whatever the time is it does not mean every other thing must be on hold.
