[quote author=nicerod post=106615395]Sorry this is my other account wants to reply someone else It's 3-15% rental income/[quote]Reason because it is located within highbrow areas. U can't get a 1 bedroom flat with N1MILLION. It's N1.5M and above. |

ojeysky:there won't be any headache if u can be collecting ur rent from the bank . U sign an agreement with ur tenant to be paying u directly from the bank at a due date just like mortgage.. |
| Re: Nigerian Stock Exchange Market Pick Alerts by austine4real(m): 8:47pm On Oct 10, 2021 |
Ades1:The one of N33M can be converted to a short let which yield high returns |
| Re: Nigerian Stock Exchange Market Pick Alerts by sonofElElyon: 9:31pm On Oct 10, 2021 |
austine4real:It's going to be difficult getting a tenant to agree to that arrangement when he's not buying |
| Re: Nigerian Stock Exchange Market Pick Alerts by austine4real(m): 9:34pm On Oct 10, 2021 |
sonofElElyon:people are doing it sir I think it's the latest |
| Re: Nigerian Stock Exchange Market Pick Alerts by ojeysky(m): 9:40pm On Oct 10, 2021 |
austine4real:Maybe you can pull this off with office rentals in highly sought after locations where there are not too much option... Not in typical accommodation rentals but how will that improve the rental payment though? Will the bank pay me even if the tenant defaults? |
| Re: Nigerian Stock Exchange Market Pick Alerts by sonofElElyon: 9:53pm On Oct 10, 2021 |
ojeysky:Maybe if tenant agrees for his salary account to be debited in your favour but then, are you willing to receive your rent in monthly payments? If you expect yearly payment, the money in his account when rent is due might not be enough.. this kind of arrangement only works with salary account and monthly debiting |

Ades1:What about capital / property appreciation of 40% in a year if you buy real estate off plan (pre construction / completion) and sell in 12 months? Developers to sell for you.. they call it "buy to sell".. or "trading in real estate". you get upfront a post dated cheque to mature on due date. Of course you may decide to retain the property and not sell.. your choice. The developers have estates nationwide.. they are reputable.. due diligence would apply of course |

sonofElElyon:Someone here bought United capital(ucap) at 0.90k about 8 years ago and has refused to sell through thick and thin That stock paid .50k last year.....,,, how do you convince this man on real estates, bring the figures and do the maths......... |
| Re: Nigerian Stock Exchange Market Pick Alerts by sonofElElyon: 9:01am On Oct 11, 2021 |
maishai:Fantastic Ucap! But people have also gotten their fingers burnt severely with other stocks that seemed great buys.. I invest in stocks as well.. but some people want to diversify.. it's not a case of stocks against real estate.. just increasing streams of income. p.s. I'm not here to convince anyone. I also sell real estate and thought to mention that there are good real estate deals out there.. I mentioned a case where 40% per annum roi is promised.. if you choose to sell.. if not you can retain your property.. each investor will decide what works for him/her. I am not a financial advisor |

onegentleguy:Before some persons will realize... CHAMS will be in the same price range as COURTVILLE! Already mentioned this before now. (see part in bold from post above) That said, also note that COURTVILLE has still got plenty of room for price rise. CAVEAT: NOT to be interpreted as any sought of recommendation. Due diligence should still take higher precedence ahead of this post. Good morning everyone. May this week bring us Divine grace, favor and all-touching blessings... our loved ones inclusive!
