As a landlord always try to get everything or almost everything fixed before a prospective tenant move in. Also never forget to sign tenancy agreement with your tenants, very important. Do not be overly friendly with tenants, but have a humane heart and a listening ear. If you can do all these it will take an utterly irrational, wicked and jealous tenant to still cause problems for you.
I was once too good to a tenant that he started thinking that he can dictate to me and even insult me. But I showed him my werey side and eventually kicked him out. He went about spoiling my name and that of the compound. But God who sees everything later vindicated me.
Also avoid renting to Pastors. They are some of the worst kind of tenants you can ever have. (Apologies to the true men of God).

I don’t deal with my tenants. My caretaker deals with the headache.
One of the tenants rented a room and parlor self and I called him to order when I discovered that there are at least 14 people living in his apartment. The caretaker had served him a quit notice at exactly 6 months to the expiration of his current rent.
I pay for all the necessary maintenance and my house doesn’t need much maintenance. My caretaker keeps a close eye on the tenants.
I hope to build another sets of apartments next year by Gods grace. It’s a cool source of income that doesn’t require much attention.
God wey do ur own, no go forget me too ooo.

I just completed a tenant house this month and it was a standard house. I am thinking of giving it out to girls alone because of issues guys always bring in a rented house. Please, how do I rent it out without tenancy headache? I base outside the country and my mum is only available person to monitor it. I need sincere advice

It's quite profitable, the most I have made from a house is 1.2m. It all depends on how cheap the whole house. Houses are mainly in Lekki area. I usually take in only people with job but sometimes I also follow my gut instincts and give people houses who I flow with or deny people houses if I feel they will give me wahala. I sublet to only single people because it's more convenient for the other flatmates.

1. Student ID not dept ID
2. Their Guardian or parents Must sign a guarantors form
3. Get a lawyer to prepare a water tight agreement that your rent must always get to you before school resumes

Thank you for your kind input. I have friends as lawyers and do you think I give the house to them to manage for me or I should find a lawyer I don't have any mutual affiliation to?

And for ur 2nd tenant, he don know ur weakness Na why he dey over friendly to you. If you can waive his previous rents for him, that’s good but let him know someone else has paid and he should kindly leave.

She wasn't even around when I cut the light and I traveled immediately I did, she boasted to neighbors that she will deal with me and stay in the shop for as long as she want thats why she falsely accused me of beating her.

As for the other guy, I've asked if he can't pay now how will he be able to pay the next rent. He said he will pack out before then.

Just today, an agent came to make enquiry and agreed with my friend for his cosy 3 bedroom apartment for N1.5m. However, the agent said he is collecting 700k from each yahoo boys that would occupy the three rooms, making his money to be N2.1m. A gain of N600k!

He said the agent knows how to deal with the yahoo guys when they messes up and the agent is the one managing lot of properties for people within the estate.

You would agree with him on annual return and give him the free hand to bring tenants and charge them what he wants.

Imagine collecting N1.5m from the agent and the agent will collect N2.1m from boys he put there. My friend said it is a win win situation for everybody. He hardly worry about his rent and have no business with the tenants ( yahoo guys).It is the agent that interacts with them.

Their are paid agencies that do this also you can start with place of work and other referrals

What type of background check do you do?

The tenant's occupation, place of origin etc. You can find some too from the agent who brought them..

My landlady doesn't want girls in her house, according to her, they dump pads and stuffs that blocks the toilet.

I have to say the truth I have other tenants only the 2 ibos are giving me problems for the past 5 years

I have tenants from edo delta and Yoruba. All landlords in my area are scared of renting to ibo tenants

firstly, confirm they are working class, secondly, let them get a signed letter from their banks that, their house rent will always be automatically deducted as soon as their salaries are paid into their bank accounts. That was what I did, I collect my house rent monthly without any stress or stories from my tenants

Nice advice here. The persons I wabt to rent the rooms should be students. The property is 2 minutes walk to a University community. Do you have any advice on how to go about it when students are the occupants?
if you really want me to advice you on this, don’t rent your house to students. Most of them will end up destroying your property and they always give excuses when it is time to renew the rent. You’ll also have problems ejecting them from your property

yes though there is nothing wrong to get adequate services u paid for but most of them will just put all the burden on u even expect that u should fix their broken bed or furniture for them.

House agent relayed my message about the house to my landlady and she called me, having got my number from the agent and we spoke on the phone for first time. She was like I should be fixing some things in the house now! So, I itemised the things I fixed in the house without her knowledge, I sent it through sms and the agent confirmed it.

December will be the beginning of the fourth year and she has never had any reason to complain. And the only thing I do call her for is the leaking roof because I didn't want to accuse me or my carpenter of destroying her house roof. That's all.

And I pay my rent on the 1st of the new 12 month calendar, she didn't have to wait or ask, that would be bad of me.

We were given a prepaid meter in May this year, two flats, one prepaid meter. Accumulated debt of 200k from many years of estimated billing. I took charge of the debt and I got the other tenant to see the reason why we need to pay the debt without dragging the landlady into it or leaving the mess for her (because she was already threatening to leave). We have paid around 50k now, we're now down to 3.5k out of the remaining debt every month.

My landlady and I are from the same area, though I didn't know it was her house until I moved in. We were never friends and we didn't try to be.
I remember the day she came with agents and artisans to fixed the other flat after the former occupants left for another place (they were actually given quit notice because of too much wahala), we were just looking at each other from the distance, not even ordinary greetings. And there was never an issue! I pay my rent, I maintain your property, what more would you want?

nothing more...but you seems to be a gentle and responsible person that's rare some can't even keep the compound cleaning talk of fixing things but one thing I say If u do well in maintaining other's houses as a tenant u will do extremely well when you own one

Also avoid renting to Pastors. They are some of the worst kind of tenants you can ever have. (Apologies to the true men of God).

Never in my life will l give house to a pastor.

The man of God has a church outside Lagos and after the first year payment, l reduced the rent by 35% (he was complaining that their headquarter was not assisting again).
Now he has never pay full rent despite full reduction. The worst now is for him to bring chicken and be feeding them inside on of the room (3 bedroom flat) I have warned him but he has not moved them out. I am just watching him in 3D
