Thank you Sir, we have actually started construction, built the complete house, finished and painted a 6 bedroom duplex all withing 3 months. The project is right here on Nairaland, Mr. Dubemcapital1 was in charge of that project. It was done on a dry land in Enugu.

The team we have built around our operations has simplified our building processes, we have all the needed artisans and even more to be called in case of a delay, it wont be easy, because it will need daily supervision and an unrestricted flow of funds.

But it's very possible on dry land.

It can be ready in 2months with my experience in the field work, I started dis one on 9th of July and is almost complete

Construction Duration Estimates
1.Building skeleton i.e to roofing level = 5 weeks

2. Finishings (plastering, electrical wiring, windows/doors, tilling, screening/painting, plumbing/electrical fittings)= 6 weeks

Total Duration= 11 weeks (Assuming constructed in dry season)

Cost Estimates
1. Building skeleton= N9.5m ( using stone coated roofing)

2. Finishings = N13.5m (using armoured doors for main entrances, Nigerian paneled casement windows, 60*60 Italian postlene tiles in major areas, Sweethome closed couple plumbing fittings with water heaters,etc)


Total= N23m ( Twenty three million Naira Only)

As a building expert/contractor I can handle the project for you and deliver in five months and giving you solid standard work and nice finishing but you wouldn't delay the work with money because without money available to get materials on time it will delay the work

it takes 1 day to dig foundation with excavator. up to 2 days to put little concrete start and blocks
depending on how many employees you have working. then another day to fill the sand in to the holes of the foundation and seal it with concrete finishing/German floor. it take up to 4 days to dry permanently. then it could take 2 to 3 days to lay the blocks from the foundation to decking level, also depends on how many employees for e.g. if you have up to 25 it will be done in two days.
then carpenter comes to build the woods for decking, plus plumber comes and do his and electrician comes and pass pipe simultaneously. it wont take 2 days depends also on how many carpenters, plumbers and electrician. after that the iron castings are laid. then the concrete for decking is done. it will take at least 4 days for it to dry. after that the 25 laborers will lay blocks to roofing level in less that 3 days. then if you are doing parapet or just roofing. carpenter will take measurement within hours, assemble the woods and get it done in 2 days, them the roofing anther 2 days. then plastering of the building plus laying of tiles wont take up to 3 days. then painting.

houses are built in a month depends on your pocket. your pocket determines how many laborers

As long as there is substantial capital to embark on the project and there is fa orable weather condition, it can take up to 17 to 18wks

U can finish a bungalow in 3weeks, its not carrying any load.
What we r discussing is duplex.
Nothing dey bungalow bros, if u get money u can finish it in 2weeks sef.
The max coach a new wall can carry is 7coaches.
After doing concrete for foundation, the next day u build it to german floor, after putting concrete on German floor, u allow one day pass, the next day u build it to window level or lintel. This is probably day5, use day6 for fabricating the lintels and also do the concrete works. Allow for a day to dry. Day8 u start buildng to finishing.
Allow 2or 3 days, carpenter will start knocking for roof, at the same time electrical works will also start for cracking of walls and piping.
A serious carpenter shouldn't spend more than 7days in the work. So approximately 16days spent.

Bros you didn't mention how long it will take for you to sand fill and compact I probably. Tiling and your soakaway too. Don't forget about plastering.

I'm a civil engineer by profession bro. And I still insist that running a bungalow in 3 week is possible but it will be highly substandard.

people just believe construction is rocket science. They forgot some many things will have to factor in. No wonder they build collapsed houses. Ideally, it will take 3months minimum

I just wonder. That's why a building that isn't 10 years will be looking like our ancestoral building in the village. Besides it's the reason I don't even advice people to buy houses. I rather advice people to build and be sure of somethings

I have worked severally in Owerri and in Imo state generally. I have also built beautiful houses in Owerri urban. But I am concerned about my availability at this moment, owing to the number of projects I have in Enugu, Delta and Anambra states. And I have agreed to start another building for another Nairalander in Enugu within this month.

@op, duduparapara. Its very unprofessional for a technical person in built environment to give an estimate when he/she hasn't been fully briefed or seen d building documents like architectural, structural, elect/mech drawings to know how big or small, complex or simple, economical or luxurious d building is. All these determine d project duration. For instance, my 5bed duplex of say 3mx3m small rooms will b faster n cheaper to ur own 5bed duplex of 5mx5m bigger rooms because d total blocks n other components needed varies because of size. So d issue of cost is a function of size, taste in terms of finishing standards quality. We have China, naija, Spain, italian, marble tiles for flooring of different qualities. Doors from naija, China, turkey, Italy, israel (most expensive), sanitaries from China, UK, US, UAE etc, asbestos, pvc, wooden, pop, stretched ceilings, paints of different grades (emulsion, stucco, satin etc which also varies from manufacturers like berger, dulux). Asbestos, aluminum, clay, stone coated roofs . All these determine cost of a proposed building. So all d so called professionals giving an estimate, though a tentative one, must have info about d size n expected quality standard before giving their financial advice. As for duration, going by d people talking about 6wks, 2months, I can say its possible with d latest construction technologies but in this our clime, based on my experience, d least achievable duration is 3months. Pls this your analysis is full of flops. Not realistic at all. Pls convince me more with evidence of ur practice history where u have used dis ur work schedule. Anyway, there's no way for u to used excavator to excavate foundation of the subject building type. Impossible! Hope u know dat u don't need to wait for d decking to dry before loading it with blocks at upper floor cos I can see u leaving 4days for it to dry permanently which is also a technical blunder. Concrete doesn't dry but cure, by gradually gaining its strengths. U said plastering and tiling of d whole building not more than 3days? Ure nothing but a quack in d built environment profession. I'm 100% sure urent a qualified engineer or builder. Mr online engineer!

before building house, you make plan. architect draws out the plan and construction,
the engineer gets the laborers and materials so that work doesn't stop.

ask those people building block around your around your area if it is possible. they have first hand knowledge
they'll tell you that it is, the only question is money
