Please gurus in the house, please help me out in this dilemma.

Upon conducting a property search, indications emerged that the property we intend to purchase may be situated in a coal mining area. In response, our solicitors requested Β£48 to conduct a specialized coal mining search, to which we promptly complied. Despite our request for updates, the solicitors have communicated that they will provide information on the search when they are in a position to do so.

On a parallel note, our broker is wants to proceed with the submission of the mortgage application. Their procedural policy entails collecting broker fee post-submission. However, the solicitors have not yet furnished us with the outcome of the coal mining search.

Given this situation, we are now faced with the decision of whether to proceed with the broker to submit the mortgage application. It's crucial to bear in mind that the broker's fee is non-refundable. What course of action would be advisable in light of the pending information from the solicitors?

Thank you, @lexusgs430, for the prompt response. Please enlighten me more. I followed the link you and checked out the property, it still says the same exact thing as the search report. I'll discuss this with my broker in the morning.

Given your property expertise, do you recommend searching for another property, regardless of the coal search outcome?
Also, going through the search report like a storybook, and there's this RADON thing that the solicitor didn't mention. It says, "1-3% of homes here might have higher radon levels." Is this a big deal or just a tiny twist in our home-buying adventure?

There are many options... you don't have to buy the house even if it fits all your criteria.. the risks the mining area comes with .. hmmm

You must NEVER accept the first quotes, you must seek alternatives to compare....... Most brokers also receive a commission and would attempt to sell snow, to polar bears or huskies....... β„οΈπŸ»πŸ˜‚

The only insurance you really need are.....

- Building and content (should not exceed Β£22 pcm)....

- Life insurance ( depending on age and health status), possibly Β£18 each or near enough.....

The only insurance you really need are.....

Adding building and content insurance to your car insurance reduces the premium very well.

hi hi, i think i have asked something around this but will try and twist the question

For a tenancy with break clause, If you have to give landlord at least one month notice, and you have a completion date that fits the one month period before you end tenancy, is it okay to trust the completion date and send in the one month notice as soon as possible?

It might backfire on you...... But you need to give the notice period.....

i understand, but i have to give at least one month notice which works well with the completion date

If i don't give, then that means another month of rent and then mortgage kicking off simultaneously

anyone with experience where completion date wasn't met?

Thank you to everyone that have been sharing valuable information here.

Please, i just want you to guide me on the next line of action. I viewed a property and the owner is happy to accept my offer. I have already gotten a AIP from Natwest. Please, what is the next line of action as the agent asked me to submit our documents.

I know we talked about Mortgage advisor, Solicitor and Surveyor . At what point will each of this people come into the process.

Actually new builds are notorious for delays. We had about three weeks of delay, ranging from timing of NHBC inspection, an item on the roof which has been ordered but wrong size etc.. Had to arrange for an airbnb as our rent has expired and not planning to sign a new contract.

Infact, most builders won't commit to an exact completion date until 3 weeks before the time.

There is a final inspection from NHBC once everything is completed and ready to be moved into. We put our stuffs in storage for the period. It was a stressful period but all in the past now. It's been two months since we moved in and the experience have been good so far, developer (barratts) has really been responsive in rectifying issues (all minors and nothing major).

Please I would like to know if there’s any restrictions with adding an extra bathroom to a purchased home? So, I have been seeing nice and affordable 3 bed and 4bed houses but the wahala is the 1 bath that comes with it πŸ˜…. I was wondering if it is possible to buy this type of house and then have builders fix or create an extra bathroom in such houses? Is this allowed?
