3 months from January - March 2015 I was on site in Ogombo, Lagos and I told my client I’m attending a conference (Affordable Housing Projects organized by Marcus Evans in April) in Malaysia and all of a sudden it was “You must do my job before you go.”

59 days out of 60 days in March to May 2021, I was in Bogije, Lagos (I mean sleeping on site) and there was no single issue reported until I went off site on the 22nd May 2021.

How many contractor here stay on site as much as I do?

All the three projects above had some similarities, no single complaints until I had to move off site to another project or another assignment.

But you forgot when you were boasting of handling just 2 projects per year? (People can see how many jobs you posted on this thread thereafter even though the main one fully paid for was yet to be completed).

Or you forgot when you prepared a contract to last 3 months and even boasted of finishing up within a month as long as fund is made available?

Were you forced to write what you wrote in the screenshot?

So I should clap for you now that a 3 months project has dragged into 7 months due to your excuses and abandonment?

Keep pumping up new excuses, you're exposing yourself the more.

The Simplest Way To Calculate The Numbers Of Blocks U Need For Your Fence


The simplest way to calculate the numbers of blocks you need for your fence project, assuming you are fencing a land measuring 120 feet by 60 ft, a standard plot

This calculation is based on 9 inches block fence .
The measurement we are using is 120 ft (length) and since we have two lengths that is multiply by 2 which is 240 ft. (120 x 2) = 240

The breadth is 60 ft and also since we have 2 breadths that equal 120 ft (60 x 2) = 120
Then (240 + 120) that is 360 feet perimeter line fencing.

The calculation

(we are to convert this 360 feet to inches ) since a foot is 12 inches , now let us multiply 12 inches by 360 ft which is 4320 inches.

Now to get the line numbers of blocks that will go around the fence perimeters of 4320 inches or 360 feet, we would need to divide 4320 by 18 inches, since the length of any block be it 6 inches or 9 inches is 18inches.

Now 4320 inches divide by 18 inches is approximately 240 line of blocks , then we must multiply that by the numbers of coaches of blocks you want for your height, assuming 7 ft which is 9 coaches that means 240 multiply by 9 which is 2160 blocks and that is all you need anything aside from this is fake and fraud, this calculation is derive by me professionally and i have been using it without any mistake, but always remember to add 10 % of blocks to it because of broken blocks, and for this work, you only need 30 bags of cements, one bag of cement to 70 blocks, is standard.

for your pillars between the fence, let assume 6 blocks far from the next pillar, that means 6 divide by 240 which is 40 pillars, 1 bag of cement to 2 pillars standard, that is 17 bags plus 40 bags that is 47 bags is need by me to do this fence, if i'm in position and you should also to add 15 bags for floor blinding of the fence making 62 bags of cement.

Then, we need to minus the gate and the pillars that are also taking space in the fence.

The gate is 12 ft, let us assume the gate columns or pillars is 14 inches each, we have 2 pillars holding the gate, that is 28 inches or 2. 4 feet plus 12 feet that is 14.4 feet or approximately 15 feet.

Remember we already calculate the pillars that 40 pillars is need for the measurement.

Each pillar or column for 9 inches concrete is 9 inches square, 9 x 40 = 360 inches that is (30 feet + 15 feet = 45 feet ) / 18 inches = 30 blocks multiply by the number of coaches, 30 x 9 = 270 block minus 2160 blocks = 1890 blocks in total.

40 lengths of 12mm iron rod, since one pillar is equivalent to 1 length.

3 lengths of 16mm iron rod for the 2 big pillars holding the gate.

90 planks of soft wood for the framing.

1 truck of granite (granite would be use for the wall foundation and columns)

5 trucks of sharp sand

Man has been lenient...I dont think that should be taken for granted or as sign of weakness.....looking forward for his QS assessment if he makes that public and hope for amicable solution. Where two elephants fights offcourse the grass suffers...even the zoo owner and caregiver suffers...

I did all that was expected until change order was made. I made a request that we revert back to original design when it looks like the steel trusses guys is delaying us so that we can roof since May and keep up with our timing but you won’t agree with me. You want steel.

Not at all. To be honest, there were no excuses. All the delays were excusable delays because my contract clearly specify that the contractor is not responsible for delays caused by subtrades or other activities outside the signed contract.

We waited more than 2 months to lift just the roof trusses.

I’ve never had to wait 2 days to install wood on a roof and I told you if this will be an issue, please let us revert to using wood as I don’t know how to lift up roof trusses by myself.

The guy has been paid and he has completed his work even as far back as 30th of April (https://www.nairaland.com/6450270/construction-journal-xl6-trillion-atrium/3#101257976) which clearly shows funding is not the issue. Or can we roof a house without a truss? Or do you think someone who has completed the fabrication of trusses as far back as April 30th wasn’t paid to do his job? Or maybe he ran away?

- plastering Roofing Wall

- meeting an independent plumber on site to explain how to install a drainage
- measuring security house
- waiting for security house drawing
- installing atrium window
- removing atrium window
- reinstalling atrium window
- increasing fence height
- screeding atrium wall
- installing tiles on roof

To be honest, I actually felt at those time like you’ve ran out of fund and I was praying in my heart that God will replenish you.

I believe your client won’t be so angry if you have written this earlier.. sometime apology can go a long way. I pray the client will forgive and find a lasting solution to this.

@ N3xt: You are among the few I admire on this forum because you're always ready to help to the best of your ability on any issue thrown up. But, I must say without mincing words that I was disappointed when you started replying to every of your client's comments. What happened to "customer is always right" statement? Your client might be wrong or right in all his claims (I didn't really take my time to read all the claims and counter-claims), but I expect you to take the matter offline, attempt resolving it and come online to seek further assistance (in a case where your offline attempt isn't yielding the desired results) from forumites in pacifying the client. All you resorted to was to argue and even back it up with private chats between you and the client. I always view a situation where private chats are made public as the battle line being drawn by the individuals involved.
We are all still humans with emotions anyway and you must have resorted to that without really giving it a deep thought, I'm glad you realized and retraced your step by tendering apologies which am hoping the client would accept.
@ Somehow, please do all you can to resolve this amicably, it's your fund and it won't be okay for you to lose a dime while trying to fulfill your dream. You made a comment a while back and it made me realize why you have been really calm in this situation - you seem like someone that has the mind of Christ. Please take the steps of love and forgiveness that won't make you offend God in this situation and I pray that all you have lost will be replenished back to you in multiple proportions.

When I sent sent someone else to handle the roof, did your AWOL steel guy not appear from nowhere all of a sudden?

So without your so called steel guy, no one else could do the job? I got you a professional within a day after you kept claiming you couldn't reach your steel guy.

You made us change from wood to steel, now you're using it as an excuse for the delay!

You're irredeemable.

I have no other word for you. Those who can think can see through it all.

You claimed we increase fence height (it was actually reduced from 5 coaches in the front to 4), the rest remained same.

Everything you listed there were recommended by you except tiles because I did not want your option.

You dragged the ones i allowed you do for weeks, what shouldn't take more than 2 days (I provided funds at your notice). It got to a point, i decided to handle some myself and they were done within 3 days.

Even subframe took you more than 1 week to bring to site. Excuses upon excuses.

Why did you take up extra jobs that you recommended if you knew it would affect your concentration? Were these jobs not towards the end of the main contract? (all the extra jobs were as early as May 7th), main contract was to end by May 8th. So how did these jobs you recommended stopped you from delivering the main project by May 8?

Damn, Bosun, you have really taken me for a fool.

After today, I will get over this. (With a refund thereafter).

Going back and forth with you is useless. (Not new, you did for almost 5 months)

What you posted again were made possible by my supervisor, not you. Without him, nothing you have been posting so far would have been possible.

That you released part of the money I paid you for what he requested doesn't mean you did it.

When was the last time you were on site to supervise any work? You claimed nothing "serious" was happening on site that needed your presence. Result = Uncompleted projects as at September 25th.

I actually made a mistake with you.

Bros... Go and buy block in the block industry and try all you can to get a good bargain... say 250 per one.. safe yourself the stress of monitoring block moulder because of 2000 blocks... Physically observe the block yourself in the block industry by carry one each in your two hands... fling it a little and see it doesn't brake... if it breaks.. it means there is not enough cement of bad sand.

you are right, he should look where they sell good blocks and start his work, my brick layers and labourers charge N80K per blocks setting anywhere in Nigeria.

That you released part of the money I paid you for what he requested doesn't mean you did it.

I actually made a mistake with you.

Unfortunately I’ve engaged him right from the beginning of the construction of the security house in May. We adopted that strategy because it seems it’s the only way to work with you then since there’s no solid plan of work.

That’s why I quickly finished the fence wall and left the security house to be tackled by him because he has your ears.

We only played along as if there’s nothing. All that matters to me is getting the job done. Who get the credit is not a thing of worry.
