How it started and how it ended. I happen to like iKea furniture so putting it together without instructions was pretty easy.

I can now recommend Lifemate Furniture.

Instead of making a new thread I decided to just put my lessons learnt on here. This is not an all inclusive list and will be updated as I remember stuff. Thanks.

* Think carefully about locating the house on the property and the setbacks. Once the foundation is laid then it’s relatively too late.

* Review your architectural plan to make sure it’s effective for you. In hindsight I should have placed my BQ under the main house.

* I originally hated embedded burglary but it’s the greatest thing now to me after sliced bread. Of course no burglary at all would be better.

* Sink your borehole as early as feasible.

* Get a concrete electric pole instead of wood. At least the pole in front of your house.

* Get a real roofing carpenter that’s experienced.

* Use .50mm roofing panel. Cost is negligible and it’ll bring peace of mind.

* Leave making blocks to the professional builders. For single one off build just buy good blocks.

* Use 9” blocks for foundation and perimeter walls. Then 6” blocks as partition.

* Stone dust blocks are an overkill for most buildings. Especially single story in non riverine areas.

* Introduce pillars as well as a round beam for bungalows.

* Select an experienced aluminum window fabricator. You will see and touch your windows every day.

* It’s your house so make sure that your builder gets your buy in before making any changes to your plan.

Update

* Keep your site clean throughout the construction stage. Let vendors know they are responsible to cleanup after themselves during the bidding process.

Both of these pieces came from Dynasty Furnitures. A Chinese furniture manufacturing company in Lagos.

Solid wood was important to me instead of H/MDF.

Frankly I would have preferred this but the uncertainty of the finished product knowing Nigerian artisans made me chose another decoration style. But my heart still lies with modern mid-century style.

I’m not sure what wood type they used but they are fantastic and period correct.

I had made a calculated decision not to dabble into importation of larger pieces.

1) Wasiu. He’s on here and was recommended by one of us. He did an excellent job but like I told him he needs to spend more time on taping stuff off and other prep work. I’ll use him again.

2) Frankly Gbadexy is the best source on that. I told him what I wanted, sent money and he delivered. The best delivery I’ve ever encountered since I arrived in Nigeria. He’s got his logistics situated and others ought to learn from him.

3) Oga mi, it’s just continuous and relentless cleaning after each trade. My POP guys will probably not want to work for me again because we dragged each other every day. Chean up before starting and clean up after. I don’t subscribe to the “we’ll clean up after we’re done” lie. So my partner and I just rolled up our sleeves and got busy. Hired one lady to clean but her idea of cleaning and ours were different.

My house is what we call a “ten footer” in the USA. Looks great from afar but on closeup you’ll see the usual Nigeria artisan screw ups (I’m actually in the middle of one right now).

All in all I’m happy. I’m continuing my steadfast pursuit of standard American workmanship and hence why I don’t have interior doors, kitchen and master wardrobe. I haven’t found someone that understands my idea and that is affordable. I know how much they sell H/MDF boards so where they’re getting N2M for kitchen cabinets befuddles me.

Thanks for the compliment. Like I fessed up to before the structure is too big for me because America happened to me on the way out when my now Ex Wife refused to come home with me.

It should not be a suprise to anyone, why do you think we complain the best of Nigerian antisan is not good enough, Many of them won't even want to take corrections, all you hear is Oga na so we the doham here. We can see for ourslevels what a good finishing looks like. Egun must have go through hell with his antsan to achived this good finishing.
