See what a greedy Real Estate Agent charged me for a 2 bedroom apartment in Oluyole estate, here in Ibadan:

Rent - N700,000
Agency fee @ 20% = N140,000
Legal fee @ 10% = N70,000
Caution deposit =N70,000

Just imagine being asked to pay N980,000 due to sheer greed of this Estate agents in collusion with greedy landlords☹️

Unfortunately, this is the norm out here as other agents I spoke to were not any different.

Kindly share your experience with Ibadan Real Estate agents or even their greedy colleagues in other states and how you handled them.


Those agents are definitely from Lagos cheesy, dem Don reach ibadan

Does population and business activity also determine agent's fees? No age t should charge more than 10% of annual rent.

And oh, I was born in Ibadan. Queen Elizabeth Road precisely. Worked in Alomaja, Challenge and Oluyole Industrial estate. Lived at General Gas, Akobo, and Bodija GRA

Sign up on Nigeria Property Centre and advertise your property there. Mind you, agents will still contact you posing as potential tenants only to rent out the place later at a higher price. Be on the lookout for such.

Godly and God-fearing individuals should come together in each state of the country and start central info centre online of available apartments for those searching for house to rent to contact and connect with for a little agency fees not above 20k for any type of apartments.
This will help alleviate the financial burden that agents from Hell put on citizens.
Unless a person is born again, he cannot see or enter the Kingdom of God.

I can confidently tell you that agency and legal fees are 10% each, then some landlords may add caution fee too in Lagos.

Why take 20% just because you're an agent??

The biggest scam is the so called legal fees. For what exactly?
What are you legalizing?

If I should pay legal fees to a lawyer brought by the landlord, then I also bring my own lawyer so that the landlord will also pay legal fees to my lawyer

My lawyer and your lawyer should draft the agreement and fees paid to both . No be only you get lawyer

In all fields there are the bad workers. These types of agents, I call them cabu cabu agents.

I'm a agent, I don't go with client for inspection most times x I give them the address, they go there, if they like the house, I give them landlords number and they discuss amd negotiate if necessary. Whatever price they agree, the client pays landlord my commission which is 10% of the rent and landlord transfers to me.

My real estate work is done fully remotely and it pays me because of the stress of going for inspection and meeting some annoying clients.

There are many other agents like me who don't over charge clients and work remotely or professionally in their own way. Not all of us are bad.

Guy paying is not the issue, you can re-read my post if you like.
No one should be made to pay over the odds for a service.
10% Agency fee is just fine. Don't forget they also collect Inspection fees before taking you out to see available properties.

Alaye, you shall be an estate agent by profession in Jesus name and you will only be paid10% for such transactions and even 5% sef in corresponding sum of other transactions, to be fair on the masses.

I no be agent o, but I have realized that the hypocrisy in Nigeria is toxic and thats the reason why we are here today.

You must have left Benin a long time ago. It works differently now. Even when you meet the landlord personally, He would direct you to his agent who charges almost half of the rent.

Before, Ibadan landlords dey try avoid agent wahala. They'll tell you they are not giving their house to agents.

Those spoiling Lagos are those who go there without any plan. They just go there to survive.

I went to an agent for 2/3bed around molete he said rent is 250k
Total package is 370k
I asked him where the 120k come.from till now he Neva respond.. them too wicked abeg� kiss

It's not just ibadan, it's the norm in Lagos ,imagine annual rent of 700k and first payment being 1.1M for a miniflat.person go just dey work for landlords for this life.
