The 12m quoted is just for the 3-bedroom bungalow only and doesn't include fencing and concrete stamping on the floor....
That said, it could go higher depending on the quality of materials you want to use for the building and ur taste....

Most times, it's finishing that eats up the chunk of money in building construction... So let's say for example:

If I'm using allumuin roofing, I'll incure more cost than if I'm using stone coated roofing..

Again, if I'm doing pre cast concrete fascia,(parapet) I'll incure more cost than if I'm doing cast-in-situ..

Again, there are varieties of tiles that are cheaper and costlier than others... Same goes for windows, doors, pop as against pvc, screeding as against not screeding, electrical fittings etc...

So you can see that at the end of it,

Mr A can convinietly build this with 12m, while

Mr B who likes luxury and taste will end up spending 18-20m in building same bungalow...

That was why i stated in the first quote that it Depends

Hahaha, I am looking at your build practice and laughing real hard here. Sir was a Structural design done for this building? Do you even understand the kind of soil you are dealing with here, what is the BC if I may ask because why will you do such a foundation for this kind of land, I'm disappointed bro Architects should stick to drawing and shouldn't be constructing without an engineer on site. Anyways that's between you and your client and when the wall cracks begins im two years time.

Thanks for ur input sir, if you understands building designs/construction very well, you'll know before now that a structural drawings isn't required for bungalow design except for high rise buildings. A structural drawings is only required when your designs have a suspended floor which maybe 1-deck, 2-deck, 3-deck etc.... Also, to ascertain the type of foundation to use on any project, there's what they called Soil Test which can be carried on site and a structual drawings doesn't provide such details... Thanks

okay agreed. So the soil test recommended that you do an unreinforced dpc without a damp proof membrane? Not even a hardcore added to mitigate future settlements, bro nothing you can tell me here this is wrong practice, stick with designing a be let Engineers deal with the main site activities.
