Like 1tonne of iron is currently 485k. or there about,For the foundation, the pillars and the small suspension floor there, you will need minimum of 4-5 tonnes. That’s 2.5m-3m.

Granites is about 370k or there about per 20 tonnes. You need minimum of 2
trips for the stages listed above.

We have not started with cement, which is now 5k per bag. You need more than 500 or there about,that’s another 2.5m or there about

A good contractor doesn't need to cheat the client. All he needs is tell the client, "oga enter motor make we go market go buy materials". When client reach market, he go respect himself

The house even carry pillars and decking sef. Y16 and Y12 rods will be laughing at the client.

In summary, there is no way the contractor will embark on this project at that price without the case reaching police station.

(1) Blocks needed fir 2bedroom= 2,500. 2500x 320(price of 6inces block) = (800,000).

(2) cement required for setting 2,500 blocks. Let each cement set up 80 blocks. I.e 2,500/80 = 35bags of cement give or take. = 35x5,200= (182,000).

(3) Cement for foundation blinding and lintel 15bags. (78,000).

(4) Wood for scaffolding and lintel plus 2by 2 for foundation setting 50,000

(5) that black nylon for foundation 15,000

(6) rod for lintel 50,000

(7) Granite 10tonnes 100,000

( Sand at 40,000 per load, you will need bout 4 load for foundation and block setting I.e 160,000

(9) Water 15,000

(10) Bricklayer workmanship 200,000

(11) Carpenter workmanship 30,000

(13) Transportation to site 30,000

Woodwork and roofing of normal Nigeria style using very low quality roofing sheet will cost 1.5m or more now. This flat roofing might cost 1m or more.

1.8m + 1.5m = 3.3m for block setting and roofing at the minimum, bcus it might be more

800k soak away for two bedrooms flat? Are you kidding me? Considering the number of rooms and the occupants, three reams are ok for soak away, band two reams for waste.
Five reams will cost you 70k, digging of the floor and setting of reams 30k. Get two reams cover @ the rate of 4k each.

what nonsense is this,pls if you built your house by proxy and didn't personally supervise it don't scarce other people,a normal soakaway for such sized building will be 4ft wide ,8ft length and 8ft deep,the labour to dig the hole will be roughly #25-35k,200 blocks @#270is#54k,rod#15-20k,plank#20k +#15k labour,,5 bags of cement #25k and 10 bags of gravel,are you burying money inside the soakaway for it to consume #800k ,also note that in some locations the soil is very stable that #7-8k rod will be used to just cover the top,the ground base will not be plastered,just the top slab will need rod and concrete
