@op you didn’t mention anything relating to Land Use Planning Analysis Report(LUPAR).
Is it not included in your approval process or I’m the one that’s been swindled?

Best thing to do or else you loose house to demolition

How would someone spend 100m above on building and decide to boycott that’s not smart investment at all what you can’t do oversea

Government worker will also collect bribe to neglect such area but when there is big flooding govt remember the area plan the person u bribe is no more

I can’t risk it go true normal procedure soon other state will also be developed and will be checking their plan records

Most of the requirements from the LASBCA inspection are technical and handled by the engineer.

The major ones i remember is a mandatory mat for ground slab (german floor), and the spaces between rings for columns.

Get your papers and start your building after all if the building is on illegal land like government owned land they will not tell you .

Most of the inspections are not even done... Just pay your money and you'll be issued the receipt, so I wonder what the person is actually talking about

To get building approval in Abuja is also a Herculean task except you have connections and can dole out money.

Money answereth all things.

Some important things to be considered are:

* The setback from road should be at least 30 feets.

* The setback from the street should be at least 20 feets.

* The setback from the other plots should be at least 20 feets.

* Construction beyond 1st floor will be supervised by LASBCA officers from the headquarter at each stage.

* We performed a couple of tests including soil test and some i could not remember.

* Some agencies i can remember are LASEMA, TOWN PLANNING, LASEPA, LSMTL.

* Local council also brought some letters.

* During the construction, no any form of disturbance from anyone.

* The estimated cost for the approval for this project was slightly above 3,000,000.

Note! Tax is mandatory!

Was the construction scheduled around the visit of the inspectors or when you get to a certain stage you inform them?

How does it work?

Each time we get to the stage that need inspection we write a letter inviting them. Has to be about 7 days before the time.

The approval is not for the land size o. It is for the construction on it. The construction is on one plot.

Baale, youths, local government, etc are other expenses, and not counted as part of the approval.

You'll not likely see any inspected project among the collapsed buildings.

Most people cut corners and never even go through approval.

FROM THE ASSESSMENT U UPLOADED ABOVE, UR APPLICATION IS A COMMERCIAL ONE...

U ALSO MODULED UP THE ACTIVITIES OF THE LAGOS STATE PHYSICAL PLANNING AND PERMIT AUTHORITY (LASPPPA) AND YHE LAGOS STATE BUILDING CONTROL AGENCY (LASBCA).

FOR FURTHER CLARIFICATION,

for your Building plan approvals: go to LAGOS STATE PHYSICAL PLANNING AND PERMIT AUTHORITY (LASPPPA).

for ur Letter of Authorization to commence construction and subsequently Stage certification after u commence construction: LAGOS STATE BUILDING CONTROL AGENCY (LASBCA).

For Safety Certificates , boards etc: go to the LAGOS STATE SAFETY COMMISSION.

for Material and cube sample testing : go to LAGOS STATE MATERIAL TESTING LABORATORY.

Others are

If building close to any water body: LAGOS STATE MINISTRY OF ENVIRONMENT (DRAINAGE DEPT)

Local Government ( department of environment).; u have to keep ur sites clean.

FEDERAL FIRE SERVICE.

Note : LAGOS STATE PHYSICAL PLANNING AND PERMIT AUTHORITY (LASPPPA) IS ALSO KNOWN INFORMALLY AS THE TOWN PLANNING.

The purpose is to share my little experience and maybe other people who intend to do approval can find it useful.

Nice one op,I just started my own duplex.spent 3m so far,building in my village and handled by my engineer uncle.e no easy ,house matters

I mentioned that some test were done. I can't remember everything. This thread is for more enlightenment purpose and not that i am the expert.

I can't see the foundation beams.
And the soil used for filling doesn't look compacted.

Is it only for roofing? You will pay for the foundation , DpC , Suspended floor and roofing from their different stages .....

It was compacted. The foundation beam uses 16mm, 1200 depth (I don't know much here) but we use 12 each.
